I was really interested in this, but looked at the pricing and half a million for a 1500 square foot house seems insane. I hope you can find a way to bring your assembly costs down, because we need more progressive builders in the country.

Some of these niche shops get popular and all of a sudden they have a 2 year back log - could be the price is just from demand and the higher the price it the faster they can grow the operation.

Code requires fire blocking every 10' where I live... but my first instinct is to say that your insulation installation was definitely not done properly if you've had that issue.

Our correction was at first look good because it had a grey screen to the attic side however if you trim the inner bond it will settle and a lazer thermometer is the only way to find it . Closed cell won't settle 1/4 " in 22 years and I can prove it and will put money against the cellulose over 10 years but it's your choice.

Watch grand designs. There are a few episodes ( particular one in the last season) in which they show homes built with similar technology. If I am not mistaken one of the most successful companies is located in Estonia and from there they export to whole EU.

Hi Dennis, Phoenix Haus regularly hits Passive House levels of airtightness on first try. I don't know the results for this particular home, but somewhere south of 0.6ACH50. And many of the prefab homes we cover do end up with solar. Since they're looking at 90% less energy use, it's very easy to hit net zero with a small array.

If you are going to be building from the ground up, we actually have a warehouse just outside PDX, so it's 1-day shipping the metro area. If you want high performance prefab references, unfortunately Portland is out of range for Phoenix Haus. However they have teamed up with Artisans Group to make prefab Passive House projects happen in the PNW - I would suggest reaching out the Artisans Group (based in Olympia and Seattle).

If you want high performance prefab references, unfortunately Nashville is out of range for Phoenix Haus. The closest high performance prefab building company that we work with is EcoCraft in Pittsburgh PA. We'd recommend starting there to see if prefab is a possibility for you.

Yeah seriously! I thought the point of all this modular stuff was supposed to be less expensive since it doesn't require as much construction. That's a lot of money for that size of a house. Insane. P.s. just did the math. They get paid 15,000 per panel/hour since he said it takes them about an hour to build each panel. Absolutely crazy.

@@phoenixhaus3003 That is crazy. Is there any wonder that the younger generations prefer to rent or to build microhouses? Who wants to be tied down to a 600-700K mortgage or more? This kind of an economic and societal structure is unsustainable. We need to find a better way to do things as a society. This is not right. I remember back in high school, and it wasn't that long ago, in the early 90s, when a completely finished house over 100K was thought of as expensive and luxurious, and people were impressed by how much square footage and quality materials you'd get when you bought it. If you bought something over 200K, well then you were truly deep-pocketed. Now we're talking about houses over 600K as starter houses for young families. It's crazy.

@@RaoulPop It is crazy! Actually we don't see the future in single-family residences anymore, it's simply too expensive. Numerous studies assert this as well. Gone are the times that you can assume you will be able to build your own custom house for a family of 4. That is why we are working diligently to provide other solutions, specifically regarding co-living, income producing ADU's and multi-generational living so that resources can be pooled and things shared. In 2021, we have our first co-living building coming on line that we are extremely excited about and have been working on for the last two years!

Man, building a house is like highway robbery nowadays! Most people will not truly be able to afford building one of these (or any house in general ) at over a half million dollars, which probably doesn't even include land. Now with the price of lumber sky rocketing, that price tag goes up even more. Cool ideas, but not affordable or realistic.

Currently in my area a 1900 sqft home (and no where near the quality of these) is in the 450 to 500k range. My neighbor paid for her 1100 sqft old with minimal updates house 325k. Crazy. Of course that does include the small lot it sits on. You are right, sky rocketing lumber and materials. Scary!

Very want to own, they/we just don’t want to have to pay monies forever for the sense of ownership our parents could afford at a fraction of the cost. And yes, building technologies have improved, but how can we claim “efficiencies” when everything is practically 1000% the cost it was just 30 years ago?

Imagine how I felt when my grandfather built his own home 1200 sq ft for $13k and my dad bought his new 1400 sq ft for $23k... But yeah,I wouldn’t want my dads $86.00 a week paycheck ether... My 1200 sq ft house cost 110k but considering I get paid 10x more it becomes relatively the same... So if you want the world to go back to 1950s cost of ownership,you should also give back the cost of employment..

