I came to your channel from Brian's Farming Videos. This work, that you do, reminds me of my days as a HVAC service tech where I was involved with many remodels as well, during slow times of service activity. "As a suggestion only" ... I would highly recommend changing out the attic furnace and place it in a main level closet or something (even the garage in a heated closet for it, then tie it back into existing duct work in the attic (insulated to minimum R-8) and switch it out to a high efficiency type that is 90% (consider "multi stage" heating as well) or better (variable speed blower is also recommended as they are "very" efficient and quiet as well)( also recommend going with a 4" pleated filter as they last longer and can clean the air to a higher degree (not over merv 7 tho in my opinion only). Local utilities may even offer incentives to do just that. Then go with high efficiency AC (and do consider heat pump/AC) as well, there maybe incentives for that, combined with high efficiency heat may very well get you discounts from the installing company as well. Everybody is interested in "saving money" and yes this will add to the overall cost but, it will increase it's saleability considerably. One last thing to consider is that many local electrical utilities may offer "off peak" discounted electrical rates that can be taken advantage of by having the HVAC installer adding a electrical heating coil inside the duct work on top of the AC/heat pump coil that can be utilized for heat during "off peak" times (at significant savings), it is hooked so the utility can shut that off when thier demand is high, then your furnace takes over and provides your heat from usually either Natural gas or Propane (might work with fuel oil as well). These options will add to the hardware costs obviously, but, the long term savings could be significant for the home owner and payoff the hardware costs sooner than expected ... do the numbers (utilities and HVAC contractors should be able to help determine the overall numbers and provide rebate numbers (for high efficiency only) as well). Might want to talk to Brian about better mic options as you both were barely able to be heard, in segments of your video's. Best of luck with your project and more to come.

Thank you for all the recommendations. Definitely something to keep in mind in future flips. My current camera doesn’t accept an external mic but I will keep in mind to try to adjust the volume accordingly when editing.

I think it was around $2500. Me and a couple of friends poured it so that’s just material cost.
