In this video, we will discuss a couple of big issues facing Montana right now. Flathead Lake levels were very low this summer and it affected homeowners and businesses along the lake. We will also talk about the recent hike in Montana property taxes and what can be done to fix this problem. The biggest problem your going to have in the coming years is California investors buying up land and developing it. I was looking at retiring in western Montana but the prices of land had sky rocket due to land being bought up and very well to do Californians moving to your state driving up prices and taxes.

I agree and I am a Californian with roots in Montana. I was looking to move there to escape the horribly high home prices here in SoCal only to find that because of people from my state, Montana is quickly becoming unattainable for me. It's really disheartening.

The California problem is not limited to Montana, its everywhere, literally everywhere. You cannot escape it. They ruined Colorado years ago and now they've ruined Utah, Idaho and soon Montana.

Flathead Lake. We had an unusual warm April-May, so June snowpack was substantially less than normal, hence lake water level was low. The dam needed to be open for power and irrigation. The dam has a federal license that requires it to maintain minimum outflows. The problem was due to unusual early spring runoff in April-May, a dry summer and low snowpack remaining after May. The property tax issue will be an interesting one to watch with the Legislature not interested in substantial tax relief.

A $399,000 house tax in NJ would be at least $ 8,000.00 to $12,000. Count your blessing you have a surplus. We are hundreds of millions if not billions in debt.

Per an analysis by USAFacts, in 2020 Montana had the 8th lowest total tax burden as a percent of personal income. There are a couple reasons why a rebate may have been a better idea than changing the rate: 1) by changing the rate the biggest ($) tax breaks will go to the most expensive properties, most of which are owned by wealthy folks & newcomers. 2) One cannot predict what will happen to property prices in the future. If mortgage interest rates stay high or go higher property prices could stay flat or even decline for quite some time.

I have been keeping a tab on both Kalispell and Great Falls. I've noticed that Great Falls prices have been falling while Kalispell is either steady or rising. Wonder if you can make a comparison video between the two. Specially things like Internet access. Thanks.

According to the USGS station for Flathead Lake at Polson, the lake level was at 2892' from May 27 to June 29, 2023. The level never reached 2893', the full pool level in Zinke's proposed legislation.

Will, Colorado has done almost exactly the same thing. Our taxes went through the roof this last year as well. Plus, here in northern Colorado we pay a metro tax, which is more than the County tax! This is for Cities and builders to build infrastructure as they go. Not every town has this yet. But, I see it coming. We used to have pretty average property taxes in this State!

Colorado is pricing itself out of many peoples wallets. Prices for everything is over the top of the roof. Moving out of the state is what many are doing to cheaper places.

Very true about all of this. My son lives on Flathead Lake. The lake was too low. It was difficult to get a boat in. Property taxes issue as well. You spoke correctly in my opinion.

When you refer to the largest lake in western US you must be referring to surface area, not volume. Lake Tahoe, Pyramid Lake, and Pend Orielle all contain more water volume than flathead lake because they are so much deeper

Texas doesn't have a state income tax but property taxes are some of the highest in the nation although property taxes cannot increase more than 10% in any one year even if property valuations are greater than 10%. Despite this yearly limit, some people find it necessary to sell their homes because of the ever increasing property taxes.

Don't move to Kansas property taxes are worse where I live in Abilene that 399,000 home would be over 4500.00 in taxes

2800?, I'd love to pay that for a house worth 399. Here in Missoula on average we're paying 5000 on up. The fault of the state, city and county. City and County have no clue on how not to spend money. Both sides pointing the finger at each other and do nothing.

You spoke the truth on the dam. The tax issue though you left out the counties are taking a bigger chunk than the state. The state government doesn't meet every two years the Legislature does. The less they meet the less they can hurt us. Yes the property tax is bad because of banks and real estate brokers running the prices of homes up.Greed caused this so if you can't help get a handle on the greed then get out and go back to where you came.

