Best you will come to know from your banker, take the copy of documents of property along with you to get the exact idea. All others will give you rough or wild estimates.

Ji agar kisan quota category ka plot hai aur as per bye laws construction hoti hai toh koi dikkat nahin aayegi, construction ke liye aap market mein bhi try kar sakte Hain aur humse bhi banva sakte hain

You mentioned that it was bought at a rate of 40k/sqm in 2021, and that there has been price appreciation of 400% since then.. meaning the price at Knowledge Park 3 for this kind of plot is 2L/sqm!?

@@kanishk86 price in Knowledge park 3 is currently between 1.5 lakhs to 2 lakhs per square meter, for small to mid size plots, this plot comes under mid size.

If the rate is 2L/sqm.. it becomes 10cr for 500m. Cost of construction must be another 2cr. Annual rent is 44L. This comes out to be 3.6% return. Doesn’t seem to beat inflation. Please correct me if I’m wrong.

Nice to see that you are working on gathering more and more numbers. This video was made to bring in notice that, there are other very potent options also available for investment in Real Estate apart from regular commercial or the residential options. This building was used as real life example to clear one of the concept which can be created on such type of plots, the similar type of concepts can be applied on other locations also which hold good potentials. This particular location in past 2 years has witnessed a great run-up in prices, someone entered at that time has made handsome amount of captial appreciation plus if applied some concepts like the gentleman owning this property did, can create a good source of income. This property was bought for 2cr plus construction cost was 3cr and first lease is signed for 20% more than what you calculated.
