I have made this video to show the key stages to fitting lead apron roof flashing correctly, this is a common roof feature in the UK. It is fairly simple and could be done as DIY job to repair existing flashing or even fit it new.

Good job, well shot video. Any tips on how lift lead flashing without tearing? I've got to reduce the height of the overflow in a code 5 lead flashing lined gutter box (flat roof), and wanted to avoid having to replace a section of flashing, as it's only 18 months old. Should I apply heat first to get to the brick underneath?

If its code 5 and just a front apron like in the video it wont tear if you just lift it up. Maybe Im not 100% on what you were asking for, but let me know if its more than a front apron flashing you refer to. thanks.

@@davesalter Thanks for this. It's a formed piece as opposed to an apron. Might be a bit tricky for DIYer. Last thing I want is to tear it, then I'm rushing to the merchants for a new roll.

@@ottofumbler7267 if it goes under tiles on both sides like in a gulley you’d obviously need to remove first course of tiles so you can see the edge of the lead to pull it back. But try not to misshape the lead too much as will be more difficult to refit, but a simple fold back then refit is easier.

Your lead should be 2" into the joint between those bricks. There's a diamond chasing disk available for an angle grinder which works very well. A coat of Patination oil works wonders on lead as well, 👍🔨🇮🇪

2 inch bit excessive on this detail i think, maybe an inch i can understand is using grinder. I do usually use grinder but opted for hammer and bolster for the video as some might not have a grinder to have a go themselves. I oil up new lead but its old so never bothered.

@@davesalter Fair enough, I purchased a dust shroud for my Makita cordless grinder. Very handy when hooked up to the vaccum for cutting chases. Lead should get a coat of oil every two or three years.

2" is half the brick width. I agree a bit much. You never know how good the mortar is! I'd also put some weatherproof solution on the bricks. But I am just an amateur!

My neighbour had a Builder round who did not use lead flashing but simply used the felt he used on the flat roof instead to do this procedure...that's not right is it...?

It’s a cheaper solution when doing felt roofs. It will be water tight if done right but won’t last as long as lead.

I didn’t replace it I just refitted it in place. Costs can vary a lot depending on access, amount of lead needed, skill and experience of trades person. So not an easy one to answer.

@davesalter thank you for reply , so il try describe the dormer goes to the Ridg on house semi detached so the dormer guttering can't go all way to ridge two tiles short and one valley of concrete tile is literally pointing at the pointing of the ridge tile and washed the concrete away and allowed water in at the ridge and also the other tile instead of washing into gutter it's washing down side and getting under flashing , should of been done with that hidden troffin I don't know why the roof was done 20 years ago so it needed looking at it my elderly parents home and he had quotes of 1000 upwards and he didn't even go on the roof or lift a tile and he was gonna redo bottom rows of tiles when I thought roofs leak from top down and saw the problem thank God for RU-vid

Sometimes an experienced roofer will know it’s one or another problem and price to fix whatever it is when he’s up there to solve it, can’t always crawl around a roof removing tiles just to price it. So getting up and inspecting to price is not always necessary. But as usual get 3 quotes at least and decide based on recommendations and gut instinct and not just the cheapest.

A flasher on a roof would probably get arrested haha. No honestly it’s just a roofer, a lead worker would only do lead work including flashing. A decent roofer can easily do flashings.
