I do home renovations for a living and this is always my favorite part of a renovation. When paint starts going on the sheetrock , trim goes in, doors get hung, dust disappears, it's a fun time because all the dusty work gets done and the final product, and your vision takes shape. You are going to have a pimpin crib John, congratulation bud, you earned it.

Putting in the dryer vent now was absolutely the way to go. Better to have it and not need it than need it and be pissed you have to tear the wall apart to install one.

Good call on the dryer vent. The new dryer's work like crap! Take much longer and I don't care how efficient they are when you have to wait for your clothes.

@@craigjohnson3603 any air that is vented has to be replaced by air from outside. If it’s winter or summer you’ll need to heat or cool that outside air. It’ll be 150 CFM+ of additional heating or cooling load for your house. Just have to take that into consideration.

Everyone in the real middle of American NEEDS a dryer vent. The air outside is 95% humid already and our HVAC is fighting that more then the heat itself... It would have been STUPID to skip the vent.... John has a way of getting stupid... His water filter for instance... He likes to think hes smarter then decades of experience.. And tech guys always think a better way is waiting to be discovered. I am an idiot like john LOL... Need saved from myself sometimes LOL

Access panels for plumbing and electrical is the way to go. I grew up in a house built in the 1930’s. It had access panels and they were used.

Put in a catch pan under the washer. You can runthe drain line into the basement sump.

Look at it this way, if you don't get the house completely done in time, you can live in the garage for a few days. Considering how much work you did on it, it's practically another house as it is... maybe one without a kitchen and bathroom, but you have fast food and a large back yard.

Put some backing between the studs for towel bars. Kids, and sometimes wives, are way too rough on bars that are just attached to the drywall.

There’s textured and there’s textured. Completely smooth ceilings, I.e. wall quality, are uncommon as it requires considerable extra filling and sanding. In WA state they spraytex everything wasps, ceilings, closets.

Can I make a suggestion, if you haven't thought of it already. The shower in the master bedroom, I would insulate the wall between the bedroom/bathroom especially if your water valves/pipes are going to be against that wall. Wish we did when we built our new shower which is against our living room wall - the noise of the water at start and running is irritating to say the least. My master bedroom wall also is next to the main bathroom - we put sound insulation in between that wall - what a difference! You could almost hear everything that was going on in there, many disturbances thru the night from the night owls.

JR, I did the exact same thing when I remodeled the house. Access panels were put in the ceiling as well as the walls in order to ensure that plumbing was accessible.

When we bought this house we had to be out of the old long term rental in like a week. The landlord took us to court and we told the judge we were closing on a house and needed more time. He asked to see the papers and said we were being reasonable and gave us 20 more days. He also congratulated me for having everything figured out and buying our own house. I think we were the only ones who had a plan and a place ready to go. Everyone else was playing the you can't just kick us out game and got 3 days to get out. It was a thrash but everyone worked with us and still happily here 12 years later and mortgage is going backwards. It was 200 a month cheaper for about twice the house and much nicer.

Lot of people play the "that's not enough notice" game cause they had a cousin or something from a different jurisdiction that it worked for. But most judges are still willing to be reasonable if you are. Something like "it would cost 7k more to afford the homeless gap, when I could have just been told on the 1st I'd have to be out by next month" plays a lot better than "I know my rights you can't just kick me out". The house closing was probably just icing on the cake for the judge since it gave a nice easy date that he say "well then everything should resolve itself by this time and if it doesn't you know what you're getting into ahead of time at least"

Heater sitting directly on the basement floor with known water issues from the past ! Dryer vent going up the wall and across the ceiling !!! They are meant to run 6’ not a long run … inline booster fan should help that out . Navian is the best in the market make sure you run two pipe for the exhaust and combustion air don’t hack it up … your return in the living room is undersized and should be increased !

The dryer plug should be 4 feet off the floor in case the washer leaks I had a house fire due to a short in the dryer plug caused by a washer leak

Ok I finally gave in and googled Sheetrock and plasterboard because you say it so much and here in the uk we say plasterboard. This led me to the invention of plasterboard in 1888 by the American Augustine sackett . So thanks John Ross for sending me down this rabbit hole and thanks America for another invention.

