You are correct. The waterpark is not included when staying at the Del Mar or Beach. But 1:17 minutes into the video it is clearly stated that it is not included and that access to the waterpark can be purchased for $25 per person per day.

The beach was beautiful. There was some seaweed, but the hotel did a great job of keeping it clean of seaweed. We don’t recall any in the water. But, it does vary from day to day and season to season.
My recollection is the water was on the cooler side, especially the lazy river. Felt refreshing when it was hot out. I don’t think any of the pools were heated.
Yes. It was free to play on the tennis courts and free to use their tennis rackets. The pickleball courts were also free, but at the time they did charge for the pickleball rackets, as they were new.
