Is that heater exhaust vent okay being so close to that second roof edge? Maybe its the camera angle but most vents on that roof look very low. Especially if this area gets any snow.

After inspectingbthe rest of the home, we verified the vent was for the kitchen and the vent for the heater was at the chimney. Had it been as I first thought, it would have been too short.

4:55 What is a smoke arrestor? Don't you want the smoke to be able to exit the chimney flue?

Yes, you are correct. The word I should have used was Spark Arrestor, not smoke arrestor

How does she know it's not hail damage without lifting the shingle and inspecting. It appears to me she's subcontracting with a insurance company and being paid to not see hail damage.

Incorrect. Julie is a certified home inspector, an experienced neutral 3rd party professional.

3:14 It is stated that ventilation looks adequate. Is she using the rule 1:150 rule found in Internachi training materials? From the video I'm estimating 1800 sqft of attic space and only 4 steel roof vents at 38 in^2 each. A roof this size needs 864 in^2 of venting.

I took into consideration the venting at the eves as well. The sq. ft. was 1300.

1:300 is good if the attic has vapour barrier installed under the insulation.

@@julieerck9125 What is your vehicle and how do you carry that ladder? Actually I am trying to figure out the balanced between vehicle and ladder. It is easy to recommend theoretically but I am interested to know the reality in practice, that is why I asked you what is your vehicle.

I've been roofing for years more than 25. If someone shows up with a metel ladder, it's always a red flag. She didn't mention some of that roof shouldn't even have shingles on it (to flat) should have flat material on. It don't even look like a 3/12. And she says sometimes she doesn't even get on the roof? That's crazy.

the inspection is ok but when you say things like the appropriate amount of venting is there, you should really say what that is when you are using this as a teaching video. I find most instructional/educational videos are not very specific at all and they should be.
