Do it! I used to live in a neighborhood that had 600 single family homes, a community pool, 3 parks; and this was a planned middle class subdivision costing around 90-110 million USD. You can still build 75-100 homes in a similar manner and it would be a fraction of the cost (say something like 15-20 million USD depending on location and materials). But regardless that's still a realistic goal for someone who starts planning and building wealth at a younger age. You could even have your own HOA covenant lol.

@@loupaulo1205 Depending on your goals, you really don't need that much capital to technically build a neighborhood. For example, I only actually build maybe a dozen homes per year, but I develop and sell maybe 600 lots per year and just sell them ready to build to a home builder. I could technically build more homes, but this way I don't have to keep anything tied down for too long and can move on to the next piece of land fairly quickly. I would also say that developing raw ground is much more accessible to someone looking to get started in real estate development because you don't need tons and tons of startup capital to get going. I did my first ever development project with rented equipment and a crew of temps.

I am a green engineer and these videos helping a lot, so god bless you, Mat. I would like to request one episode regarding civil site grading plans. I kinda find them a bit difficult to grasp. Specially, I struggle with visualizing grade changes around the perimeter of the building and what locations might need retaining walls and so on. Thank you in advance.

This was great 👍. You make this really simple to understand. I always wanted to work in the housing industry. I started in 2015, but had a desire to learn about the construction and mortgage arms of the industry. I currently work in Land in an more Administrative position and this video is helping me to understand, beyond the paper work. The world needs to expand existing animal habitats on both land and in the oceans by 100x. Too much development of the land is taking away animal and natural habitats and too much fishing and netting is destroying and depleting the ocean. The human population has doubled since 1980s and it is continuing to grow out of control at a logarithmic rate. See the world population websites if you don't agree. Our planet has not grown to adjust to the human growth, so we as humans must learn how to balance our population and our dedicated land for Farming and living for humans, and habitats for animals. We must do this now before it is too late, and the passage of time and human greed erases all animal and natural habitats. Most people are narrow minded and think we can just live together however man in most all scenarios destroy habitats so there is no living together side by side. Natural and animal habitats must be protected and increased in size or the only animals we will have left are on farms and zoos.

It varies. I have another video on this on my channel about the different lot conditions. If you're delivering lots as "FINISHED LOTS", then the lots are graded, utilities are installed and stubbed out to each lot, and the roads are paved. This way, the homebuilders can hit the ground running with vertical construction. You can also deliver the lots as "BLUE TOP", which means you're just rough grading the lots to it's final design elevation (and maybe roads to subgrade). Or you can even just take land through entitlements and still deliver that to a buyer.

How do you finance this? Let say you buy 100 acres and want to develop it. How would you finance the land development and then finance the actual buildings/real estate. Wonderful explanation now pl guide if someone has land parcel say 100 acres and land is not owned by the developer co. And some third person came in picture and acts as a buyer he gets registered few of those lands and not whole parcel.but he is not professional so he contacts developer who also is raw but having good social contacts, in such case what should be the first step, to get it surveyed or to appply for clu , as land is agricultural in nature. And what should be the next few steps before starting boundary fencing

If I'm understanding this scenario correctly, the parcel is zoned for agricultural? If that's the case, and if the buyer wants to develop it, I would say the first step would be to see if you can get it rezoned. Because if you can't rezone it for what you want, then there's really no reason to proceed with surveys, studies, etc. It's a dead end.

Hello, would it be okay to put the dry utilities on top of the wet utilities to save on excav costs? im just wondering for sites with a stone subsurface

Great question. Most utility companies won't allow you to do that because if a water or sewer pipe is damaged and needs to be excavated, there's a chance that the dry utilities on top can become damaged in the process. As careful as some operators try to be on those machines, someone is not being careful and they rip through existing conduits and rip the cable inside because they don't see it until it's too late. It happens all the time.

Typically once your streets are black (paved) you can do a lumber drop to start building your houses right away (assuming you have your building permits already). Your finish trades (landscaping, flatwork, and even your walls/fencing) will occur after it's built. And your finish grader would have 4 different mobilizations throughout the construction process. Once after the house slabs are poured (for the "rough pulls"), once to prep for flatwork, once to prep for landscaping, and one final time for the "final rake".

Great question. I, too, live in California and this is definitely one of the more difficult states to develop in. That's why the homes are packed in so tightly on such small lots. That's the only way home-builders and developers can get the numbers to pencil out and make a return. But in general, everyone watching these videos should take it with a grain of salt. Please recognize that every state is different. These are great videos to build a foundation on, but be flexible enough to learn the different intricacies in your own area. For instance, other states install dry utilities in the backyards instead of the front. And some don't allow a joint trench. Every area is different.

What do you mean by fencing? Wouldn’t that be something done during landscaping and not while the land is still being dug up and moved around? And I probably misunderstood

You are correct. The fencing or walls would typically be one of the last things done. But sometimes it's advantageous to build your perimeter walls/fencing right after the rough grading is done just so you don't have to spend money on temp chain-link fencing (if your site is need of any sort of temp fencing for security purposes). But I've also seen that some properties don't need fencing at all because of where it's located, and so the walls and fencing are installed at the very end (and you would want it done before landscaping. That way the fence guys aren't stepping on and ruining all the fresh new plants).

It all depends on your area. Where are you located? Here in Southern California it's not uncommon to take 1-2 years. OR EVEN LONGER! It all depends on how "hairy" your project is and the baggage that's coming along with it. I'm in the process of building our own personal residence now. We started the planning/design process back in February and we are just now resubmitting our FINAL (fingers crossed) plan check for review. We're looking to break ground towards the end of this month. So this was about 9 months, but that's not including all the due diligence, market analysis, budgetary cost estimates upfront before we actually purchased the property. And that's just one house that did not require any underground development (all the utilities were already stubbed out to this lot). So you can imagine how much longer it would've been for a subdivision with more underground development and grading, etc.

To name a few: meetings with the city and utility companies, pulling permits with the city or county, reviewing CC&R's and other project documents, meeting with engineers and other consultants, obtaining budget estimates, purchasing/contracting subs, managing the budget, managing change orders, etc.

Depends on how big the project is and how extensive it is. Also, would your job have a lot of off-site improvements to do as well? It could be anywhere from 6-9 months for a smaller job (30 lots avg) or 12-18 months for a larger project (100+ lots). OR LONGER! Hard to say really, there are so many variables to it.

Could be anywhere from $60k-$85k per lot depending on the amenities and improvements of the project! So if you're building a project with about 50 lots you could be looking at an average of about $3.75 mil! And that's just for the underground horizontal improvements!!!

This industry sucks, especially in NJ. If you’re a civil engineer in land development, get out while you still can and go into transportation or working directly for a municipality, county, or state. Land development for private clients is all about tight budgets, low pay because the lowest bidder gets the project, high stress, insanely fast pace, long hours, being an expert in zoning, autocad civil 3d, grading, stormwater, utility design, and, you must be able to have excellent written and oral communication skills. Every project I’ve worked on in land development recently has been warehouses, which most towns don’t want, and high density housing. If the developer wants to make a last minute change, he won’t care how extensively it changes the design. He wants it done as fast as possible with spending the least amount of money possible while you also have other projects going on.
