I'm a 37 year old woman on her 4th house. I've learned a lot and worked with renovation companies to learn even more. If you can afford to do so, knock all the tile out and replace it with porcelain tile. Make sure you're using non-sanded grout. Make sure you're using materials better for wet areas. Less porous materials are the best option for showers. Don't be afraid to do things and if you need help, your dad would love to teach you what he knows.

I agree….. new tiles for sure. They look so much nicer. The tile paint doesn’t look good for long. It goes dull and literally looks like paint on a tile 😂. I’d rather have cheap plain white tiles and funk up the bathroom with decor than painted tiles….. but I also love white tiles lol😂

I really like the tile in the other bathroom. Definitely don’t paint it. If you put a pretty shower curtain, towels, and bath decor it will look completely different. A sofa sleeper would be good in the office and would add an extra bed when needed. Do a little at a time and it will come together soon. Remember you are still a new mom, don’t overdo it.❤

If you don’t plan on staying in TX after Chase graduates, I probably wouldn’t spend the money to do all the things you are talking about. Maybe the top things that you want the most, but skip the bathroom. It’s just a bathroom, it doesn’t need to be fancy and if your DIY goes wrong, it’s going to cost more to fix. Skip painting the fence. The laundry room would be a good investment to update

Maybe they want to update it for comfort and also to increase the home value. That way they can sell it for more money when they want to move somewhere else. Whether that’s in TX or Utah or anywhere else.

Nice House- Get you Dad to help! For the Laundry- you should do Blue cabinets with marble bench top and marble wall tiles. For the Guest Bathroom- you should paint the cabinet blue, do marble tiles on walls and keep the floor tiles. Yeah- paint all the walls white in the entire house and you should do a blue panel wall in Ace's room. Replace the silver faucets to black faucets and do black handles for all cabinets, black door handles as well.

Yup this! Although it also depends on how long they plan to stay. If they plan to be there for 4-5 years that would be a good idea, If they’re only going to stay for maybe 1-2 it doesn’t really matter since he’s going to be a baby for the majority of that time.

Aww Kenn I’m so happy for you!! I’m praying for your little family that all goes well ❤️🫶🏻 For the laundry room, what my mom did when I was younger, when I would give her a piece of art, she would tape it to the wall and in the end, the laundry room was covered in me and my sisters artwork. I think you should do that once Ace gets older and learns to draw (: Love you!! ❤️

Depending on where in Texas you need to be careful on the doggie door. Where I live just east of Dallas we have bobcats coyotes. Hawks and other large birds can carry little dogs off too. Or you could get critters you don’t want coming in.

Hey Kenn, My advice is take into account the ceiling fan and height of the canopy bed. I have a canopy bed! Remember you dont have to do all the projects at once, little bit at a time which means you have more money to play with as time goes by. Love from Australia ❤

i did this to my fence back in south africa paint ur fence white and put your hand print on it for a memory!!! it will be so fun

I think for the fence you should paint it like either a brown colour like the part on top of your deck or maybe like a nice grey, you could use white but it does get dirty and old pretty quick You should also get some like hanging thingys for the fence i think it would be really cute and aestehtic! I would leave the tile neutral and just add personality with a shower curtain, paint, and pictures that way as the kids grow you can change it with time.
