Taxing capital gains without allowing an inflation deduction is a really bad policy, period. The reason is inflation. If you invested $100000 in 1998 and got exactly the same rate of return as inflation you would have $167362 . Value wise you are in exactly the same place since $100K in 1998 is worth exactly $167362 in 2023. So tax wise you "made" $67362 on that investment but its value really never increased at all, in reality any increase in value at or below inflation is a loss, not a gain. This is also a reason why it will actually discourage potential landlords from investing in rental properties or they would have to charge more in rent, because now potential landlords have to factor in capital gains inflation losses over time and increase the rent accordingly to just break even. On a $300000 house or condo over 25 years at the same rate compounds to $506000 for a "taxable gain" of $206000 to end up in exactly the same place if inflation goes at the same rate as the last 25 years. Calculated using the Liberal/NDP proposed tax structure you would have add another $244 a month to the rent just to cover the inflation tax losses. Simply because the real value of the property stayed exactly the same with inflation, but the tax value didn't.
