In this episode I’ll give you a brief overview of what we’ve done to insulate our property and why this is so important. I’ll also take you through the chipboard flooring install in the kitchen. I’ll show you our process for this and also chat about a few of the details to make the house as thermally efficient as possible. Feb to March this year we spent £5.00 on gas due to ongoing insulation of the 60 year old house. The worse bit is our 1970s extension which is getting done when I can. Front wall done 3 and 1 year ago have made so much difference. Love David and Lily Reading.

I'd be really interested in a graph update (with an overlay of what you had insulated at that time) or any house use changes, i.e not using certain rads, that may have helped change the gas use pattern... One to add to a future video!

Hi both Is it really necessary to glue the boards down , with these new fixing I can’t see it would ever be a problem and knowing you can gain access in the future is I think a bonus. Having done three old houses up over a 40 year period , I’m being to think that to build a new place is far easier . As you rightly stated the time involved working with the existing parts of a property to then seamlessly marry with the new is exceedingly difficult to achieve , without it looking cobbled together . Obviously you have achieved this and more besides , but it’s a lesson to the unwary to watch out for . Best wishes and kind regards as always 😀👍👍👍

That worked out really nicely around the bay window, space to take out the window, but very good support up to it. Think it's really clever of you to leave the floor not glued currently.

Well done. Lots of hard work. The system we are using is (1) Pro Clima Solitex Plus, a windtight breathable membrane up and over the floor joists (2) 100mm of RockWool Flexi sandwich in between (3) Pro Clima DA airtightness membrane laid over the top which prevents moisture and warm air escaping from the warm interior to the cold crawl space. All taped to the walls

Spax Wirox TX Countersunk WIROX Flooring Screw 4.5 x 60mm. I used them for chipboard, ply and floorboards. Super screws.

We got some really wide foam round profile to fill gaps round edges or floor, worked really nicely.

Super tidy work it's going to be stunning when it's all finished. For fitting flooring I use 65mm decking screws they seem to work well with the chipboard flooring never had any issues. Thanks for sharing

I laid one of those floors in our loft conversion circa mid 90s and at that time cordless power tools were not around. So i used ring shank nails and didnt glue the edges. And quite predictably they started to squeak on certain joints. My solution at that time was to give the whole floor two coats of floor varnish which worked a treat. However i cannot say if this solution is the correct thing to do, but it worked. Looking forward to seeing the garden take shape, albeit thats a long way ahead.

ScrewTite are my go-to screws for flooring and boarding out lofts. I like the tri-lock 'technology'. You should have stated that staggering the joints (as you did) is a must. As you know having all the joints on the same joist is not recommended.

I renovated a Georgian mansion with 20 rooms and like you I insulated to the max. Tons and tons of insulation in every possible place but we use the least amount of energy possible because of this. Because you can't see it nobody is aware of the expense but how I am laughing now!

Honestly did not think the thermal efficiency measures were as involved as what you described wow. I'm very curious to see the numbers in a year from now, to see how much of a difference the thermal efficiency measures have made.

That is gonna look epic when your done. You can get flush downlights now. About the same thickness as plasterboard. Everytime I see board insulation in a floor like that, it reminds me when me and my old boss had to measure curtains for this big swanky house in london. We walked the joists across this massive room, He crapped himself when I showed him it was 30+ foot drop into the room below. It makes me feel ill gluing down caber flooring. It never feels right. Probably because I have had to replace so much of it, ripping it up and cleaning the joist up is so much work. I think gluing the joints is a must tough.

Unfortunately most flush downlights still require cutting in to the insulation and a lot of them come with drivers that have to be cut in too. I actually bought some low profile ones but had to return them when I read in the instructions "Not suitable for use below insulation" 🙄. Gave up in the end. 😂👍

I'm gonna have a look in my loft tomorrow, I bought about 30 of another brand when my mate told me electric base was liqudating stock. deffo 240v no driver. insulation I dunno, that might be a cut and paste manual thing. if they don't get hot thats one thing, if the break a fire reg thats another thing. Anyway, a nice spotlight track still looks good and a nice fancy pendant above the dinning table you are sure to make would look better than newbuild for the council scheme downlights

These videos are great. We are buying a property, same age which needs all render replaced. Building regs suggests we'll need to upgrade wall performance, probably using EWI. However, it seems many renderers and their customers don't bother with it, as it's got all the projection details to deal with... . Did you consider it or do you think putting insulation in other areas is better?

Just kicking around some thoughts as I am sorting out quite a bit of insulation in various parts of my house. Ecotherm type insulation is very expensive to buy but has very good thermal qualities. However either rigid slabs or rolls of loft style rock or glass wool is far far cheaper but not as good thermal qualities. My workings is that for a 100mm Ecotherm you need 160mm of wool to get the same thermal value. However even though you need more wool the cost is so much less that the cost per m2 of each would be that the Ecotherm is double the wool price. So my policy is that I put thick wool in where I have the space and ecotherm where I have limited space. where I can get it in with a good fit. You seem to go for ecotherm all the way!

Hi, I’m just about to lay moisture resistant chipboard. Did you glue down to the joists, or just the tongue and grove? What screws did you use? Did you insulate between the ground and bedroom floors - what material did you use? Great videos and lots of useful tips. Thanks and look forward to your advice.

