My thought on the second one would be "can you sub-divide it and turn it into two businesses?". Unless there is a market to keep all those machines making money, it might be better to have a smaller footprint and say a coffee or convenience store in the other half, or rent it out at market. I just can't imagine that these small towns need that much laundry!

Just a thought: long ago, 30+ years ago, I lived on Chicago's North side, an upscale young professional's neighborhood. There was an establishment, Josie's Launder Bar. Rows and rows of washing machines, all shiny new, with the driers around two perimeter walls and large windows looking out on the trendy street scene on the other two. On the rear wall to the right was a laundry/dry cleaning drop off-pick up desk. The same woman who was the attendant also took care of the machines and equipment and kept the place spotless. On the left side of the rear wall was a double-door entrance to the bar which was in back. It was a fairly upscale room, but you would be comfortable in a sweater and jeans. The crowd was 21 to forties. A good-sized u-shaped mahogany bar projected into the room, barstools around it. High, small tables around the periphery. Two very large TVs for sporting events. Perhaps a few ferns. A short-order kitchen behind the bar serving burgers, fries, wings, salads, etc. Josie was there virtually every time I went there. Tall, slender, well-groomed and noticeably attractive. I was there always on a weekday evening and there was no shortage of customers, all young, upscale, and good looking. Never so crowded that you felt uncomfortable, but the opposite sex table was always set ifyouknowwhatImeanandIthinkyoudo. As businesses go, it looked to me like a license to print money. For the second store shown, you may want to look at the price to demo the building and build new, vs renovation of the existing structure. Quite a few times I have seen people come to us to do the demo surveys for materials and someone come in for the demo of the building. Then built a new building to suit their needs for less of a cost.

My friend has realised the cash cow in laundromats after buying his first one - we are looking at yet another location & have I have examined the books of a new site. The Washing Machines are an exact match of what he currently use with a storeroom of BRAND NEW SPARES that fit machines at both sites. All up to my friend to negotiate a purchase price with many people willing to sell cheaply but a few are deluded enough to believe they have a gold mine. Most important you need to know the apartments are NOT Free Leasehold. This new site has 4 x apartments to lease above the building.

Highly enjoyed this. I own a business, which doesn’t make me a bunch of money. I am ready to expand but with the gosh darn pandemic it’s made it impossible for me to expand. Thankfully, it’s a side hustle and a no-loss business, so it’s impossible to loose money, but I hate the fact that I can’t expand. on the 2nd location/unit , witch looks to be downtown , remove everything inside , repair the floor. then lease it , wait till you recoupe your money and then do your venture . lesson learned here from both properties is that you bought 2 money pits. theres money and potential but you need to play the long game.

My dream was to open a laundry/Internet cafe. (This was back before smartphones were a thing). A place with vending machines, jukebox, and maybe even a pool table, or two. Anyways, best of luck to you on your dream laundry mat.

If/When you get these two new laundromats up and running between your car washes and laundromats the banks will come to you if they need quarters.

My family company is going to diversify to be better entrenched in the economy. Inspired by you we are going to buy or set up 2 to 4 Laundromats and two car washes to start with. We are selling an asset that is very viable, when we can have it open.

from what i understand, first unit has a rental on top , which is making him money , except the bottom is a money pit . i would clean the bottom floor , remove all washers and dryers ,shut off all bad electrical , have a electrican run new electrical to 2nd floor for safety if needed and make first floor storage.

I love this. I love distressed properties. Residential can be mostly elbow grease and some cash flow. I'm sure laundromats are a different beast.

I cant believe the state all three of those laundries are in--what the heck? is it normal in the laundry industry to just squeeze a place for money and never put anything into repairs until it is completely run into the ground? These places look like abandoned crack houses--exposed roofs, torn up floors, washer/dryer machines turned over, gathering dust, and with exposed wires. Just simply disgraceful. I feel for you--you would think that when someone sells you something they would have some pride in what they're selling!! I hope you were told specifically about the condition of these places during the sale negotiations and that you knew going into it that you were buying "as is" and that you were going to have to spend majorly in renovations in all the locations.

My friend bought a laundromat and they been renovating it for 2years now. When they first cleaned it they were cleaning the lint traps and was so thick in lint that they were surprised that it didn't burn down from all the lint in trap

Reduced price for sectored hair salon for newby grads of hair, with vending machines and double stack with combo units washer dryer, laundry services, tiny alterations kiosk unit with drop off locked box for item needing alteration with payment & instructions whats needed inside and sent via email. When its ready for pick up, return email sent. BTW a sweepstakes giveaway 1x yr for a washer dryer unit to one of the laundromat operations, maybe.

I find Chillicothe very interesting, I arrived in this city last night driving truck, would have loved to use your laundromat but cannot drive the big rig to Trippie's to use your new equipment. I am OTR driver, and Pilot or Flying J may have laundry facilities there. but they are filthy.

The first location, clean it up so you can see what you've got and stop tripping over all that trash. That is a liability waiting to happen. Buy an old truck or trailer specifically for hauling your own trash. Hire a few high school kids hourly to load that trash in a truck and help take to the dump. Get an electrician in there and resolve the power issue, at least start with a new breaker panel. The rest can be dealt with later. Laundromat or not, that electrical problem has to be resolved. The second location, go to city council, get a special provision/permit/exemption if you have to. The people who call you every month could also attend city council meetings to stress the importance of having a laundry in town. Use your newspaper for a rallying cry to get people motivated to get involved with the city council on your behalf. Point is, Either work it or let it go. It has been sitting empty for how many years now? That is an unrecoverable loss. Bring in 4-6 working machines from your warehouse and start bringing people in the door and start generating revenue. Start there. People would be grateful for anything you provide, even if it is cold water only. This is not only a business but a service to the community. Open the doors and improve over time. Your original youtube laundry, you worked really hard, one machine at a time getting them fixed and keeping them running. Forget the grand scheme of new machines and the arcade for now. Plan that for the future. DeAngelo is laundrymat savvy and gives good advice. Remember that you cannot catch fish unless your line is in the water. Just my 2 cents...

The permits for the second place is going to be nasty. I hate to say it, but a knock down rebuild might be better but then you have the extra cost of a whole new building. Still, with the people in in, you could finance it to put apartments on top and make a captive audience. Put a convenience store next door as a feeder. The firt store scared me. I just want to knock that building down just due to the state of the thing. It looks nasty.
