My husband and I are going to move down in that area. Any suggestions for what neighborhoods that may suit us? Husband likes working in his garage/cars etc. I like the beach or pool and resort type amenities. We are far apart on what we want but maybe you will have an idea. 🙏

Thanks for watching DOMFRMDA800! According to our 2022 past sales, most of what you're going to find will be north of hwy 98. A majority will be mobile or modular homes. If you find a detached single family home or attached unit, the square footage will typically be less than 1,000 and at least 20-25 years old. I hope that helps

I'm pretty sure the high for Water Color of $6.8 million is low. I believe there are places that have sold for higher.

You mention long term rental averages but not short term rental stats. I am interested to know averages (high/low/median) north of 98 vs south...what are you finding plus what kind of percentages are property managers/cleaning/linen services charging (a good range). Sadly with the increase of prices of condos and the houses, unless you are a cash buyer, an investor will likely never see their investment met or come in short annually.

Thanks for watching Jayme Daugherty. Short answer: rents are increasing but not at the rate prices did. If you finance 25% down you will probably break even at this point for a vacation rental (if you don’t self manage). Give it a few years and you’ll be cash flowing really well.
