I feel bad for the natives that were poor before all of this and are still struggling. As for the rich or well to do. Nah not so much. Greed will catch up to you and that was the risk you took for moving down there. Beautiful land but seems like it has the trashiest rich people in the south east.

I would never buy a condo anywhere in the country simply because of the home owners special assessments for building repairs. I also steer clear of home owners associations.

The lacks of affordable housing for workers in the tourism is repeating nationwide. Places like Sedona, AZ and Chyenne, Wyoming are having the same issue. Except that sleeping in you car in the winter in Wyoming is really cold, and sleeping in your car in the summer in Florida is really hot. And both suck!

Native here and have lived in Orange County Florida for 60 years. The affordability problem is not new. I entered the job market in 1972. Same issues as now , low wages and high cost of rent and housing. Most younger people had to have multiply room mates to afford a place. People from primarily the north east pushing prices of housing towards what they paid back home but wages here just sat like it was still 1960. I think the medium wage currently in my county is a little less than 35K per year. The medium one bedroom apartment close to 2K per month. My wife is from Atlanta Georgia and the cost of living in the bedroom communities there are lower and wages higher than here. I own my home outright and have family here. My retirement income is well above average but if my home was destroyed in a storm or took by the local government for redevelopment I would leave the state. Most likely to my wife's Georgia. I had one of the very few decent jobs here because power utilities compete nationally for talent but still had a sunshine tax of about 10% less wage. Most make a lot less here than up north. Much more than a 10% cut. I would advise a younger person that there are communities outside the state that offer overall a higher quality of life for them . If things do not rectify I can see a sever labor shortage worst than what it already is coming. Florida state government is frankly hostile to labor. Laws and regulation lopsided tilted towards the money elite. But with out workers the elite's money and power evaporate.

There already is a severe labor shortage. The younger generation have been leaving for years. That will mean elder care is going to suffer dramatically. Florida is no longer an affordable retirement state.

Taxes shouldn't be raised because prices go up, That's just an advantage our Government takes of the system. As a matter of fact Homes should never be legally taxed, it is our Castle, No one should be kicked out of there home after paying it for 30+ years and paying taxes on it, interest and insurance. No one and I mean no one should be kicked out. That should be a written law.

In this country, every square inch of land is a piece of investment... every granite countertop is installed in part to add value to the house and get the most out of refinancing and resale. It's being done for decades. In the capitalist market, every investment ought to be taxed.

I live in a 100+ year old wood frame house that has been through many hurricanes, so I don’t personally feel that’s an issue, but new homes (which haven’t stood the test of time) can get very inexpensive coverage.

You are 100% spot on! I am from Puerto Rico and my family has more than 3 homes and all survived 2017 Maria hurricane and more than a decade of hurricane seasons all are 100% concrete rebar and cinderblocks. USA needs to stop using wood period it’s not a good investment longterm.

@@k_escobar917 My wife has a master's degree. She was making 85K in NY with membership in the strongest union in the State. We moved to Florida and she was offered 47K for the same position with none of the labor protections. It's a retirement State. It was a mistake to move down there. We lost a ton of money. You live and you learn. Thank God I only lost 2 years. It could have been worse.

Moving to Florida?....just bring plenty of money...sky hi car and home owners insurance....over priced rents and homes...insane traffic ....it's getting worse every day...we're going into summer with a heat index of 160 every day....most neighborhoods have a home owners association that will run ur life after u overpay in a bidding war for ur dream home....every where u go u have to drive with crowded roads and reckless drivers and over pay for everything.. .but don't worry, the whole country is going in this direction....so welcome to "paradise"....

@@Arginne I live here, Rents are cheap. TRailers are plentyful. If you compare Fl to ANY major lib city we are still cheaper. I live in a trailer and love it. NY one BR are 1 million. Fl is 350k. How is that expensive? Rent is $500 a month and weather is great, crime low. infrastructure A+. .Hurricanes tolerable. Zero income tax and wel run state.

We moved to Florida in 2020 and our homeowners insurance was $2800 in 2023 it was $11,000. We now self insure. We love it here but if we had move here in 2024 we couldn’t afford to live where we do now.

