Thank you for this interview, Harlan. Isn't it fair to assume that new refinances need cash-in? Where would that additional capital make the refinance palatable since most of these troubled large-balance CRE loans originated through syndicated investor capital? Indeed, these investors have had their capital evaporate and, I imagine, would be reluctant to add more good money after bad. Thank you
