Hi Guys! From the UK, I’ve been living in Cumbaya for almost three years now (I live right next to Aquarela). Love it here, great pace of life, weather, and you have everything you need yet only a stones throw from Quito. Can’t reccomend it enough!
Amazing places. Worth noting that Cumbaya is 7700 feet elevation. Quito is 9350 feet above sea level. Really anything above 5000 feet represents a lifestyle change that should be tested before fully committing to.
Appreciate your great housing tours. May I suggest, if available, you try to include the monthly condo/hoa maintenance costs that cover the guards, staff, cleaning and upkeep for the amenities, insurance, taxes on the common areas, etc. Friends live in a 2 br Miami Beach condo with maintenance at $2.2k @month - so while a condo might be $300k or home 400 a big factor is the monthly carry. @@-.-.-.-.-.. you are right, bu in Quito and valleys Cumbaya,Tumbaco, Puembo and Valle Chillos, most of the rentals includes the alícuota. The average HOA fee is about $ 1,50 per m2 or per 10,76 ft2

I wish the condos had a bathtub in the master bath. It’s hard to tell how nice they were without lights or furniture. The models were all sold so we couldn’t show those 😭

Hola patty... First house...I love the roof top... that is enough for me. I'd plant a garden up there and it would be my sanctuary. 2nd house. I love the back yard and the views from the bedrooms...very beautiful. It is a lot of space but I think worth the price.
When I was working on the construction of a gold mine in Zamora-Chinchipe the project boss lived in La Primavera for more than two years. In England it would be called "posh". They have 3 kids, so that felt like a safe area to let the kids out to play in the neighborhood, with excellent schools nearby. The kids adapted faster than the parents, giving them a "secret language" between themselves. I would prefer the last area. All those ameneties and two bedrooms close to 2000 sqft for the low 200s! I could totally see myself spending my 60s to mid 70s there.
Watch the movie " Proof of Life", I believe the house featured in the movie, was located in Cumbaya. There awesome scenes of Ecuador at the end with a back drop music of Van Morrison
I think it was a good video but I do see that you could do a round 2 because the options were very large and therefore also expensive. The first two homes I think are somewhat overpriced. Plenty of better options. I would also recommend Yoo Cumbaya by the same developer as Aquarela, a great gated community farther from the airport called Pakakuna Gardens and maybe show a bit more premium options of standalone homes (not all same in one place) in Arrayanes, Pillagua or similar, la vieja Hacienda maybe as well..
Unfortunately Cumbaya has become an overpriced place in Quito, this neighborhood normally is reserved for high class income people of Quito, but there are other areas like Valle de los Chillos which is more affordable and very nice like Cumbaya.
You are right, there´s also a Club Valle de Los Chillos, less expensive, I hope that soon we can do another real estate tour with Amelia and JP there ,too. Although you have some neighborhoods inside Cumbaya that are not so expensive. For example at the central location of Cumbaya, there are some old gated communities of houses, that you can get for $ 200.000, you have to reform them a little, and the location is worthy, behind the first shopping centers there. There are also old independent houses at the oldtown of Cumbaya, for between $ 180.000 and $450.000 it depends on the area of land and how commercial they are. Its not recommended to live there for security reasons, but if you want to invest in them to get a rental, are great, and in todays ecuadorian real estate market, it´s time to buy, prices are great !

Some lovely homes. Seems like they were probably built and priced with ex pats in mind. The average per capita income for the locals would never be able to afford that.
Thanks for sharing. That second place would be wonderful, if the utility lines would be underground, like the parking, as they are a constant eyesore and disrupt the lovely views.
Lol, I can't believe you went to the luxury building by the end of Juan de Borgoña Street. I was able to see my house in the balcony take 😂. Personally, I don't like that building that much but I totally recommend to live in La Primavera.
Hello Amelia and JP, this is Solon from Houston, TX. I've decided to move to Cuenca primarily because of your channel and Don Shader's on Ecuador as a whole. One main reason I like Cuenca is that it has English AA Meetings 7 days a week at noon. This is invaluable to me. It is located at "Presidente Boreo 7:63 between Marisco Suare and Presidente Cordova on the second floor facing the street,". This is an odd way to state an address, but can you tell me which section of Cuenca this location is? I it far from the City Center?
It's important for readers to note that if you are not an Ecuadorian citizen you cannot get a mortgage and must pay cash when buying a property. That isn't mentioned enough. On the positive side, I read that if you buy a property and are not a citizen that you will automatically receive or qualify for a resident visa if the purchase is 50K or more. These are alleged facts I've read, but have not yet confirmed everything. 🙂 Can you confirm these 2 points please?
Aquarela, hands down. The 1,700 Sq ft is perfect for a couple. Location, location, location is important but amenities, amenities, amenities is more important to me.
Ah, Cumbaya. I found the weather to be a bit too chilly in Quito in the mornings and evenings, but the temperature in Cumbaya was always perfect, in my opinion. Just a bit lower elevation than Quito makes all the difference. Plus, they have a really great Italian restaurant there. Can't remember the name of it, but I know I could still find it if I went back there. It's no wonder that wealthier quiteños like to live there.
@@soniasalazar5629 I believe that is the one. It had a really nice semi-outdoor covered terrace seating area. The food was fantastic. I never had a bad meal there. If I ever return to Quito for a visit or otherwise, I'll make it a point to have another meal there.

$1,50 is an average condo fee HOA, but for the first townhouse you see in the video, the HOA per month is $ 400. The HOA fee depends on several factors, security companies are very expensive in Quito and valleys, so if there are only 15 townhouses, the HOA is more expensive, than the one you get in a big gated community of 60 houses. So, if you are interested in a specific house, I´ll tell you what´s the HOA fee monthly.
Expensive place but beautiful. I can't imagine what they would cost here in the US. But Like you I would only want a 2 bedroom place. 3 or more is way overkill for an elderly single guy like me. Although all of the amenities rock.

approx 90+ acres of which a 1/3 is all gardens to die for...very impressed with the gardens and the build quality of townhomes and single families which overlooks a huge deep ridge canyon...a very special place..Pakakuna means the "hidng place" in Quechuan. Pretty affordable to buy or rent so visit it and you wont be sorry for sure. I was there for 3 months investigating all real estate options many years ago. Lived in conocoto and sure did enjoy Cotacatchi too...one of cleanest cities Ive seen. But cumbaya and tambuco are very nice too.

I was in several cities in Ecuador about 20 years ago. I am okay with the idea of living in Ecuador, except for not being able to flush the toilet paper. Is it difficult to find housing where you can flush the toilet paper?
As long as you don’t use news paper .You are free to flush it .Ecuador has 500 years of civilization and of course all Cain of people .Quito Colonial Center is centennial compared to the Mayflower Episode that arrived to the northern Eastern part of America .Near the Center of Quito there are houses valued Millions. All cash for expats. Credit scores are a lot different here. They’re based on regular deposits from a job or business into a bank account rather than borrowing history.
