Does tick many boxes like you say, won me over with the 2 cinema rooms 😊. The interior is mostly very impressive and clearly a lot of money has been spent here (on the bathrooms and flooring, etc). Some rooms do appear a little dated still and a little pokey but this does allow you to put your own stamp on things. As others have said, that is no Helipad 🤣 and it is a bit odd, that whole area is across the road but Im sure it all makes sense once you are there. I think I am mostly put off though by the exterior brick (which is harder to overcome) I prefer the neighbours. BTW, it took me a while to realise we had moved into the kitchen, I was distracted momentarily 😉

Just don’t get the layout of the land you have the main house to the left up a private driveway and then you have to go across the road to the helipad guest house and tennis court. It looks like two further properties split the land so it’s not as private as I would want, that bit of rock you call a helipad is in the middle of a pond so where would you put the helicopter when not in use. You also wouldn’t be able to start the helicopter until you were onboard unless you want to get soaked from the spray, the house is nice but the layout will put a lot of people off buying.

None of it makes sense. I suspect the owners had all the land at one point and sold off bits of land to developers. That's why you can see the Huf Haus at 0:11 (advertised for £1.6m on Rightmove) and the house behind it. It's the only explanation as to why you have to leave your house, cross the shared driveway and then enter land that's nowhere near the house. The whole property and grounds are a mess. Whoever is buying this will pay for the land and its proximity to Lytham. Guaranteed that if this is bought by someone with more money than sense that they'll simply demolish the house and start again. Then they'll sell the land with the detached cabin/helipad and tennis courts to a developer because there's little point having it. The grounds will sell for no more than £2m. The new owners will demolish the house and build a new one for £2m ish. Then they'll recoup 0.5m plus by selling the tennis courts and cabin to a developer who'll probably stick 3 to 4 houses on there.

Most people who have helipads don't own helicopters but they do get picked up and dropped off by them regularly enough to have one.

Very cold and clinical feeling on entering. Best room is the kitchen and cinema room but everything else no home vibe at all reminds me of a business unit inside an industrial estate. Poorly executed video all leads to this and that but no actual footage of rooms.

This property screams late 90's and not in a good way. It looks cheap and it's been extended and extended so it's completely disjointed. Windows at the back are different to the front which is unacceptable for a £3.5m property. The gardens are overgrown, there are weeds/moss on the tennis court, weeds on the flags and weeds/moss on the helipad. The whole grounds need desperately landscaping and jet washing. It's completely unacceptable how this house presents especially at £3.5m. It's souless inside. The kitchen is horrific, circa 2010 where every contemporary design scheme was black and shiny. The bedroom at 4:35 looks like it was decorated in the mid 1990's. The master bedroom suite is much nicer but it's obvious that they've ran out of money and have concentrated on certain areas. This compares very poorly to the 2 properties you're currently advertising in Wrea Green. This property will never sell for £3.5m. It won't even sell at £2m. You're paying for the land and its proximity to Lytham. Guaranteed that if this is bought by someone with more money than sense that they'll simply demolish the house and start again.

I say convert it into a gazebo ...and upgrade the vegetation. You could land the helicopter on the lawn or tennis court for that matter.

To be honest I’ve viewed better for the money, AEG appliances🙄…. Should be Millie!…. The extractor… oh dear!!🙄 Rooms are quite small, I have 6 cars, so would need extra garage space, nice to have a helipad tho, if you can call it that🤔….must be into flying model aircraft I guess!🤔😂 To be honest it’s not worth that as would need to do a lot to it…. For me anyway.

It’s as though the property can’t decide what it wants to be. 🤷🏻‍♀️ Whether due to budget constraints or inexperience, the interior design needs a helping hand.
