Is Lease Options Rent to Rent? Also I think you do need to do get a HMO license with more than 3 people, I looked at it quite recently somewhere (Gov website perhaps) and it was m something I read, I’m very sure.

Lease options and rent-to-rent are different strategies. Lease options give you the right to buy a property at a future date, while rent-to-rent involves renting a property and then subletting it, usually for a profit. Regarding HMOs, you're correct. In many areas, if you rent to more than three people who form more than one household, you'll need an HMO license. It's always a good idea to check the specific regulations on the government website or with your local council, as requirements can vary.

Why would landlord agree to plo if they can rent the property themselves and what is in it for them and how can they trust you with their property?

Great Question Becky! If the landlord signs a PLO they could be relieved from paying maintenance costs, also when signing a PLO, the homeowner is guaranteed an agreed rent every month regardless of what happens in the property market. You can build their trust by showing them your previous work, making sure you have a built-in contract in place to show your legitimate

A good letting agent would do exactly the same hence no need to get an option ........so a purchase agreement is not a great thing for a landlord unless we are missing some kind of magic ? @@SimonZutshiOfficial
