Hey folks, just a quick update to say that this park has been sold and is under new management. We've spoken with the new owners, a campground management company with several properties. They seem like nice folks, and in the right hands, this might be a nice park to stay in now in the Montrose/Black Canyon area. It's now called "Meadows of San Juan: meadowsofsanjuan.com/
The delivery was attempted by the Fedex guy, so the rule was broken... the Park owner is a dick... but it is a free country and he has the right, but he also faces the repercussions.
@@rvnaut except, that's not what happened. read the email. it said that they were kicked out for getting the package after being told that they could not have it. they were kicked out for going outside the gate to get that package. they were kicked out because the little dictator in charge felt SLIGHTED at being gone around. IRATE that his assigned PUNISHMENT of being denied that package was dodged. that he was being MOCKED by these campers and the fedex guy. DISOBEYED. i know this to be true because it is the only explanation for such an over-reaction. there are three kinds of camphosts in the world. 1. most abundant by far- helpful and pleasant and friendly. 2. distant and unfriendly and unhelpful. very rare. 3. the one we have here, the campground nazi. not as rare as wd would like to think. this type has three main subgroups: a) the downtrodden, bitter, slave-wage, yet power-hungry employee of an absentee for-profit vendor in national forest campgrounds etc. b) the WAY overly-enthusiastic, well-meaning, by-the-book, new volunteer camp host, maybe with a newly-unearthed pleasure in being 'a boss'. and c) the one we seem to have here- the dreaded privately owned campground owner who operates on the personal philosophy of 'my house my rules, this is ALL MINE, we are IN CHARGE, don't make any false moves, YOU are here to OBEY US, MINE MINE MINE!!'. in sum, the slumlord mentality. i have seen my share of all these types. i actually have a friend who was a type #2. i run from type #3.
Unbelievable!! That's horrible, especially since campers are the most honest, kindness people on earth. I camped at places like that half my life and never had problems.

Please understand that we're not asking anyone to review this park on our half or call them or anything like that. We're Pleased to report that the Riverbend RV Resort 8 miles up the road is meticulously well kept, shaded, quiet, has a river flowing right through it, and most importantly, extremely nice staff (full of former employees of Montrose-San Juan!) that went above and beyond to show us a good time, because they've heard a story or two hundred about Montrose-San Juan RV Resort. Update to add-In our flustered state, we engaged in some dishonest reporting that we need to correct in the name of full transparency: There are 3 pages of rules, not 4.
There is a really bad smell here. My guess is you were kicked out because you got really nasty with the manager. Not because you went outside the gate and met the Fedex driver to get your package. I have been a camp host for years in National parks. This looks like a typical response from someone that thinks they are entitled to do whatever they please because the rules are for everyone else, not them. Do your children a favor and stop teaching them entitlement.

@@billthomas6399 I get that maybe you have issues in your position with campers and therefore have a jaded view of campers and camping etiquette, but I think your response to this is out of line. If you pause the video and read the email that was sent BEFORE he went to talk to the camp host, Min 2:29 of the video, it clearly states they were being kicked out. The police were called after the gentlemen went to the office, but who in their right mind wouldn't go to the office to try to work it out. If no packages were allowed, it should have been clearly stated in the rules for all campers, not buried on page 4 for Long Term Residents. This is an issue that can be verified that by the reviews prior to 7/29/2020 on YELP. Just investigate before you leave nasty comments about someone you do not personally know. (By the way, I do not know them either, but the reviews of this place lead me to believe they are 100 % real.)
Just wanted to let you know , I am one of the campers that was kicked out of the park a few weeks before you. Drill sergeant Tom did call the sheriff on me also. If you question Drill Sargent Tom you get kicked out.

That's because the man is too mentally weak to handle the small amount of power given to him and has turned into a petty tyrant. That's why his decree of "you can't receive a package here." became "you can't receive a package at all, anywhere." When he received the package off of campground property, that violated his tyrannical decree and resulted in the eviction. A mentally healthy manager would have explained that he can't receive packages there because of Colorado's domicile laws and to just meet the fed-ex driver off of campground property, which would have produced a win-win situation.
Wow this place Montrose San Juan rv park has terrible reviews on google. Many reports of same psycho management style you experienced. Everyone should leave them a review on how not to treat customers. Trash.
The state needs to enact a "Campground and Hotel Renter's Bill of Rights" to protect their customers from abuse at the hands of management...with stiff penalties for non-compliance.
I don’t get it ! Poor Customer Service. I have many times received packages at a campground. Even received by office for us. The word of mouth will hurt more than the pain you have received. You tell 10 people, they tell 10 people, before you know it..... Safe Travels

