@@akane8615 I think it’s more river water, and they’ve had to fit booms on the river to stop it leaving just mud behind, so the waters more chance to disappear than getting drowned.
I used to live near there. That's not a river though, it's Millwall dock! I used to go to the Chinese floating restaurant often, which you can see just below.
Magnificent, one of your best tours yet. Great job explaining the property. Love the 2 level open look. The living room (lounge I guess you say) is great and those steps look great. Also love how they have the TV at the correct height for people sitting on the sofa. So many times you see TV's way up high on the wall which can lead to neck strain. Ideally, the center of the TV should be 42 inches from the floor. But enough about the TV, the big outdoor terrace is wonderful, probably better than watching TV - ha ha... The amount of windows and light really helps this property and gives great views. Looks very desirable place to be.
Very good flat for London but recently i've moved from London back to Yorkshire. I have a rental flat in London and it absolutely blows my mind how someone would be willing to pay £1.5M for this when you consider what else you can get within England for a third of the price.
1.5 million for this apartment in Canary wharf is an incredible deal. Whats the catch ? Only downside is the Master bedroom seems much smaller that the kid's room.
I read an article recently which highlighted how extortionate the yearly service charge fees can be for these types of properties. One poor resident said it felt like a second mortgage! a real eye-opener. Really nice place though. 👍
No way! I live in Baltimore Wharf, in the same building. Albeit not the penthouse but I have toured that apartment it's truly great. I am a couple of floors down :D

And your neighbours in the flat next door are Tower Hamlets council tenants FACT. They will be living there for £34 a week and won’t have to pay the £14k a year service charge (but of course they can’t use the gym or pool)
Anyone who lives in Canary Wharf really doesn’t know London. For £1.5million you could have a three/four bedroom house with a garden and study ten minutes away in leafy Greenwich. Canary Wharf is a soulless corporate campus. Only a clown would buy this property - even as an investment. No bank will lend on this property either and the fact the presenters didn’t point this out tells me everything I need to know about their knowledge of London property. Avoid

They are not here to sell properties but in fact to just tour them and let us in for the ride. They have clearly stated the agency that are dealing with the property and linked the website so if you wanted to know such information then that's where one would look!
Is that the floating Chinese restaurant? I have been so drunk there. I am not a millionaire but I had friends round here. They lived in the council flats and tower blocks near by. Used to shop in Asda on the Island lol.

That's South Quay , and Canary Wharf is a dull homogeneous ghost town....especially in the winter. I'm guessing it's probably Leasehold also , i.e you don't even own the thing.
Very nice ! Very beautiful but not practical in many points, you are limited on the the TV screen size because of the stairs, nothing is treating the smoke if you cook.... and so on
Well it's mostly office buildings and flat around. So many places are boring. You can go west London where you have lots of residential roads... Boring without driving to somewhere. You have soulful places but then is there a lot of crime? Swings and roundabouts.
I assume this flat is currently worth zero. Cladding and timber decking on the balcony. Isn’t this something you should have mentioned? Also who brings up kids in Canary Wharf?
@Horatio D Can you explain please what a cladding report is? For me, someone outside of UK it's something completely new. Does the cladding report consider all floor covering? Or just the balcony?
Very good value. Usual British apartment problem - tiny bedrooms - but that location, that sqft-age and that level of fiinish - great deal. Suspect property prices might be depressed in Canary Wharf as a lot of people not working in the offices any more

That actually seems a good price for the property and location. I’d buy it if it was what I was after. Only reservation is that the outside space is great but won’t be in use much of the year, during which you’re basically stuck in the modest lounge area. But still, nice.

Build an emergency fund 5. Invest! Save to invest, It's a proven way to get richer. Very important to financial success.
They'll all come tumbling back when the virus is over. They're leaving because they'd rather rent cheaper and work from home, out of London/their home town. Hope brexit and the virus ruins foreign investors and boomers though. Buying up everything under the sun.
1.5mil for Canary Wharf is a fair price I think when you see how big it is. Nice flat I would rather liver outer London and get a good size house for 1.5mil but it will be snapped up pretty quickly if it's not gone already that is.
Quite a lot of wasted space on the upper floor. The void to below really takes up a lot of valuable real estate. Also, that long corridor is such a poor use of space. You’re paying a lot for quite a bit of unliveable square footage.
Yeh I see that as a major selling point. Sure space is also a seller but the open living room/landing area is what will really appeal to people looking at a property like this.
Crime rate is rising in all areas of London and the UK and has been for a while. Prolonged austerity and cuts to services created a predicted and inevitable rise in crime that was only exacerbated by the pandemic.
Another one of the properties you’ve viewed I’ve seen on Rightmove over the last few weeks. It’s a great apartment and a great use of space. The bedrooms aren’t on top of each other like most other similarly or more expensive priced properties in London. One thing to note, is that the service charge and ground rent is approximately £800/mth. But the offset is security, views and one of the most amazing gym facilities you’ll ever see.
Yep! But, as I said the facilities and security make it worth it! Not too many 3 bed 3 bathrooms of this standard and at this price point in the area believe it or not.
I lived in this exact building on the 10th floor (2 bed 2 bath). It’s a lovely development but given that a 1000sf apartment was going for GBP700k, this 1700 sf unit, while larger, is not worth GBP1.5m in my opinion.
Lovely flat, the balconies are great. A shame about the tiny kitchen though....if you are right handed I think you would find that single sink difficult to use as it's boxed in by furniture..
not a fan. only the river view is good but other views are shadowing, and not pretty to look at. So may be go for lower floor and save tons of money. Surrouding buildings from your balcony will be off putting

Lotus floating Chinese restaurant, Grand Cholan Indian restaurant, Pepper St Ontoid pub, DLR station,Tesco and Papa John's pizza all within literally stone's throw from the flat. But ya it's gotten pretty crowded in this area.

Anyone know why British people say "obviously" and "actually" so much when they talk. Not a knock...genuine question. These guys say these words multiple times throughout this video.
Some things to realise... The camera has smaller angle of view than the eye, so take time to pan slowly, both vertically and horizontally. Don't state the obvious, ie what's visible on video, give background info instead. You're trying to help sell the property, not yourselves, so get out of the picture. Spend time trying to get across the big picture, ie, number and size of rooms, plus how they connect to each other. Also show the views out of the windows. Your video should be the eyes of someone who cannot visit in person. Not really interested in cupboards and dishwashers etc. Hope this is helpful.
1.5M for this???? WTF. In London we pay so much money for what in other countries is considered a mid tier home. The fact that a balcony is considered luxury is ridiculous lol.
The interesting part about the Canary Wharf is; when it was first built up nobody would touch with a barge pole, was a ghost town, lost money. Should add I am talking about over 25 years ago.
Rubbish… Why would I pay 1.5 mil for such a tiny apartment… Bedrooms too small. With that amount I can get a 6 bedroom house with a garage n a big garden in stanmore…

This is a nice area and it’s really safe area because of lots of guards walking around the banks and offices around the building and the shopping centre is first class, plus it’s right next to the Jubilee line that takes you to central London
I think that house is wrong use of space, the builder could have made a better design,this house is just so not well made, idk maybe its just in my country its easy to get a big house with space for cheaper.
