Section 24 does not apply to LTD companies. But you start with higher stamp duty

And ltd companies often pay slightly higher interest rates on their mortgages. Still better than Section 24 though...

Labour are anti Landlords?? Sorry but it’s the current Conservative government that have been anti Landlords for the past 14 years! The bottom line is that there needs to be a healthy balance between first time new house buyers and investors. The property market should always favour first time buyers- not investors.

Many first time buyers can't get their place because someone else has used a bank (aka mortgage) to take over their third, fourth, fifth, ..., umpteenth property for rent as an alleged "investment". Considering the housing stock is highly limited and it takes a huge amount of energy and work to add more on the market, this is a sick system we're living in.

Just to clarify it isnt actually gross income per say, is it? As if you have other expenses you can deduct those first if i understand correctly, it's basically only the mortgage component where you can only offset against the lower rate hence depending upon the numbers some people could even make a net loss and owe tax in theory? But other costs, advertising, maintaining the property, any factors fees etc do come off before they work out how much profit youre making? Otherwise the comparison with other businesses seems well made. Unless I'm missing something?

@propertyaccelerator assuming that to mean I've understood correctly! As when people make the valid and shocking point that you pay tax before you work out whether there's a profit I always think it may well mislead those who don't realise factor's fees etc are still deductible!

Section 24 is an unfair tax on smaller landlords with one property. I’ve sold mine as the numbers no longer work. and put the money in a REIT

Corporate structure don't make sense with one or a few properties only. Also how is section 24 bad if we've been told it's just been passed onto tenants as the clowns have simply used it as an excuse to put rents up?!

out of interest, how much did you have left on your BTL mortgage...? would the numbers have worked if you owned it outright...?

YES - Buy to let is dead, SOLD all mine - best thing I ever did. Section 24 is and was an absolute shambles, taxed on turnover, what an absolute Joke !!!!

Question.. If landlords are selling up leaving the business you say this is driving rents up because there are less rental properties avaliable? Who are buying the properties then? Surely if not landlords it's homeowners? If so that's less people needing to rent? Confused??

Yes people are buying who then done need to rent. The problem is our population is growing and we need more rental stock and houses to buy.

HMO's more triuble then they are worth, yes you can potentially get 4-5,000 p/w but on top of the extra regulations, you would need to pay all the bills, gas,electrics, water council tax

I would appreciate a video on auctions, they feel like a scam and very scary for me because of non-refundable deposits. I dont understand why they are non-refundable, even when I have genuine interest. Does it mean I lose my deposit if I get outbid etc etc The more details the better. Thanks in advance

Sure will look into that, no if you get oubid you do not pay the deposit. Only the winner of the auctions pays.

HMOs 5 unit HMOs require stricter fire regulations than 4 unit ones when I looked into building regulation a number of years ago. I don't know if this has changed since then.

It’s all about adjusting and accepting the market. Maybe 2 year ago there was big profits in renting out property and now it’s less profitable and it’s a question is that enough. I do believe the gravy train for landlords has finished but if you think long term of 10 to 30 years then houses do generally go up, so there is also worth considering capital appreciation. So even if you made no profit from rent over 10 years you will still get capital appreciation

Room by Room basis is where I'm heading with one of my BTL's. When a Tenant decides to buy their own property and vacates the property it's just too good an opportunity to not try out Room by Room basis and see if it works in that area. Now thankfully I have a Manager in place who already manages properties in that area. Just need to try and railroad it through now before Labour get into office and create more carnage.

No but they are leveraged investors that have to take the rough with the smooth. If my investments crash I have no one but myself to blame.

It's not like the majority of landlords are providing great and exceptional service anyway. In my lifetime, I've been under 5 or 6 and only 1 has been excellent, the others were barely okay.

And what about i.e.skilled workers, rotational doctors etc who need to be able to rent out in the private sector? Oh wait! I know! Small landlords under pressure and quitting, in the mean time corporations building flats in a build to rent only, no permission to buy sector. Well done everyone. Laughable

HMO are impacted by Section 24, however they make much more profit per property so can afford the tax easier.

Buy to let is finished if you were relying on ultra low interest rates and putting down the bare minimum. Ie you put down the deposit and someone else pays the mortgage and pray that interest rates don’t climb. Which is a flawed investment outlook. You can still do buy to let with a smaller mortgage or better - no mortgage. 3% is likely to be the new normal for the coming decade.

You need to speak to different departments, with Hastings I found a department they was rehoming the translators from Afghanistan. This is not the same as asylum seekers as most of those go to hotels. It took me a few calls to find this department.

I don't think many people really want to rent if they are given the choice. And if they do actually want to rent i don't think they want to pay over half there income for the privilege.

The first house was a cash buy at auction for 60k, and was then worth 100k after being done up. He refinanced it, or remortgaged it with the bank or building society for 75% of the 100k house value on an interest only mortgage so got 75k back. Not really a house for free, but gained all the money back from the cost of the house.

I purchased 60k cash, spent 15k doing it up. So I spent 75k cash, they I put a buy to let mortgage on it. They valued the house at 100k and they will lend 75% of the value. So they give me back the 75K I spent and I now have a 75k mortgage.
