I don't think you're supposed to let sellers know how excited you are as a buyer. 😂 In Tennessee, persimmon seeds are used to predict what winter is going to be like. Does the inside of the seed look like a spoon or a knife? Google it if you're interested. Love what I've seen of the property AND all that home reno projects will be great video content. Jake, I'm sure she didn't mean to trick you but, unless a persimmon is COMPLETELY ripe, you will get "cotton mouth". They are delicious when they're ready. Don't chop the tree down if you get it.
I don't know who Judy is, but this one is my fave!!! Do a mold test in the house in various places. If good, I would totally renovate it! Be sure to get rid of all that panel. LOL

That looks like a wonderful property Jake! Between the fact there is already a house there you can remodel and all the outbuildings for storage, animal barns/sheds, etc it would be so easy to turn it into exactly what you guys would want. Be sure to check out the ratings on the schools there and find out about the local government and officials. You know what happened to Plum Grove and how they don't have services they need, and the officials did nothing really to improve things, etc. I just want you guys to be sure to do your due diligence and get all the info you need to make a good decision before making an offer. Also be sure to go to the property after there has been substantial rain to find out if there is any area that floods, etc.
😂 That would be an unripe persimmon!!! 😂 They are really sweet and soft when they are ripe but you definitely will know the difference when you bite into one before it's ready! 😂😂😂

Yes, all the inspections and getting a land survey are needed so you go into it with all the knowledge what it needs and funding for it, but otherwise it’s fantastic!! Many times all of that can be worked into the purchase. Jake and Melissa I hope this one works out for you! Being So close to your family is what makes me smile the most! It must off been a beautiful Place at one time. The fruit you wait until it is dark orange then you peel the skin then eat it. It's good for you. Its called Persimmon. Persimmons are an acquired taste. 😉 You should have opened the seeds to see what kind of winter you were going to have. You would have seen what looked like a spoon (lot of snow), fork (mild winter), or knife (extremely cold & icy). Hope you find just what you are looking for in a property. I know moving is hurting your heart, but you have to do what's right for your family. ❤
I hope Ms Judy’s place works out for you guys. It does seem perfect. You must have gotten a very unripe persimmon Jake. Persimmons contain tannins, a type of plant compound that can make your mouth feel dry, chalky, or puckered. Unripe persimmons have a high tannin content, leading to this sensation. Fully ripe persimmons have fewer tannins, resulting in a sweeter taste and less mouth discomfort. 😊😊😊

Dear Jake, Those persimmons don’t get ripe until much cooler, preferably after a freeze. They make great persimmon bread, moist and flavorful. Yes, the pucker factor is high with the unripe ones!
Jake, Persimmons are delicious if you wait until after a cold frost. As you found out, they turn your mouth “inside out” if you taste them too soon. I am 72 and have eaten Persimmons all of my life! They make a great Bread and Pudding. Wildlife will eat every one if you wait too long after the first frost. I know this sounds crazy, but I promise that they are really yummy! I love this property and pray that y’all can get it if it is God’s will. Love y’all❣️
Praying that this will be yours in the very near future. I think it would be the perfect place for you guys and the rooms in that house would fit your needs perfectly. I just don't think any other property could compare to this one. It seems to be as though this property found you and not vice versa. I can see you expanding your animals with all this land and have plenty space for them to grace and roam.
Persimmons are an acquired taste, but they're excellent for baking. The property needs a good inspection for termites. It will need some work, but if the structure is sound, it would not be impossible.

Love love, this place. Jami and Steph would love that tree. You have everything there for your animals plus your horses, when you get them. Don't seem like it floods either. Is it far from your house now? Lyssa seemed to love it too.
Jake.. the persimons will be reddish when they are ripe.. good!!.. If you prune back the pear tree in the winter you will get more and bigger fruit. Never prune back a bush or tree more than 1/3 a year.
