In this video I give you my reasons for joining eXp realty and whether or not I would do it all over.
Pros:
Onboarding process is very simple and you can get started pretty quickly.
I explain the MENTORSHIP program and how it works for a new agent. You have to get at least 3 deals before you can work on your own if you're a brand new agent. They have a online training platform that is one of the best in the industry. You have access to current classes as well as access to previously recorded videos. Autonomy is another positive here, you work at your own pace and do have to worry about coming into the office for pointless office meetings. I give an in depth look into their COMMISSION split along with their other REVENUE earning models.
Cons:
You can definitely feel overwhelmed in the beginning. You have to get use to the entire online platform( exp world, avatars, etc). I give my opinion on other agents recruiting for my eXp and what to do if there is no mentors in your area.

A lot of agents have a hard time deciding between the two. Research the out of pocket expenses between the two as a new agent. Hope that helps

Thank you for going in depth on the good and bad! I passed my exam and interviewed with different brokerages and leaning towards exp realty. One of my dad's friends is an exp agent and let me shadow him for 3 showings while I was waiting for my license and was super helpful so I feel like I have someone there for support even if my assigned mentor turns out to be bad lol

I really appreciate your honesty in this video! I have been considering joining eXp, applying to take my California RE exam now. I was getting a little turned off by some of the other videos I saw and I spoke to someone who spoke a little negatively about getting a mentor. Which was the route I wanted to go because I don’t think Teams is the best fit for me. At that point I started looking elsewhere and came across this video. Thank you

I'm with eXp Realty for the past 2.5 years and originally from The Bronx but live in The Villages FL now. Listening to your story I felt bad for you but you got caught up in our growth in the Big Apple and this happens in many businesses when you first start out in a new area. Hi John nice channel I just joined them last week. Not a brand new agent but been doing this for 14 years. I am also doing NYC and Long Island. The on board process is ok lots of some what websites that they thrown to you. I have to write them all down and see which ones does what. I am also setup but still need to learn how the learning platform works. Just ordered the cards will probably take weeks to get them. This was on my radar for more than a year before it started in NYC. Was very skeptic but watching so many top players moving makes me wonder. But I will not join out of state because I doubt they can’t help me. For a brand new agent I think it is worst. But I don’t regret the technology offered to me. $85 for a website is a good deal alone. So there is a lot to learn. Hope to see you around.

Thanks for the video John. I've been considering eXp as well and as you noted the constant focus on recruiting is a major turn off for me. It reminds me of the 90s when my cousin was constantly trying to get me to join Amway, no thanks then and no thanks now! I'll probably go with KW at first and and maybe down the road switch over if I decide to build a team. Hopefully by then eXp agents will act more like agents and not recruiters. Hey John, great video! I've been with eXp for a couple years now and and am also grateful for this company. I have the same concerns that you had coming into it, and I agree that those agents who focus on "recruiting" (aka agent attraction) and not the business of Real Estate are doing a bit of a disservice to the company. I'm likely to get my first local agent onboarded in the next month or two (she is a former client who is just getting her RE license). I'll take your thoughts for new agents into consideration. We are encouraged to obtain our own mentoring status for any agents we bring on board, so I intend to get that training asap. Also, love that you combine your acting with your RE. I've just started up the acting as well (was supposed to attend the IMTAs in NYC this year--THAT didn't work out--going to LA in January now), and I'm trying to get established. Good combo! Take care--again, great presence in your video (as well as content). :)

What's really important no matter what brokerage you join is whos group/sponsor you join and what additional training they have to offer you! Like my group at eXp does a ton of online lead generation training, other groups just sponsor and don't help who they had join. So make sure you do your research you got this!!W

Hey Devon, I wouldn’t worry about connections just starting off, mostly every agent starts off that way. I would interview brokers first before signing. The same with eXp, ask to meet with your mentor prior to signing. Don’t worry so much about the commission split in the beginning, but just having the chance to work side by side and shadow someone who is actually getting business and want to help you. Just like real estate is all about relationships, the same rule apply with finding a mentor.

Thanks for this video! I just got my real estate license right before this pandemic however I need to get moving. I have no real estate experience in sales I only experienced the purchased of my own home. I am very interested in joining EXP. I’m out here in Northern California located in the SF/bay area. What keeps stopping me from click the submit button is the whole sponsor/sponsorship thing. I don’t know who to pick. Maybe you can help explain it a bit and did you have the same problem in choosing your sponsor? Or did you let EXP choose for you?