@@JSomerled well ... and true, incomes and pricing did change, but not proportional to one another. For example ... the Wyndham homes Hunter 1600 sq ft floor plan in Denton June of 2015 went for $140,000. When lots finally opened in December of the same year, they started at $180,000 ... $40k jump in 6 months. Now it goes for $250k starting. My dad went for an architectural degree in the 1970’s full time that he paid for over the summer in a part-time golf caddy position. I went for the same program in the early 2000’s part time schooling that I was paying for with a full time job. My first job in 2000 had a 5.25 minimum wage. It’s 7.25 an hour 21 years later (and if that’s minimum, imagine the wage scale all across the board). The 2 biggest contributing factors that I can observe of the bat are the pickup truck market going from a new truck costing $25k to $60k when the oil field saw a group of people with a high school education making $200k+ a year and bought them with cash. So the market anticipated that they were underselling. Housing had its infamous bubble, and its undergoing a second market bubble as Californians are existing in a mass exodus, and everyone else is anticipating CA monies. This is why every vehicle manufacturers try to push a lease plan, and why most cities are building multi-family apartments over single family homes. Trying to make an “affordable” solution, rather than try to remedy the core problem. At least, from what I can observe personally and first-hand

@@Ntx_MrE there is So much you don’t even begin to account for..For instance,the population in this country more than doubled in my life time,and it will quadruple in your kids lifetime..Supply for items like lumber will never keep up,especially when cheap lumber gets dumped in the USA forcing lumber mills here to close.Cost of new home prices are due to dynamics that will only get worse,not better..Builders are not going to just eat the cost of lumber doubling... I would worry more about being relevant in the job market so you can take advantage of the increase in labor cost when it occurs.. As it always does..People who get left behind usually have good reason to be left behind.

@@JSomerled that’s true, and I can admit that I was taking a hyper focused perspective and using a very specific scope. Heck it also leaves out major issues like local politics (like ... 6 city council members leveraging their “unpaid local government positions” to adjust local taxes to somehow benefit their multiple real-estate holdings) in addition to the concerns you brought up. So, yes, definitely. But there’s still the frustration as people balance the desire for ownership and stability and independence with the ever growing costs and lease-culture tethering folks to the producers of whatever the goods and services are.

I understand that passive houses are cheaper to maintain due to low energy use but the the costs of these houses are pretty pricey. ~$600k for a house that still needs plumbing, electric, permits, etc. I don't know

We'd recommend you reach out to Phoenix Haus to ask. But to be fair, the better comparison would be the differential in time and labor savings as compared to other high performance building. Those interested basic code-compliant would probably not be the interested audience at point.

@@PADOYLE Agreed, but most people will make a judgement on cost differentials. Like Economy vs First Class. I'm - usually - too cheap to pay for F (often 3-5x Economy), but if there's a sale, I'll pay 2x more. That's why I'm interested in the cost difference because then I can make my value judgement to determine if it's 'worth' the extra money. In this case, this modular is quite competitive, particularly in high-cost markets

I know I'd be interested. I'd like to know the ROI and level of comfort and health available at different price points.

@@melissamybubbles6139 We hear you. Unfortunately we don't have a satisfying answer for that. Because Passive House construction is still in early stages across the country, it depends greatly on location and who works in your area. If you have experienced builders who can do the job, Passive House construction can be completed for close to same cost as decent quality new construction. 475 now ships materials within just a few days anywhere in North America - so most materials aren't location specific. The difference from place to place comes down to labor and experience of those doing the work. As Passive House becomes more prevalent across the continent, we should be able to see averages becoming clearer. I know it's not the answer you're looking for, but hope that helps give some context.

A question, You talk a lot about healthy houses and healthy building process, but what about your choice of materials?? you use plywood/OSB/EPS/Styrofoam etc, that is not healthy materials at all, it contains a lot of chemichals wich off gases inside the house for many years.... So , did you find any supplier who makes these products with no hazard chems i would be happy to know where its located.