So the call it 5k people are going to tell at least double that number and then you have loads know how many odds ones like me. This campground is going to get SLAM hard...
the manager has posted his side of the story on their website. According to him, campers can't receive packages there because of Colorado's domicile laws. In San Francisco, domicile laws control the rate at which the rental property is taxed, I imagine is the same in Colorado. I'm guessing that a temporary domicile (no mail or packages) gets taxed at a lower rate
My family lived in Montrose for 7 years. I have never heard one good thing about Jellystone now known as San Juan RV. So sorry that you experienced that. Montrose is typically a very friendly town.
I would be curious to know if they are trying to collect double rent by kicking you out and renting it again for the nights you were supposed to be there.
And I bet the sheriff's' deputies are on the take, intervening in a CIVIL Landlord/Tenant matter. They have ZERO LEGAL AUTHORITY to kick anyone out of their rented-and-paid-for lot.
Hey guys, wanted to let you know we, as a full time RV family have your back. That is just unbelievable and totally nuts. I just sent a nice little email to the campground management which read: "To Montrose-San Juan RV Resort, Hey, just wanted to be fair and honest and let you know that based upon a review posted on camperreport.com, you have been placed on my "never go there" list. I am sure I am not the only one to see this scathing review. You may want to clean up your act before the RV community gets wind of how you do business. It's a pretty tight knit community and word travels fast. Happy camping and hope you have a blessed day." From the reviews, here, it may be a little late for them to clean up their act. (FT since late 2018, but so far I have always 100% boondocked or driveway docked at a relatives -- 100% off-grid capable really helps avoid other rude people like this campground host/owner.) What I got from the guy is that he didn't even receive the package on camp grounds. He went outside the gate. Campground rules (no matter how f*** up) do not apply beyond the property lines. Also, wtf did the cops remove them? There was nothing criminal going on. You can't evict a tenant without an ORDER OF EVICTION. This is a civil L&T matter and the police have no right to get involved. EVEN if there's a clause in their stating blah blah blah the management can kick you out it needs to be supported by a court order before the sherrif has ANY authority to act on it. This whole thing is ignorant bullshit if you ask me.
@@stormbytes if the campers had of known they could have asked the delivery driver to go down the road and meet him farther away from the campground. Like a true drug deal lol. The crazy owner got pissed that the driver in his kindness to call the camper, found a way to outsmart him. Then used a cowardly way of sending an email. I’m sure there’s a nearly endless stream of unsuspecting victims who will enable the park to effectively get paid twice for a spot. Crooked bastards. And yeah, the sheriffs are probably getting paid to help facilitate the scheme. Social media only reaches so far, and unfortunately many people just won’t get the heads up about this place.
It looks like they tried to respond to all the negative reviews with "evidence" from their web site, which is now mysteriously down...someone suggested that their Google Maps listing be changed from RV Park to Garbage Dump. You NEVER win when fighting the internet. Never.

It's our legal system that's to blame. Landlords cannot allow mail service of any kind or they open up residency issues that can lead to big problems. Manager was doing his job. It's messed up that good people are held back because some bad people find ways to cheat the system.

@@cks5631 yes, he may be arrogant but maybe he has went through months of none paying tenants who have unjustly used mail address to claim occupancy and they won't leave. Each location has it's own legal restrictions and allowing one to set presidents can cost an owner his whole property. Sure these rv folks meant no ill harm but others are not so kind and I've seen people loose their property from such scam.
the manager told him that he was read the rules twice?!? not true, but if i had the rules read to me even once, i would demand a refund and leave. ths is a campground, not a halfway house for parolees.
Hey guys , so sorry for the bad experience . I lived in Montrose for over 30 years and can assure you that this is NOT typical local behavior. My son is proud to have graduated from Montrose high. I hope you visit again, (at a different park) and I'm sure your experience will be better.

Thanks for the timely info! Currently near Mesa Verde & considering heading up towards Ouray. We’ll definitely *not* go to Montrose-San Juan. Refusing a package because they don’t want to take responsibility for packages is one thing; kicking you out & keeping your money is entirely different. 🤦🏻♀️ So sorry you had this unpleasantness thrust upon you.