9:05 JR, why don’t you do a decorative treatment; a highlight wall? You can integrate the design into the access panel. Maybe shiplap, or wainscoting? It will also help dampen the sound of the plumbing, etc, cooking from the bathroom.

I don’t see any new windows? I thought you might put in new triple pain high energy efficient. They do make a big difference in sound and warmth. Should have put a dryer trap to catch lint and keep the pipe clean. Need solid core doors that keep room more quiet. Missed doing a hanging toilet to make cleaning floor easy. I can’t wait to see your game/theater room down in the basement. House is looking great. Next you’ll have to build your outside entertainment area. Kitchen with BBQ & pizza oven. The. Pool with hot tub. Got to be over the top being the Hugh Hefner house.

My folks moved to FL and my mom didn't like the white cabinets , which were beautiful ... so $25-30K (?) later, maybe more, she has big beautiful mahogany cabinets, plus matching floors. Luckily their old house sold pretty well. So i'm guessing those cabinets were more...painful, but more added value.

It's funny you mention no lights. my mom's house was built in the 70s and it didn't have lights in any of the bedrooms, ironically it had light switches that were to switched outlets. so you can plug in a lamp. I have no idea what they were thinking

I was just about to pound on the keyboard about the wait on the cabinets when you'd said they're on their way.... A week to get all that done is a lot I'd think any other folks will be getting in the way. Usually when your cabinets are a few days out that roughly translates to 3-4 weeks away - unless they're stacked in the garage I wouldn't schedule a moving truck ;-)

Every time I see how much you've done, I remember what an appraiser told me after I remodeled our first house. Don't over build... Build for the age of the house and the area. Don't get me wrong, a lot of the things you have done are really nice improvements and they are inside the house, so people that drive by won't notice most of the work that you did, but do you think you will be able to recoup all of the money you spent, if you decide to sell it someday ? Regardless, it will probably be your dream home for however long you do live there. It's still hard to believe how terrible the house was inside when you bought it.

The over capitalisation equation is not straight forward. He is doing a lot of the work himself / with mates, and only outsourcing specific trades that will improve the end result. He is also getting income from the progress videos, so it is generating some revenue. I don't doubt he is working very hard - but he is also not likely investing as much capital into the build as most less handy owners would have to.

It's a different metric for RU-vidrs generally - everything they do is content, the cooler and bigger something is, the more money it makes. I doubt he'd be making the same choices if RU-vid wasn't part of the equation.

@@just4giggles-ex5nelint gets by the dryer trap all the time, and you need to clean the vent regularly to prevent fires. The dryers’ vent fan is not able to push lint up and out a long articulated pipe! Ask your local fireman!

@@wadetyler5056 Disagree, I've had the same dryer and vent pipe for 27 years, approx. 15-foot run with 4/ 90-degree elbows with no problems. You must keep the dryer lint trap cleaned out every time you use it. They make an inline lint trap for the people not cleaning the dryer lint trap.

I think carpet is a mistake. Yes it reduces echoes, but it traps dirt and bugs and has to be vacuumed all the time if you want it to last. I'd go with wood flooring in that room, and rectified tile for the rest.

As a musician and studio owner: don’t put carpet in your living room! It’s gross… the reverberation is a function of so called standing waves (sound bouncing between parallel walls). You now have a perfect scenario for those. In 3 planes sound is bouncing between smooth surfaces. Once you put in some furniture and lights and one or to people a lot of it will go away! Put in a hardwood floor. If the sound is still too “bouncy” put in some rugs, mount some pictures. Anything that make the walls less smooth will break the standing waves. If that’s not enough hang some curtains or if you need more dampening hang sone acoustic panels on the wall. They make nice looking ones these days. I get mine at Hofa acoustic in Germany. They work fantastic and are filled with sheep’s wool so purify the air in the room as well. I’m sure you could make some yourself and instead of solid colored fronts you could have pictures printed on it if your into that.

I have a hard time visualizing the space as you randomly go room to room. If you're willing to share, would be cool to see a picture of the floor plan before / after.