It sucks hearing about climbing taxes but MT might be in a beginning stage of growth requiring more tax dollars. Maybe after a decade or so taxes can come back down. And those excess monies are very much needed to build schools/teachers, fire depts/firemen, police stations/police, roads, bridges, hospitals, power generation, sewer plants, .... On the other hand, if MT turns into a blue state like Illinois, the taxes will always climb.

I live in football hall of fame city. Theyre building a retirement village in addition to some other goofy stuff, which most people retire to warmer climates. Not sweat your ass and freeze your ass off ohio. Ive heard no one talk about how this will effect our property taxes though, i seem to be the only one thinking about it.

Liberals in Minnesota had a 17 billion extra in tax collections, and they decided to spend it all on new projects, instead of cutting taxes. If you look at property taxes in Minnesota are probably just as high as Montana. Like your videos! Merry Christmas 🎄

Mn Dems are in a race to be another California. I live here and my real estate taxes went up 36% in 2023 and are scheduled to go up 41% in 2024. And that doesn’t include the other taxes Dems have levied to pay for their social programs

Docks should be designed to go up and down with the water level, like they are in 95 percent of the world. The deck rides up and down the pilings. Basic engineering 101

The problem is that the water level is down so low that boats can’t even get to the dock, whether it’s floating or not.

The Flathead Valley was much better 30 -40 years ago. Reminds me of a John Denver song. As long as so many other places are becoming unlivable and quality of life issues get so much worse people will keep moving to Montana.

The drought in northern Montana and north into Canada continues and it may not be realistic to fill the Lake every year regardless of the legislation which Zinke is introducing. Property tax should be based on original purchase price not skyrocketing real estate valuations. California had Prop 13 which did freeze property tax rates for the original owner for 4 decades. That was repealed and changed recently with Prop 19.

I'm a Californian who wants to move to Montana, but it's not us regular California folks that are causing these spikes in housing prices. I just want to go to school in Montana to pursue my study of Irish and eventually try to afford a decent home or build a vabin and buy some acreage... but looks like my dream is slipping away. Just out of curiosity who are these California investors? Is it possible to start a petition for prohibition against out of state real estate agencies, contractors, or investor? I mean if they're not native Montanans they should not be able to buy up property and land without meeting certain qualifications... Something needs to be done to stop the greed and corruption.

Dude your property tax on the 400k house sounds to high to me .Thank your lucky stars your not living in the SHIT HOLE I'm living in Duluth MN. My property tax is going to be 4,602.00 if not a bit higher for 2024 . By the way MN. had a 17 Billion Dollar 💵 Surplus. I hate MN. With all my heart . I grew up in Big Sky country. @@LivinginMontana1 The lake is 370' deep. I find this very hard to believe. In fact, I don't believe it. Extend your dock out. Businesses on the water can do the same. At some point, you will be able to get your boat to it. Even if you have an aircraft carrier. You guys are complaining that a 370' deep lake is down 2 whole feet and you can't get your boats to your docks. We are not going to put the health of fisheries and farms in jeopardy so you can have the luxury of a private dock that you couldn't use for one season. Have you been to Lake Mary Ronan? Have you seen some of their docks? Don't tell me it can't be done, Will. That's just silly.

Angie, you don't have to believe it. First of all, don't kill the messenger. I don't live on the lake or have a boat on the lake. I have done the research though, and find it interesting that this happened out of the blue. Just "Google Flathead Lake Water Level Issues" and you will find numerous articles about this problem. This has never been a problem until this year, and if you do some research, you will figure out why.

@@LivinginMontana1 I believe the lake is lower. I saw it first hand as I live in Polson. We were still able to use the lake without much issue. What I don't believe is that people who have lakefront properties are unable to modify their docks to remedy the problem. They can extend their docks out and make them float. Problem solved. It seems to me that it's easiest for them to have a federal regulation, which may have other implications for wildlife and agriculture, but they don't care about that. They only care about accessing their boats without having to have any additional expenses. At least, that is the way I see it. Since this is the first time in many years this has happened, I'd like a "wait and see" approach before we start putting fisheries and agriculture in jeopardy for the convenience of what I perceive as the rich.