Hey Beverly, congrats on your license. A sponsor is pretty much the person who introduced you to the company. Depending on how well you do with the company, they will receive a commission from exp for bringing you on board. Hope this helps. I am super excited and leaning towards exp, but my biggest concern is their mentor program !!! I live in Chicago, so hopefully they will have someone for me to learn under. I know I will be completely lost on my first few transactions! Super excited, very nervous at the same time! 🙃

Everyone’s nervous and lost when they first start. Definitely check to see if they have mentors in the area and see if you can speak beforehand. A good mentor is key when deciding on a brokerage . Good luck

As a 5 yr agent I think exp realty is a good space for new agents to sign if they have some form of existing income. My previous broker had a split reset that was too hard to track. I joined about a month ago and didn't regret the move at all.

I'm on long Island and just got my license. There are so many options I feel like my head is spinning. My biggest concern is market diversity. I live close to a lot of lucrative seasonal markets that I want to take advantage of, but also want the stability of a year round area. I feel like exp may offer the ability to work with both. I'm just so nervous about not knowing what the heck I'm doing! 😫

😂 don’t feel bad. We all feel that way in the beginning. I agree with the market diversity you want to be able to work any area as long as there is money to be made. Living in NY I work every borough and yes eXp allows me to do that. Which ever brokerage you join just make sure they don’t have a problem with you doing that.

How does all the paperwork, work? Do they supply all the contract templates etc? I've got no experience and I've yet to hear the paperwork side. Do they provide "user friendly" check lists to help me get through the entire process from start to finish?

That’s a great question. Yes, they do. There is a checklist of all the necessary paperwork needed for a transaction. The papers are available online for download. Just have your clients sign and upload them back into the system. If anything is missing or additional info is needed, they’ll reach out to you to let you know. It’s really quite simple

Hi Andrea, No closings are normally done in person. Varies by states with the Covid situation. But in NY we still do them in person with social distancing

@@John_Cannon Thank you for such a quick reply. I'm in NJ and I know some are conducting closings, remotely. I have my own notary business and NJ has allowed, temporarily due to COVID, for signings to be done remotely so that made me wonder how EXP handles them now and ordinarily. I'm not convinced yet that I even want to be a salesperson, and exploring the possibilities of becoming a referral agent at first, just to give me a chance to learn more about this industry. Recruiting you only get shares of stock on the agent first deal nothing more so you still would need to do transactions to be successful. In addition You also have to help that sponsor you recruited to help them close to get stocks. So you can’t abandon them or you don’t get rewarded stocks. Lastly its a cloud based brokerage that doesn’t have the fees of a traditional brick and mortar its cheaper with higher commission split. It depends on your team you can tell what culture is good and that applies to any brokerage. Exp is great and expanding fast has top notch technology being a cloud base brokerage. I didn’t have that problem at exp with recruiting at all the model doesn’t allow you to just sit back and recruit only you still have to help that recruit get a commission to get stocks unlike other brokerages that don’t have stocks or have to help after they recruited you. The agents who are aggressive with recruiting applies to individuals at any brokerage that offers incentives to recruit but that isn’t an exp thing that’s an individual agent thing. Glad it was helpful! You have to find someone that fits you. But if she's helpful and teaching you the ropes, you're only with her for 3 deals. Just soak up as much info as you can.

The revenue sharing can be an exit strategy. Most brokerages don't have an exit strategies so agents cannot retire.

Passed my real estate exam beginning of October and have been researching brokerages ever cents! Pros v cons etc. This was Upfront and honest which brings me to a point I think I’m going to ask one of my friends who introduced me to Exp to be my sponsor. Can that person also be my mentor?

Honest question here... Kw or exp? Command or kv core? I like the community of kw it’s nice... But what I’m learning is...it’s all about your brand..and the work you put...but helping someone that’s a new or newer agent like 2 years or less..it helps if you know people to get ideas or even help with an over flow of leads.. thoughts?

Good point. I don’t necessarily think it’s about your brand starting off. No one is going to say who are you with KW or eXp. I rarely get asked what brokerage I’m with. I do get asked about prior sales. You’re only as good as your last deal. When choosing a broker make sure it’s fits you as an agent. Don’t worry about the name recognition. If you get the right person(s) to show you ropes and helps you get deals, that’s who you should work with. You build brand by closing deals and doing great work, until you reach the point where majority of your business comes from referrals. Hope that helps
