Because they do the work showing it, doing the paperwork, pay for advertising, schedule the closing, etc. Even with the internet, Most people go to realtors to buy.
@user-li5br8in6z I've bought 3 homes never used a realtor used and appraiser and escrow only. No need for realtor when everything is online and pretty much free.
Ummm if a buyer brings the money the seller has the house. With the cash the buyer brought in, everything gets paid seller keeps the difference. Who was really paying everyone...
Most realtors don't think anything will change, business as usual. I don't think they get, many buyers don't have the money, I think buy AND listing brokers commission will be on the chopping block. I see this as a massive change. I anticipate getting tons of phone calls asking what a seller will pay. Seems like you can't answer because it's not in your sellers best interest.
The most expensive is closing cost and that should had been into settlement because the bank takes a lot of money for closing and keeps it in case they keep 30 to 40 K saying that they have to take first month of tax or this or that but at the end still you pay send amount of monthly mortgage that has to change and rremaining year of tax and they keep your money the loan officers and underwriters are the one sealing