@@Heretic10001 it seems to me that they like traditional campers but those living in their rv cant be discerned except for accepting packages means you might not have a regular/traditional address. I cant see the fear factor as so many van dwellers are very kind persons. I wish i had a bunch living near me.
@@Heretic10001 The campground is private property. The police are there to prevent any disturbances from arising...far from being a part of the "Bates Motel" as you refer to. Much like if you wanted someone removed from your property and call the police to ensure your request was adhered to. If it wasn't, then the police could take enforcement action for trespassing.
Tracy Russell If it were an isolated case, then your position would make sense. But in reading through the comments, this scenario of kicking someone out and having the cops there to “prevent any disturbances from arising” is played out again and again. Generally when police are repeatedly called to a single location, they take action to change whatever is causing the calls. Clearly nothing is changing here, so the logical conclusion is that the cops are just fine with what’s going on at this campground.
Cherrie Mckinstry While you may be right about it being a van-lifer discrimination thing, I am not convinced. There are many reasons why anyone traveling in an RV, whether for life or two weeks, might need to get a package at some point. It looks to me like the owners here are simply looking for trivial reasons to kick people out and be able to rent the spot twice for the same period of time and get more money.
Deepest sympathies to you. A truly astonishing turn of events. Needless to say, that's one campsite blacklisted indefinitely. I'm utterly agog as why a rational and reasonable outcome could not have been reached. Throw out customers does no good for anyone. Thank you for posting this information on this place. I'm glad to know that next year we won't be staying at that place. Some people are just miserable in life and want to drag others down. Just put this in your rear mirror and continue living life to the full. Once again thank you for the information.
What is the address to that campground? I want to order 100 small packages addressed to the manger with the stick in him bum! I am sorry this happen to you guys! We order packages to almost every campground we go to. Glad to hear the other campground was able to get you in!
That eviction was totally uncalled for. "Everybody" needs to pass the word both verbally, and on-line to all RVer's across the nation not to patronize this RV Resort.
Thanks for the warning about this place. Sounds like so many of these RV camps....rules in fine print or non-existent. Then they tell you your rig is too old, etc. etc. Hopefully if enough people hear about these places, the resorts will either clean up their acts or go out of business.
You guys were lucky to get a email. They came sliding up to us in the golf cart to evict us walking to the bathroom in the morning. Had some issues with the 5er and had to pitch a tent for the night. Big no no! It didn't really matter we had already booked a spot in grand junction for that night even though we had already paid there. The place is a prison camp and we already felt uncomfortable so a eviction didn't matter.
I'm glad you posted this, I lived in Colorado Springs for 30 years and moved to Texas, I have never heard of such a thing as this. We will never go to this campground and wi spread the word. Thank you
I hate to say it, but with an absurd situation like this, with your rights being violated and your kids being traumatized, you should seriously consider litigation, not only against this campground, but also against the Sheriff's department if they wrongfully removed you. I don't know about CO, but in many states, you can only evict with a court order. If that is the case in CO, the the Sheriff's dept violated your civil rights. Safe and happy travels!
You got it! We can evict, but if the tenant does not leave, then you have to go through the court system. Plus you HAVE to give a 3 day notice! The police here don't just come out to aid an eviction. You have to get a writ of possession (after an eviction process if the tenant still does not leave), then 48 hours after that, the police will escort the tenant off.
Apparently, according to Colorado law, that only applies to long-term residency. If there is no recurring renewal period and it’s less than 30 days, it’s just like any other business that can remove people from their property at their will.
Let’s not make this negative about the police. They didn’t violate anyone’s rights. They were doing a “preserve the peace” and they, according to the video, did nothing but stand off and allow these folks to pack and leave. An legal eviction is totally different. The villain here is the park owner and they are getting plenty of revenge with this video via our reactions. This story is ridiculous and I’m glad it had a peaceful resolution, but cops have helped me and mine countless times while we are out there camping and traveling and they need our support.
I wasn't there obviously but it sounds like with this happening so much before the police knew there wasn't any reasoning with the manager. They may have also stayed to help make sure this family stayed safe since I've read multiple times that manager Tom is hothead and carries a gun. Just another perspective but it's all guesses on my part.
Yep. We did too before booking. Also, the email he alluded to regarding rules was never sent to us. The whole thing is unfortunate and we still can’t believe it happened.
This is a great message to other RV parks. Never bite the hand that feeds you. Customers are your life blood or your death knell, you choose which it’s going to be.