As an Oahu lifetime resident, same thing going on over here, poor supply high demand for housing has increased my home 10 fold since 1986, whereas wages have increased approx. 4 fold. Only way to survive have several jobs, 3 generations live under one roof, or move to the more affordable 9th island Las Vegas.

@@sailorcowboy For example Florida law HB 1467 which says a teacher can be charged with a felony for having a book in her class that was not approved by a "certified media specialist". The books must be "suited to student needs and their ability to comprehend the material, and appropriate for the grade level and age group". Guess what, not all kids are at the same level. If I am teaching 5th grade I am not allowed to keep 7th grade level stuff there even though I have kids reading at that or higher level. Instead I have to go through a bunch of big government crap to see if I can get books approved so my advanced kids aren't bored to death.

@@paulconner4614 Did you complain in the past when the so called "progressive" education administrators from the federal level at the DofE demanded the state use their approved books? I think some of the laws directed at controlling what a teacher presents in class is based on the fact woke leftists have been found to be showing kids books and pamphlets of an inappropriate sexual nature including graphic sexual practices and also which promote a "gender affirmation ideology" that parents would rather not be taught clandestinely to their children. I doubt, but you may seem to think, it limits you in choosing books appropriate to a child's academic maturity, I truly doubt that is he case. if you give me an example of that which can be verified by some legal or public event at a local Board of Education meeting.I will listen.

You simply make the building standards in Florida insurance friendly so the prices will come down i.e. concrete construction metal roofs no more shingles to blow off no more wood plywood on the roof to be destroyed when the storm comes through housing having trees trimmed away from the housing many many things

Sadly, you nailed it on this video and all is very true, we are in Port Saint Lucie and our property taxes quadrupled after we bought in 2020, our mortgage went up 1K monthly. We are now having to sell our house even though we make a great living. will be moving to South Carolina. Im upset about it but at the same time there is much more to see and much friendlier people than Florida has to offer speaking as a native Floridian.

Born and raised here. Homeowners insurance is going to price us out of Florida eventually. Right now we are trying to pay off debts and the mortgage asap so so we can cancel our insurance. Ridiculous. Who is going or work all the service jobs when normal people are priced out of the state? There are going to be a lot of empty gas stations, restaurants, grocery stores and the like.

Oh, it’s been done! I would say, around 2000 to 2005 was the beginning of the end. It’s just not one thing. Population spike, low paying jobs, high rents, violence, terrible school systems, weak infrastructures. Rat infested homes that you don’t want or New homes that are out of reach money wise. It’s just a playground for the wealthy. I live in Ft Lauderdale now. However, I lived in Brickell, Downtown (Flagler on the River) Midtown at 30th and Biscayne). I can remember when South Beach was $18 a square Ft to open a business full of mom and pop stores, now I think it’s $350 a square Ft. And people wonder what happened to the eclectic of S Beach? Ross and Trader Joe’s is down there. That’s just one example and let’s not even talk about the unfortunate Surfside Tragedy which really put these buildings in a panic after years of neglect. Causing HOA fees to raise. Pff (Don’t move here)

Florida's biggest problem is it's good ole boy corrupt politics. The govt is owned by the development industry. The beauty and fragility of Florida's unique environment, be damned. As a 65 year old Florida native who has been actively advocating growth management in this state, the public corruption factor is mind blowing. Couple that with a corrupt and incompetent judiciary, the facts support the premise of this program. Unfortunately.

The whole country is in the same boat. The only difference is home owners insurance. Wages are probably a bit higher than most southern states.a. The governor just needs to do something to stop the fraudulent lawsuits against the insurance companies.

Fraud is a minor part in the insurance increase. The major reason is global warming causing worst and more storms. Which also increases flooding. The insurance companies have good actuary models telling them what to charge for the risk they are covering. Building codes need to be tougher but that increases cost of construction. Zoning needs changing so we do not build in the most vulnerable areas. There is no easy solution. One thing we can look at is combining our risk pool with other high risk states. Than could give some premium relief.

