Invest in JB property Non-resident individuals: Non-resident individuals who earn rental income in Malaysia are subject to a flat tax rate of 30% on the gross rental income earned. Does that mean that the investor of these units will have to pay tax to Malaysia govt at that rate ? Rental income is valued on a net basis, which means that the net rental income can be reduced with certain deductible expenses. So, what are these deductible expenses for rental income? They are: * Assessment tax * Quit rent * Interest on home loan * Fire insurance premium * Expenses incurred on rent collection * Expenses incurred on rent renewal * Expenses on repairs and property maintenance
good collaboration! 👍 I visited Country Garden Danga Bay too, out of curiosity, about 3 or 4 months ago. Overall it's a decent place, but if you compare with a typical condominium project of similar age in Singapore, the difference in the appearance/ambience is quite noticeable to me. My personal opinion on JB properties: treat it like a 'toy', i.e. don't expect to achieve capital gains or returns from it. It's just like buying a country club membership or luxury car. Whatever you can offload it for in the future, treat it like a bonus.

Hi , I hv been watching both your channels . In my opinion , RnF Princess cove n country gdn Danga Bay , they r v typical sporean choices , based on limited understanding . Try Puteri harbour .. price , proximity to spore , gd mgmt .. etc .. compare
I also visited a few of the places he mentioned... I bought a 2br unit with partial seaview high floor for slightly over 400k. I didn't buy r&f cos I don't like the pollution and noise from the causeway. Even with RTS, people will still drive in to drive to play golf, eat, etc. Lorries too to deliver goods. Maintenance quite bad. Same like the tritower, etc. Tritower is worst - opposite the lorries customs and mosque. DB is better air quality. A lot of development coming in around there. Quality is decent. Pool and gardens are well maintained. Security quite tight. Not far from CIQ especially with the new ART bus line, 4 stops. Got aeon supermarket downstairs.
@JOSHTANLIVE If it's on DB or any property in JB, always remember if you intend to dispose it in the future, have in mind what the LOCALS willing to buy at their quantum. As for me, buy the LOWEST possible quantum available that one (family) can retire in or rent. That provides the highest yield and can still serve as a decent HOME. DB fits the criteria very well, large home, FH, not too far from CIQ, affordable quantum, full facilities as condo, semi-resort environment good for stay and stay cation, very rentable as the coverage profile for rent is great. $150k sgd is only 1/8 the cost of a condo in SG. Imagine 1.5mil condo in SG and 150k FH condo in JB. The math is simple and no brainer.
Danga Bay is Country Garden different from Forest City, but same China developer. RTS sites different locations. R & F nearest to Singapore causeway but psf is higher
This is my understanding. China developer selling 1 property in China and free this property here. Somehow these free property no longer valid,so developer start to sell cheaper then usual. I maybe wrong....
Singaporean never learnt a lesson. Few months ago, the M$ was at its lowest . Just when many Singaland now trending to buy JB Properties in view of RTS. The M$ is now so much higher. The risks of exchange loss is now higher. Good luck to those who are greedy
You want to ask about Danga Bay, you can ask me, I bought a full seaview unit. Totally no regrets! You won't be able to get something with this kind of view for even sgd1 million in Singapore! When buying Malaysian condo, make sure you buy for personal enjoyment. The guy you interviewed is not saying the right thing about the internal of the unit being empty, the developer gives kitchen cabinets, aircon in living and all bedrooms, refrigerator, washing machine, cooker and hob. On the issue of whether Singaporeans buy this project, there are plenty! I know a Singaporean who has 2 units in this project and the owner just below my unit is also a Singaporean.

ask your friend to do video on tenure of land in jb which have direct or indirect implications on singaporean, eg., if one pass down jb property to their children, did their children eligible for hdb new flat like BTO?
Jai Hind. Nowadays. most Malaysians can easily spot a birdman from the crowd. They shudder at the thoughts that the birdmen will move into their property market. After all housings are for living and not for frying.
That is gross rental. You need to deduct maintenance costs, vacant period, taxes and agency fee. And the rent of 2500 is what you said. I don't think is so high
How you know sporeans can still stay there in 5 or 10 years time, new law will restrict and higher taxes for foreigners will make it difficult. Mahathir think alike will resurface soon when their economy improve
