This house doesn't look or feel like a home. It looks and feel like a commercial property. Instead of having oversized rooms they could have made the house smaller and made the outside space greener and welcoming.

Honestly, we do not take advantage of light, our scale is out of proportion too... it's not conducive for habitation but rather to say "look at the size of my house". I'm designing my parents house in West Africa, they are not building it was designed, but it's a but different from what is there. When it comes to doing my own, I'll have something beautiful with attention to detail

For those lamenting about the price of the house, I think the price of the land plays a huge factor due to it being scarce in Lagos. Those houses you see in SA are mostly in the suburbs where there is a lot of land for landscaping. Love the contemporary nature of the house. The size of those bedrooms are crazy. Nigeria just needs to work on their surroundings. As a Cameroonian living in the US, my respect to my Naija pipo..💪🏾💪🏾💪🏾💪🏾

You are lying South African Surbubs are integrated into the city centre Sandton is house South Africa biggest companies and Johannesburg Stock Exchange so the surbubs are not your typical surbubs, you can do business, work their, they universities, shopping centers a walk away from you, all the amenities you need from gym, restuarant, entertainment centers so what does this place offer for that price?

Actually South Africa cities are cheaper due to mass migration by migrants so everybody who arrives in South Africa stay in the city centre due to that South Africans started to turn they surbubs into they own independent cities, where you can do everything around you.

@@kabelomatji8211 please stop confusing yourself, you cant integrate suburb with a city, even if you built a fast train lines that link it, a suburb is still a suburb when a city is 100 or 150km away from a suburb how do you integrate both? South Africa land size is 1.22 million km² with Population of 58million and Nigeria with a land size of 923,768 km² Population 240 million, so why is difficult for some of you to understand that the major factor in property is the location and the land, the location of this house, you can't get a land of half a million dollar there

This house should be up on a mountain near the sea. I walk out on to my balcony and see nothing but buildings.....no way! Right house, wrong place. An international oil company should just use it as an office. There is enough space for meetings and office parties.

No land in Lagos hence the price. In another part of Nigeria, it will be cheaper and with lots of land space. You are paying for the land more than the building. I will rather spend that money in my village and build a big house with a lot of land space in my opinion.

I hear ppl talk about land being expensive in Lagos as the reason for the house being so expensive. For me, this house is ridiculously expensive cos of poor configuration of living spaces (e.g. door by the fridge, closed up kitchen, unusable big rooms etc) , small windows and poor workmanship (e.g. visible air cons). It’s a 👎

@@chibaychibay9953 I live in America. The architecture here has some questionable elements but I can tell you for fact that Detroit has no square footage like this that won't be 7 figures. That's what I'm referring to. Everyone doesn't want a house in the suburbs but price is dictated by location and amenities period. There are plenty of overpriced homes in the US too and there is always someone waiting to buy. Value is subjective. If it cost too much then find something that fits your budget and likes. That being said you will not find a house of this size for $350k in the US. That's a fact.

Huge house but lacks character/planning. Lets not talk about the view with unfinished houses. Plus what's with the nightclub lighting??? (saw some flicking lights too lol-does that come with the price?) We just like to build big, build fast, throw money and not plan - makes us feel like "Oga with plenty moni" (spelling intended). Definitely a pass for me. Other than that love your content Tayo😊

Yep, I also think the house lacks character. I think architects should be a little more creative and inspired than just boxy designs all the time. They need to use the space to create intentional areas promoting socialising and relaxation. I roof garden terrace would have also been great. Using outside space for living is a neglected opportunity in many Nigerian houses. Cooking areas and gardens enhance the experience, even built in cubby seating areas throughout. I expected at least a home cinema in this house also.

SA seems more reasonably priced. Value for money (VFM) simply doesn't exist in Nigeria. Profit margins are simply excessive.

I think what I liked most about this video is Tayo being in a happy space again,the glass panels that brings in some.natural light are my favorite part of the house.However besides land being so expensive as explained my biggest issue is not the land but the designing and finishing in this house for 2m usd dollars I want top of the range everything and you can utilize a small space if you have better design this really seems to be poorly designed, creativity is truly lacking if im gonna spend that money I want the best .otherwise good job Tayo your videos are always world class

I'm always critiquing the none availability of greenery in these Lagos houses, but, I do think this is one of the best use of 800sqm lot in Ikoyi I've seen in a while, 800sqm isn't much at all, but the room sizes are epic. Tank God it has many unlabeled rooms cause a mansion isn't ever complete without a gym and a cinema. Personally, i'd had paid a little more and made it 1,200sqm to give room for some greenery though.