Ive contemplated moving to FL and buying a small home..hovever a comparabke home...my property taxes in PA are $500...not $5000....its not sustainable...and out of the equation for now

Insurance has gone up not only because of the storms. Yes, it plays a part, but think about all that juicy appreciation homeowners have gotten in just 4 years (and still going up). If you bought your house for 200k a few years ago and now it’s worth 400k the replacement cost has now gone up 100%. Of course the insurance premiums are going to go up. I know too many people who are trapped in their homes. Between property insurance and taxes they are barely holding on, but they’ll never find rent as cheap as their 3% mortgage so there really is no option but to hang on until they’re completely wiped out or sell and move out of the state.

The replacement cost, or cost to rebuild your home, should not be affected by the market value of your home. They are not the same thing.

This Is Correct my insurance company did this they reasessed the replacement cost during renewal and it went up by a lot! 100% luckily i swiched and it is managable but its way below the florida average

Let's be clear, my Tallahassee home insurance went up not less than 100% in 2024, and that is after an approximate 20% the year before. Also, a group named Storm Chasers got my elderly mother to agree to a roof change. The insurance company resisted, the courts resisted, and the Storm Chasers never ever put on the new roof. After many calls to their "lawyer," saying how awful that was, was instrumental in not performing. Don't sign your rights over to the builder. DON'T! P.S. My insurance company starts With an S.

The problem with the roofs is they do not pro rate it. For example if your roof has a life expectancy of 20 years and you have hail damage in year 11. The insurance company should pay for half or 50%. Now the insurance company pays for all or 100%.. That is the problem.

That's changing. Most shingle roofs say they are rated for 30 years but in Florida they only last 20. Under new laws an HOA cannot stop you from installing a storm roof, solar panels or storm window protection. I know a few insurance people and they are concerned they will be replaced with co-opts. I live in northern Florida in an HOA which is 60$ a year, with two pools, tennis courts, green belts with beautiful lit walking paths, two parks and a golf course. I have a co-op power provider and all our power is underground. From October - June the weather is great but from mid June to mid October its hot, humid and rains pretty much every day. My property taxes are lower because I homestead and this is important for snow birds that live here part time because their taxes are much higher.

Florida's Governor, Ron DeSantis, is one of the best governors in this country today. He's not perfect, but I admire his strong family and conservative values. If you look at his resume, he could teach a lot of others how to achieve goals and raise a family.

the condo legislation although needed to ensure safety also has unintended consequences! Condos are OUT of reach for the middle class! just like houses. I have no idea how people who work in the service industries can even afford a apartment, so hiring signs in many restaurants and tourist destinations are ignored. There is no one who can work for 12/hr

Easy living here compared to where I moved from. Home insurance rate is are higher , but auto is lower, taxes are lower fuel is lower so. Just because things are up doesn’t mean it is because of over population. Inflation is up everywhere. Traffic is not an issue.

In Florida property taxes rise at 10% a year if not homestead.rental properties are not supposed to be homesteaded.I have to raise rent $100 per month every year to just keep up.I wondered is my house at least going up in value that much? what people need to realize is the cost of pretty much everything doubles after about seven years seven years at 10% is double

Location of housing in Florida is key to the risk involved for insurance companies. Lower west coast, lower east coast and panhandle are high risk locations. Mass purchases of single family units by financial institutions has driven the price of housing up artificially in some areas, resulting in higher property assessments.

I'm not saying roofers are scammers.This law came into effect in 2023, and only affects policies that started after Jan 1, 2023. The law may even make it more difficult to get a new roof after disasters, but I suppose it was needed for a reason.

The blame the roofers crowd need to go find a few people in Ft Myers, and ask about their wonderful experiences getting paid after the most recent Catastrophic Hurricane. That Roofing scenario happens all over the country ...that's not unique to Florida where rates are going up the most.... the reality is when an insurance company has to pay out 500,000 dollars, 50,000 times,3 times a year, there's no way home insurance is going to be affordable..

