The Johor State Govt needs to get their public transport up and running fast, connecting these accommodations to the RTS that links to Singapore. Then you will see these cities full of people. It’s the time it takes for people to cross Tuas or Woodlands that makes these places not first choice despite being affordable.

As a Singaporean, I wholeheartedly believe that Johor's public transit system can mimic ours. They just need to have the right focus and insightful planning ten years down the road in connecting towns and big villages across Johor. They can do this to make their football team elite class. So, with proper channeling to commuting, they can make it also.

They build all these useless mega projects because it is through these projects, that the Malaysian bumiputera government officials over the last 6 decades get money and kickbacks from the developers and contractors. They get millions$ of dollars from the developers and contractors when they offer these developers and contractors the building projects that pays the developers and contractors hundreds of millions of tax payers' monies. Basically the Bumiputera government takes the people's money, passes it to these developers/contractors who charge exorbitant fees for it and in return the bumiputera government leaders get kickbacks. Many of these monies trickle down to their supporters and cronies who go round garnering votes for them in the name of Islam. They are stuck. As a muslim, if you do not vote for them, you are working against Muhammad(pbuh) and allah. If you vote for them, they embezzle monies and sometimes also line your pockets. So who will you vote for? Of course them! The only viable solution to save Malaysia is to dismantle the Malaysian Constitution and tear Islam out. Otherwise, the problems will never go away. Remove and dismantle political Islam once and for all, ban religious political parties, and strive towards secularism and perhaps there is still hope for the Peninsula.

Not until you encounter an emergency during the night and realized that help is nowhere near. With such low occupancy, mosquitoes will thrive in such a city. Lifts breakdown takes many days to repairs, so enjoy your climb up the poorly lit staircase.

An interesting thing to note is I attended a Msia property investment talk held in Spore abt 10yrs ago. Even during the Q & A session, the speakers who are all Msian property agents mentioned it is better to invest in KL properties than those in Johor's Iskandar region as that region is unproven, I guess they do have foresight 👍

I think the problem here is that even though 80% of the units are sold. But they are all have been chinese nationals that don't actually live there which contributes to the low occupancy of the units.

One tenant per floor, that is generally accepted as a ghost city SD it's barely occupied. If anything happens, there's no one else around to know about it. If the rent is cheap enough there should be tenants but the reason is cheap = failed project / low demand

The forest city never lie to buyers. They promise and delivered the forest. So fair deal lah. BUT the road to forest city is a creepy long dark road.. avoid evening drive.

it is an attractive place to be if they allow malaysians to buy it. i would love to live in forest city since its calm n has a lot of greenery but they need to have enough amenities in there like different restaurants, shops n a hypermarket

There are conflicting policies in Malaysia on the issue of Chinese and Singaporeans. There are parties supporting investment from them and also parties who try to make it as difficult as possible by using racial issues, immigration and political obstacles. For example the CIQ and access to Johor has not improved over the decades. The long queues and delay is a disincentive for visitors and investors. Several attempts to add a new bridge has failed to local politics. The fast train from KL to Spore has also failed to materialise after being abandoned twice. The Forest City was always dependent on overseas buyers but previous goats even made it harder for overseas buyers. Mostly self inflicted wounds actually. Yet conceptually it is a viable idea.

Local level, state level and federal all will have different stake and interest in any project. Lots of trade needs to be done for any project to move forward, this is worse with democracy because stake holder changes when parties change so this process needs to be repeated. This is how those inconsistent policy came about.