That house is beautiful with modern finishing the spaces are large the kitchen is wonderful very spacies. I just love the whole house i come from Kenya but haven't seen search a magnificent house like this one kudos to the real estate developer. The finishing is properly done i just love the house.

Tayo I'm a big fan and by now i feel like i know when you ain't feeling something.. Lets just be honest that house is over priced, No compound, The sun can't even get to the swimming pool, One balcony, Small Toilets and to make it worse the kitchen is too big for nothing, If i was that guy i would build luxurious apartments and sell them per floor it would have still cost the same amount n returned some good money.. For 1 billion naira nah... As for you good job man, Mad love

Building so stunning. The real estate market in Nigeria very competitive especially in Lagos. I think the high cost of building in Lagos and compared to other countries is due to scarcity of lands especially in commercial areas. This house may cost lower in Ghana and even SA.

Tayo, next time tell your audience the price of lands in the locations so people can understand why houses are expensive in some parts of Lagos. Note, a plot of land(600sq/m) is worth more than $1million in this location. It’s one of the most expensive neighborhoods in Nigeria. The house is not worth $2 mill but with the land it’s worth it

The size of this land is 800 sq/m which should be around $1-1.5 millions in this part of Lagos. You can google the cost of land in Ikoyi, Lagos and covert it to usd and you will start to get a pic.

@@marcelohendrix6139. They always go up. Nigeria and Africa as whole is still developing so houses always appreciate. Even 2008 recession didn’t affect real estate in Nigeria. Location sells houses that’s why this specific one is expensive. There are lots of houses that are from 50k-300k range in different locations

That’s why I advise people to buy a cheap land in a gated community and build their own house with lots of space for landscaping

@@Fluuuv but, they should know that details are important esp. in a $2 million home. tbh, this window trim/door color and trim is a glaring issue. besides the led lights, i could look at anything else. i don't understand how any nigerian with this much money would pay for some of these homes. if you've got this much money, i have to believe you've traveled throughout the us, canada or the eu and the world, and can compare. developers/designers there seem to barely try. i don't understand why nigerians don't seem to be demanding better.

Nice property and great video. For those of you who do not know -The average price of land for sale in Ikoyi, Lagos is ₦560,000 per square meter. The most expensive land costs ₦339,000,000 per square meter while the cheapest costs ₦300,000 per square meter. Those of you saying the property is overpriced, it's not. That is an exclusive place in Lagos Nigeria. Land is an exclusive commodity in Lagos just like New York City. The different between Johannesburg with Lagos, Johannesburg SA is space out with lots of lands but Lagos like New York is a megacity but with limited land, surrounded by the ocean. Johannesburg has no Sea or Ocean. So, it's a 2 different city in terms of topography or landscaping. I've lived in these three different cities Lagos Johannesburg and New York City. New York City is more like Lagos with comparable topography. Everybody living on top of each other but Johannesburg is more spaced out and enjoy lots of spacious land unlike Lagos or New York

I disagree. It’s very overpriced. It doesn’t have as much to do with the topography as to people taking advantage of the situation unreasonably. But as long as they keep getting buyers, I guess it’s going to keep. How can land in Eko Atlantic be more expensive than Dubai when there’s nothing to prove that it’s going to be anywhere close. If we didn’t have so much corruption, do you think these prices would have existed in the first place?

How do you charge $2 million for a house on the highway behind an office building and it looks dirty all around the house? 🤫 The construction noise from the surrounding structures is temporary, but the traffic noise is permanent. The story of Nigerian houses (and architecture in general): Huge but utterly uninspiring, unimaginative, cheap finishing (look at closets, marble floor and windows), tacky vanity features (nightclub lights everywhere!), no thoughtfulness (just look at this repulsive concrete box)... It reflects the country’s philosophy and Geist. “Giant of Africa!” Even with Pricy land prices, a thoughtful architect and designer could have come up with much better.

$2 million USD, you get a mansion with excessive lighting in a country that merely transmit under 3000 megawatts from the national grid, it could have been designed in a more sustainable environmentally friendly way. In a country that sits in the tropics the designer could have use of the natural light as some of the rooms are dingy. There is what appears to be a large building project just right behind it, now that is an eye saw if you are splurging out $2 Mills in USD, you don’t want your nosey neighbours looking into your mansion. The finishing is not up to the level of $2 mills mansion. The term value for money is meaningless in Nigeria, no pun intended.