Florida overall is still one of the best states to live in because you’re not paying any state income tax so I mean think about it if you make 100 K a year you’re probably saving five to $6000 out of your pocket by living in Florida and not living in one of the other states in the United States That does take out state income tax so that they’re alone makes it affordable

We need to go back to are roots in Florida, bring back the railroads! Trams, trolleys, metro rails, metro movers, and more railroads!!! Also affordable mid rise buildings that have no amenities, only humanitarian housing. Low HOAs, no pools, no gyms, just mid rises! More walkable spaces, less roads and less traffic.

As a Floridian from West Palm Beach who moved to metro Atlanta in 2005, my goal was to move back to retire. As a teacher. the salary difference between Metro Atlanta and West Palm Beach is $30,000.00. Florida is ABSOLUTELY unaffordable. The "service" tourist attraction state will not have service workers to maintain the demand expected by tourists. Only the VERY rich can afford an extra $18,000.00 for home insurance...$5,000.00 for auto insurance (3 cars)... $2,000.00 for Flood insurance...$3,000.00 for HOA fees....$9,000.00 for property taxes.....that is the minimum for a "starter house " at $450,000.00. It will NEVER recover. No new homeowner wants to volunteer to purchase a home in this out-of-control market. You need at least an extra $30,000.00 per year to pay these additional fees.....200% more than the actual mortgage. Good luck

I can't address FL in general, but for Seniors a 55+ community seems to be less impacted by what's going on outside their respective "bubbles," such as The Villages, OTOW (Top of the World,) etc.. They still seem to have a very wide range of home prices from WAY below 300K to over $1M -- something for every budget. Definitely NOT the scene as in Miami with increased condo fees, outrageous assessments, rising HOA fees, property taxes & home insurance surges...not to mention the other 2 HUGE negatives in MOST markets across America (not just FL): Inflated/overpriced/overvalued homes (probably 30%+ over-valued) and inflated/high mortgage interest rates. What I do NOT like though are those outrageous Bonds home-owners in The Villages (for one example) get hit with as it's added onto their monthly house pay't. That needs to be done away with/repealed. It's already bad enough for home-buyers in FL -- especially First Time Buyers -- then they get a Bond pay't on top of that. I'm talking about new/newer homes, not older homes where the Bond was likely paid off by previous owners earlier. But NO, I do not at all think FL is "done for" or "finished" -- it just needs some serious corrections. But then so does CO as well. Here in TX? Not bad. But I hope in 2+ years, the housing market in both CO & FL is WAY better for Buyers -- I may move to one or the other IF things improve. -- BR

Insurance companies have a great deal in Florida. No Assignments anymore. No attorneys fees if your Insurer decides to lowball you. Easy solution. 1. Change building code for stronger roofs. 2. Force all insurers that do business in Florida to sell windstorm. 3. Make insurers pay attorneys fees when they low ball customers. 4. Make solicitation illegal.

It was the collapse of the Surfside Condo in Miami that started the ball rolling with the "reserves". The board of Surfside knew there were issues that would cost hundreds of thousands of dollars to repair. This would have caused an assessment to each owner of tens of thousands of dollars...so they put a band aide on a gaping wound. The building collapsed, killing over a hundred people. Long story short...condos are not the way to go unless you are super rich.

Weather is not the only problem with Florida. We left eight years ago due to a combination of events. Housing, population growth, highway congestion, drugs, homeless population growth especially among seniors and even more. Not to mention the Republican policies. Under complete Republican control we watched as Florida became a much more expensive state as time went on. The old Florida is gone. It will not be back. It’s Boomer heaven now. It will take a regime change. I only feel bad for the panthers and manatees who will soon be wiped out with the population growth alone.

Who do you think built all those houses up to the mortgage crisis at that time? Eight out of ten home builders at the time exclusively employed illegal immigrants. I lived in Florida and was a working carpenter at the time. I was SQUEEZED big time. It hurt. All to Hondurans and Mexicans. Under Trump those illegal immigrants took over the roofing industry alone. I live there I see it. Don’t call me a liar. It’s one of the sneaky ways DeSantis rolls that Florida economy. It only works so inexpensively with corruption. Come on down and we can watch it together from my porch. And after that we can go visit a few senior citizen homeless camps nearby in the weeds because Black Rock bought their neighborhood and priced them out. I see this on a daily basis.