Hi Andy! As you are well up to date with insulation and anything in general would you possibly know how to insulate properly a single skin wall for a downstairs bathroom to meet regulations? I know I need 100mm insulation but have no idea what else I would need what would you suggest a vapour barrier of some sort too? Hope you can help and keep up the videos 💪🏼

Nice work Andy.👍 I noticed you using gappotape on the PIR in the roof space, but when doing the floor you did not, nor did you tape the PIR to the joists with the foil tape - was that just a cost issue? Anyhoo you will really reap the benefits of the considerable investment in insulation - with the global shitshow and after effects yet to come on energy prices. Well at least until the missus suggests you move - so you should have a couple of years then.😉🤣👍 PS: You really appreciate the floor down after hurdling and balancing on joists.😀

Cheers! With full length battens holding the floor insulation up you don't get any draughts so no need for foil tape, and they're so accurately cut due to the joist spacing being identical there are no gaps. 😁👍

Great job Andy, dont think its essential but my builders on my loft conversion used CaberFix D4 on all of the board joints, its probably worth doing when you have the chance.

Great video mate, if you use PU glue on all the joints and joists it will never squeak and you don’t have to land the boards on the joists. This no wastage.

Andy, did you end up gluing the subfloor down at the end? Also how far apart were you placing your screws? It looked like you only screwed the corners?

Interesting that you are using the foil face on the insulation as your VCL. @Steve Roofer suggests that this isn't enough and a specific green VCL is required with butyl tape underneath it where the screws for plasterboard will go through and VCL sealing tape on top of any joints. His latest vid discusses it. Let me know your thoughts. Great vid as always!

Cheers! That's more for flat roofs, especially with timber framed construction. This is masonry with a ventilated pitched roof so the foil is fine providing everything is taped up. 👍

If you want a patio out the back, it might be worth holding onto some of that hardcore when you knock through. We didn't and had to go searching skips etc.

It might be worth re-working the audio and vid on Insulation , basically to show your local MPs, / Councillors and 'Insulate Now' protestors the amount of work to actually carry it out. In some places £30k added will exceed the market value of the property, but maybe should be compulsory when a property is declared vacant. And you could also consider the housing types where this is less easy to be done. A problem too is some of the 'small' blocks of pre 1940s flats (there are prob some around your area), and potentially some of the 1950s council flats - I know some in Hartlepool- where the ability to insulate the cavity , or the under floor, is limited. Of course in most houses the flooring used to have the 1960s duralay rubber underlay, which if it has not crumbled is still a bit of extra insulation.

Obviously rather late to think about this, but would it not be better to have a more cohesive board on the edge of the wall by the bi-fold doors? Otherwise there's a risk of having a very narrow cut board between the main room boards and the bi-fold doors and this would be quite weak compared to the full boards.

Once it's glued and screwed it will be solid. No narrower than a floorboard. 👍

An observation , not a criticism , you had to cut the first board down to 2025mm because you couldn't get to the 2.4m joist bet you were short by 25mm. Thats because you put them all in at 400 centers. Didn't you? Where as the first one should be in at 375mm or if you like 400 from the wall. Don't worry, everyone has done it at least once.

By design! (amazingly) It was a trade off between cutting the board or cutting the first row of insulation at a different width. Figured cutting the board was quicker. 👍😁

Don't you get peed off double handling all your waste, wouldn't it be easier to have a skip and fill it as you go? Do they charge more the longer you have it? When I used to get skips I was always the one chasing them to pick the buggers up! Glad to see the property coming along, you're both working so hard on it, keep up the great work.

I think most skip companies want their skips back within a couple of weeks these days - unless you pay extra. 👍

You still seem to be in good spirits. So why not foam insulation in the corners near the bi-folds? How high did your creek get in those big storms?

Awkward to get battens in in the corners for rigid insulation. River was fine, high winds but not a huge amount of rain. 👍

Not sure what that underlayment is, it looks like some sort of chipboard rather than plywood, but it seems rather small in the shorter dimension, and it's hard to tell on video, but it appears to be shiplap rather than tongue and groove. Is that a common underlayment material in your area?

Yeah, very common over here. Comes in various flavours including a fully waterproof version for building in the rain. 👍

Aren’t you better if insetting the end joists by 25mm and putting in a piece of 25mm insulation to avoid a cold spot around the edges?

There's full length battens underneath to stop any draughts so no real need. 👍

If that extra insulation is Rockwool aka mineral wool it does NOT wick water, not that it makes much odds to hold it with some DPC

Great vid Andy. I think you said you'd checked the cwi and were fortunate to have good installation already in. How did you check there was no slumping or issues? I've got white fluffy cwi in my 1930s semi which because of the huge gaps around my windows, I can see has slumped. Thinking of hiring a flir cam

Cavity wall insulation? I would say so but make sure it's from a reputable company who can advise based on the construction of your property. 👍

Please could I ask what you monitor your gas usage with? We need something like that for gas and electric and not a clue what I’m looking for? I’ve googled energy monitors but having no luck? Our electric usage is crazy high (using more than double the average units per day) in the property we’ve just bought but can’t figure out why. Thank you

5x 50mm or 60mm long (with 20mm no thread by head) for flooring.

It boggles my mind that you were using MDF for the floor underlayment. I am chalking it up to UK and US building code differences.