Its actually more than 90%. Less than 10 shops opening, Abandoned ones easily more than hundreds, you do the maths. Average 1 tenant per floor, that is also counted as the current occupancy which they choose to show for good image. Nearest township is at least 30 mins drive, if its not a ghost town i dunno how you refer it. A sanctuary for the isolated

The thing with johor because it is massive they tend to build projects quite far away.. pengerang on the southeast johore.. ptp on the west.. they should have trains connecting pasir gudang area to city centre. They can use the existing infra from pasir gudang port

It looks like a ghost town on your video, especially when considering 9000 residents in a place built for 700,000? Interviewing a property agent about how great it is without balance, 90% of shops closed - not brilliant journalism, is it, to big up the development? Love the excuse about Chinese in China not able to post the keys to their apartments so they can be rented out - really funny, as is the presenter not questioning this vigorously. A healthy dose of scepticism needed for the next video! The place should be thriving, being so close to expensive Singapore. Clearly, public / ferry transport is the thing that is really lacking. There will be a tipping point if security is allowed to become more of a problem than it is now. I wouldn't live there!

90% empty shops means it is a ghost town😂...Maybe government could revive it if it is very near to SG or u start with tourism, retire scheme like MM2H or international schools, infra and development is done, so u need something to draw people in, education hub, tourism, some sort of production, manufacturing factories or port facilities, whatever deem fit...However the development target market is China citizens, so most probably your way out is education hub, international schools, tourism and retirement scheme/holiday homes like MM2H or a casino

These units can be converted to old people homes or retired homes. Cheap rent and cheap goods for Singapore old people. Some politicians made life difficult for investors and businesses between two countries and play racial policy.

Forget the hype and just go by what the market is willing to pay. From the asking rental prices I see on websites, I can see the development is in real trouble. RM900-1000/month for a small 2 bedroom fully furnished unit. They were asking for around RM700k for these at launch. And all the "for sale" units that were up some time ago (for a long time) on the same websites have been cleared. And if you believe they were removed because they were sold, you'll believe anything.

@@henrybutcher9436 I think that the provisions are either not as clearly spelt out as Singapore Land Titles (Strata) Act, or poorly adhered to. Beyond that, paint quality is very important. Singapore buildings buy some of the most expensive antifungal paint in the world to make sure our buildings do not look tardy.

If u are, then u should know, management body like u charge stupid blood sucking rate for low quality management, leaking, potholes, tiles pop up here and there, pool always in maintenance, car park like a retention pool, always fill with water and many more, even some high end condo have these kind of issue and yet here u are talking about Strate Act. The management will start to improve when JMC take over, since the landlords have more power and they could remove developer and any stupid management firms from managing the building. The developer deliver a piss poor bulding/project and the same applies to the management body

You come here day time offcourse looks alive. Try coming here after evening or magrib. Then you see whether is it lonely or not? Nearest petrol station is a shell station far away. Good luck to those if their car or motor break down. The roads leading and coming out is like crap condition. Maybe able to lie to folks staying out of town here but for those people staying at gelang patah area knowlaa how bad the facilities and amenities are. Just for the sake of cheap rental only if you cannot afford medini or sunway area due to work in singapore.

Whilst Bandar malaysia( iskandar waterfront sg besi need to b developd fast like std of KL sentral with integrated mrt/lrt/ hsr hub . Iskandar Waterfront lim kang ho & tuanku got big share n connected what. Linking KL -Sgpor with FCity cojoined BMalaysia as 2 important catalyst will re excite all over again FC . I go there almost every month for good authentic Chinese food in 4 to five restaurants there including a Chinese Muslim(Hui) one from Lanzhou. It is a great place for people who enjoy serenity, hide from crowds,.. BTW, FC is not even half completed yet.

Housing tu yang mhal, mana nak dapat develop and profit buat projek di residential zone. Nk develop land lepas tu jual rumah contohnya Semi D untuk setengah juta satu unit, tu dah hilang logik dekat situ. Kan boleh kaji demografik masyarakat tu, lepas tu nk profit je, mana boleh kan? Kena ikut trend market masyarakat tu jugak.

Even if they give me for free, the outstading maintenance fee owed over the years will kill. 30 minutes from other township, 2 hours from Singapore, I'd visit once or twice per year max, more expensive than hotel.