After seeing your video and hearing about your experience, how they treated your family ,we will NEVER stay there and we are passing this information around. We belong to the Airstream community and I will be posting it on there forum also. Now that is crazy! The MCSO has a lot better things to be doing than having to deal with something like this. I agree with everyone else and put it out there on their reviews so others know. Come on over to Grand Junction, things are a bit more relaxed!
mcsd should of told the manager they did not recieve the package on the campground , so why do you want us to remove them , oh by the way i own a motorhome , i will never camp there
Sorry you had to go through this experience and thanks for posting it. I have gone back to my rv owners group and made sure it was posted there too. Awful experience for the children and really no rule was technically broken as no packaged was delivered on their property. I have subscribed to you you tube channel and will be supporting you! Please do a follow up on this about: your credit card dispute, new information about how long this guy has remained and your guess as to why, if anyone from that campground has reached out to you and what they've said etc. I know you may want to move on, but trust me...your subscribers want to know! :-)
That.is.insane! Last time I was in that general area we stayed at the KOA in Ouray. It’s a bit expensive but one of my favorite campground’s ever! Highly recommend the KOA! Thanks for putting this on you tube so others will know so we never should stay there, ridiculous!
Well I guess I will never be staying there. Thanks for posting this as a warning! We were just in Ouray a week or so ago and stayed at Ridgeway State Park which was really nice.
So you were actually outside the gate to get the package? If they already rejected the package and you went outside their property to get it that's none of his business!

You'll be happy to hear that YELP is no longer allowing "reviews" of this place, they've shut them off and you can't review it due to and"unusually activity alert" , translation "too many people posting reviews recently"! So YIPPEE for Montrose San Juan RV Park - they screwed themselves LOL!! Sorry you guys had to go through this but glad you made this video to warn others not to waste their time and money here! What insanity! If it’s that big of a deal to the campground, they should point it out at check it! We’ve stayed at tons of parks in our over 3 years of full-time RV living. We have received mail at a park that wasn’t allowed. However, we received a phone call, not an eviction notice, which is the right thing to do. How unfortunate that you guys had to go through all that in front of your kids, especially with the cops involved. These folks won’t stay in business for long if they treat their customers like that. When I was RVing in the late 1980s, before the interwebz and social media, we ran into a ton of crazy, crabby, get-off-my-lawn campground owners. Back then, it seemed like the norm rather than the exception to the rule. Sort of like their own little fiefdoms and the campers are their serfs. I sincerely feel for y'all. Safe travels!

I hate confrontations and am terrified of them because I suffer from PTSD these people don’t realize what people are going through with all this covid and loss of jobs etc. never staying there 🙈so sorry for your troubles but thankful for your video. Contact the Better Business Bureaus and demand a refund for the inconvenience. If they refuse to remedy the situation. They will have a black mark on their business rating...
There is a lot of camp grounds like this but it is their private property where you can be asked to leave; or be escorted out... I agree that you have a recourse on the value of remaining days and they can withhold for breach of contract (Your stay) since you did not adhere to their terms of service. Let it go and move on!
This is not a Landlord vs Tenant dispute as there is not like a 3+ month (Some states 6 or 12 month required) lease agreement but a simple agreement of services where you can stay temporarily.
I am really glad you are sharing and this camp ground is off my list forever.Will pass it on to everybody I know. This is something that could happen to anybody. OH EM GEE!!! That's all I can say. Thank you for giving us the heads-up on this. I'm happy to hear that the park is under new management. However, I'm sure there are other campgrounds that we need to be cautious of- and make sure we read the small print on the back of page 7, lol.

Sorry about your experience but thanks for sharing it to help others avoid this camp ground. We have been full time RVers and use the Escapee Mail service for our mail. However, there are often times when we urgently need to receive a package which may include a repair part for the RV or medications for our health issues. We often seek out campgrounds that WILL allow us to receive packages at our campsite and this will definitely be one that we avoid.
What if it was life saving daily medication needed for a serious genetic disease being delivered by your medical drug plan! That moron manager had no idea what it was and you were not extended stay so that rule did not apply to you. Wow, maybe you should write a letter to the owners? He is only a manager. Not only will I not stay at this campground - even if it were the last place on Earth - I will make sure I tell every single person within earshot of this horrific story. I honestly wouldn't have believed it if I hadn't seen it. But alas, as we all know, there are pieces of sh*t in every venue and in every corner of the world! Be well, and know we're behind you 100%!
