Well technically it’s north of Hollywood Hills, and it actually faces Northwest (I just looked it up on Google maps) which is why there is so little sun there. It’s north of Mulholland Drive and on the other side of the Hollywood Hills mountains so your views are of the valley not of the L.A/downtown skyline (which is what you want).
I love this house, the design is amazing and the patio is sensational, this is a good one! By the way, I liked the idea of showing Darren's reaction to seeing some rooms for the first time, it was interesting. Well done guys.
The shape of the house, the pool, what it's like inside... It's beautiful, but there's one thing I don't like much-it seems like it doesn't get a lot of sunlight. Being somewhat hidden and on a slope, you can only take advantage of that pool for a few hours a day in the summer, and that's it. I don't like the location; perhaps in another place, even if it's more distant but better situated, it would be better.
For me it is incredible that fact that this amazing house located in Hollywood Hills costs less than 5 million, it is extremely beautiful, elegant, wow!!! I think its value is extraordinary compared to the price 💙💙💙
I don't know what the contractor was thinking Darren, putting the grass up there, probably should have put astroturf up there, now you will have to drag the lawn mower all the way up those stairs....not very efficient but I'm sure the new owners will have to deal with that once they figure it out. LMAO
Every house I see with a "gym" is usually a small room that barely fits any equipment and only has a treadmill or a bike. EVERY SINGLE ONE. That's not a gym. That's just stupid.
Anyone else think the entrance was weird? Tiny door, then a weird wall on the left with a large cut out at the bottom of it as it bordered the living room at 3.55 (?) odd.

There are definitely some strange choices in the layout of this house. To have the garage entrance to the house lead to the basement is a little inconvenient, the unfinished basement laundry room sink, the strange speaker placement at 7:58... I mean, it looks like it needs some attention to detail, but it looks pretty good overall.
AMAZING tho maybe less lights or a tiny bit more simple love the outdoor places it made me give it a better rating probably would stay out the yards more if i were the owner
Honestly? It’s facing north/east, that means hardly ever any sun except in the morning. Other than that it feels a little boring and lifeless. I’d get depressed in that house. Upslope lot means the driveway is below the pool which is never ideal. I’d say it’s $3-3.5M realistically. For $4-5M you can get something facing west in proper Hollywood Hills. Viewmont, Grand View etc.
I like the interior design of this property, the location is decent and hidden (good for privacy), the backyard opens up to more potentials to explore, but it feels too small for a property within this budget. Idk. That’s just my unprofessional opinion. Overall, 7/10.
I don't know how i feel with that other room so close to the master bedroom, no privacy at all you can't hv sex with windows open or be naked without your children looking at you or guests but overall good house

I like that each room has privacy even with big windows. No neighbors looking into your house. The topmost yard/lawn behind the property, I'd put a studio/guest house. Just something simple with big bunk beds and a kitchenette. Something that family that come over can use. Plus they could access it from the motor court without having to go through the house. Since the master's balcony is long and wide enough, I'd enclose the sitting area and use it as a 2nd walk-in closet. So there's a separate his and hers. The room beside the garage can be a receiving room or a mud room since it's easier for that to be used as a front door and it has a laundry area near it. Will need a mud room for keeping gear used for the outdoors like camping gear, mountain biking, snowboarding, etc. I just wish that the powder room was a full bath so it would be easy to freshen up before going up to the living space. 3 levels at that price point needs an elevator though.
You live in CA?? Damn it’s really expensive to live if anyone wants to move there one day! Especially if anyone wants to move there because of their film/TV industry to become famous! It ticks a lot of the modern boxes, lot of glass, marble and free standing tub, modest but real view. House looks good on approach. Pretty good if you are poor and can only afford 4½, you're in the game :) Bit curious front door choice and not having hidden room door hinges is an unforced error.
Facing east. Never any sun except a bit in the morning. Most the Multiview/ Mulholland Dr. homes are like that. Gets very depressing to always be sitting in the shade.