Hello, we're the supplier of the tapes, membranes and air barrier system and can only speak to that part of it. But our materials meet the highest requirements for indoor health, are Red List Free, and have zero VOCs. You can check with Phoenix Haus for details on other materials, but since this is a core goal for their company, I believe you will find they have done their research.

I have a 5 bedroom 3 bathroom house in Florida and I pay between $450- $600 per month electric. I’m will to pay more for my build and less on heating and cooling and air quality.

Sure, everyone would appreciate energy efficient housing but affording it is another matter. Yes, energy prices will continue to escalate by design and with government's blessing. Few industries, like energy suppliers and agriculture, enjoy government subsidies and pricing protections. Once housing became the playground of investors and speculators, the word "affordable" disappeared. Now we just accept that signing up for a half lifetime of payments (the mortgage scam) is normal. Miss too many of those payments or paying your lifetime of taxes to the state and see how long you will be allowed to occupy that home.

economic success is all relative - in the Colorado mountains, $300/SF is cheap! Costs are only going up and building in the mountains has always been more expensive.

We're not connected with any Passive house Prefab operations immediately nearby, but I believe Simple Life Homes (simplelifehomes.ca ), based in Ontario, may be in range. Another recommendation would be to reach out to the architects involved in Passive House Minnesota ( passivehouseminnesota.org ), many of which are based in Minneapolis.

Metal brackets / simpson ties attached on the interior / exterior of panels. One nice thing about the consistency of working with building blocks, is that you can plan for similar weights / loads on each panel. Meaning, with the help of an engineer, you can choose a set of ties that work for all your panels.

Yes, I'm suspect on the price vs value. This is like paying $500 a month for yoga classes. I don't know, they either have crazy high costs or insane margins. Either way, not for me.

@@Kramitall $200 of it falls to the onsite builder. $100 of it is our package. That's 2/3s that is not within our scope and something that we can't control and is decided by onsite labor rates and finish preferences. For 2/3s of the price we provide 40% of hard costs. Including windows pre-installed and all structural components.

Should not put vapor barrier OUTRSIDE the fiber board, but if mento is that permeable, that will work of course.

I will describe a more affordable option and just as fast ... But first: These two folks speak so low, one loses interest. It is somewhere between mumbling and whispering. He up-talks (tilting the end of sentences in an upward pitch as if asking.not telling) to excess. She dares us to hear her. Visuals are GREAT ! Lack of price without land is disappointing and glaring to the point of being suspicious. Concept is attractive for the rich or financially wreckless. GOOD method for short build season such as Colorado "high country" and similar climates. Not a realistic option for tight budgets - For them, consider 2 or 3 or more simple rectangular gable-roofed garages built end end to end, without interior walls so big open space inside which is a fast build using roof trusses, out of the weather quickly, only load bearing walls on the 2 exterior sidewalls. insulate and install electrical and plumbing,drywall THEN allows for erecting interior walls versatile floor plans. It's relatively inexpensive and quick. and fast exterior with roof so construction out of the weather fast.

@@jgrmtnjgrmtn3954 Show us please. A video is ideal. I consult all over the Rockies and $300 a SQFT is actually low.. Colorado is expensive to build. Not to mention Colorado is a 3 climates a day kinda place. So speed is money. The fabrics and intel of building science applied here is almost life-like. A body is vapor proof and water proof, but yet it can sweat and steam.. So can this type of assembly.

@@PassiveHouseCody check out Matt Risinger's The Build Show for it's quality and content. He makes Green homebuilding interesting and is seeking his certification. Many episodes focus on water and air-tight homebuilding. I spend almost half the year in Colorado High Country and much time studying new construction. I consider your video more promotional than diy for obvious reasons.

is that what they said? They are out of their minds if that is the price they are charging. I can build a much better house than that for 300$ a sq ft and it be net zero.

In some places, such as where I live, $300 sqft is the cost to build on average. With the cost of materials, an extremely tight labor market, and a short building season, this is reality.

@@nicholasnewby8925 this video was done before skyrocketing lumber prices. 300 a sq ft is fine if it was a large house that was a complicated build. I can build a more energy efficient home for much less
