What's up guys! Here is my newest Hawaii house that I bought! It is my next house flipping project and boy is it going to be a big one!
I wasn't able to make any videos of this while in escrow because the home was occupied by the owners and I wanted to be respectful of their privacy. I officially closed and now it is mine so here is the video!
To give you the back story of this Hawaii house is that I bought it for $1,300,000. It is located in Hawaii Kai. EXCELLENT location as it is waterfront.
Because I am a real estate broker, I represented myself in this purchase and got a commission of almost $30,000!
At the time of recording this video, my expected renovation (rehab) budget was $300,000 (lol). As you can see, it is in TERRIBLE shape. This Hawaii house had A LOT of problems that I didn't see when I originally saw the house. As of today, the renovation budget has GONE UP because of some surprises.
I am projecting to sell this at around $2,200,000, maybe less, maybe more. It just depends how the market is 5-6 months from now!
