Spec builders such as DR Horton and Lennar should really do a better job with their flooring choices which I find are dated. Tile flooring is not the easiest to replace and people really want it right from the get go. I know they are looking at it from a cost savings standpoint but i think if they invested more in their flooring they could charge a bit more and make up the rest in increased sales. Unappealing tile flooring would be enough for me to look elsewhere because who needs the mess and cost of replacing it.

We currently live in Pensacola and are looking to move possibly closer to Sarasota area probably this upcoming late Spring or Summer. I've watched numerous videos of yours regarding the new construction home areas. They all look great. We are wanting areas that have great amenities. Our major concerns are the HOA's and if any of these areas allow a fence in the backyard, style doesn't matter, for our two labs. Any information you could provide would be appreciated. You do awesome, very thorough and informative videos. Thanks!
Hey thanks so much for the kind words. I love Pensacola...lived in Gulf breeze for about five years. Yeah completely understand your scenario. Many of these master plan neighborhoods have gone to maintenance included which severely limited fencing. The biggest thing to look at is maintenance-limited fencing and then also bodies of water.... typically will at the bare minimum limit fencing to 4 foot height and many times require it to be see-through vs vinyl or tall wood fencing. If the 4 foot fence works for your pets, that'll definitely open up options for you. Either way, all of these master plan areas have more mature neighborhoods that have looser restrictions very close by. You could do this in Lakewood Ranch, Central Sarasota, and Venice.
