Hi there! I luckily had no trouble finding a tenant for downstairs and closing costs were right at 3%, so not too bad, especially considering I used down payment assistance. I just posted a video analyzing two house hack properties, hopefully it's useful. Thanks for watching :)
Great video! It also helps a ton to work with a competent real estate agent (we have tools wayyy better than Zillow and running comps are much more accurate).
This may be a weird question? But let's say if you rent one side and you live on the other, would the renters be paying for the entire property or most of it, or half and half?

Hey Lily! Thank you for the great breakdown on your experience but I’m a little confused if the lender had already approved your loan why would they try to find a way to make you pay 20% more down payment

I found an off market house that's kind of like a duplex its like 1 large house and a smaller house connected together by a garage I went to look and it needs a little bit of rehab but its still a good deal. But I have no credit I barely got a credit card what should i do? its 2 good of a deal to walk away from
Hi John! I recommend you find a local lender (small, local banks are often more helpful than the big name brands) and see what price house you can qualify for based on your credit. Either that, or find an investing partner who may be able to use their credit to qualify. Thanks for watching :)

I'm pretty stupid. Looking for my first property at 22. After the year is up you can move out. Can you take another mortgage for another house hack after that?
@@T.hatsAri in that case, your best bet is to get pre-qualified for an owner occupied loan (depends on your credit score, income, etc). i recommend you call local lenders and credit unions and they can give you specifics. be sure to ask them about down payment assistance options. then you can find a realtor to help you find a property from there. watch the other house hacking videos on my channel for more info

Great question! So I had a due diligence period of 10 days where I did my home inspection and termite inspection. I was free to back out at any point in that 10 days. Then I also had a financing contingency that said if for some reason my financing fell through, I could get my earnest money back. Not all sellers will go for that financing contingency, but if you work with a good agent they might be able to get it for you.

@@dhandho6465 I thought about that during my process as well. From what my lender told me, you can't put an owner-occupied loan like the FHA in an LLC's name. So if you want that 3.5% down, it can't be in an LLC. That might be specific to my state though, but a quick call to a lender in your area and they'll be able to tell you.
Have you considered co-signing with a sibling, cousin, friend? If you're against co-signing, have you considered any of the side-hustles in my "real estate side hustles" series to get the extra income you need? If your credit is an issue, have you implemented the credit improvement strategies I share? If bank loans are an issue, have you gone to smaller, local credit unions like I suggest to get friendlier, less strict terms? Have you done anything to to find solutions, or should we just talk about the obstacles while nothing changes? Up to you.
