Are you ready for a deep dive into the latest legislative changes and trends affecting your investments? Today on The Apartment Dealer Show, we continue our recent video interview with Mike Brennan, a seasoned expert in California's rental housing regulations. In this short video, Mike reveals essential information that every landlord and investor should know. I highly recommend you watch it to unlock a wealth of valuable insights.
In this exclusive interview, Mike delves into the legislative landscape, shedding light on both newly passed laws and trends that could reshape the multi-family residential real estate market. The overarching theme is a gradual erosion of landlords' rights and increased complexities in the real estate industry. With these legislative changes, your investment strategy must adapt to protect your interests.
Here are some key takeaways:
1. Assembly Bill 12: Will limit security deposits to one month's rent, regardless of whether the unit is furnished or not. Learn how this change might impact your tenant selection strategies.
2. Assembly Bill 548: This law gives inspectors more authority, allowing them to inspect multiple units within your property, even if a complaint pertains to a single unit. Find out what this means for your responsibilities as a landlord.
3. Assembly Bill 1317: Effective for new construction with 16 units or more, unbundles parking from rent, potentially affecting your rental agreements. Discover the implications and opportunities this change brings to your property management.
4. Assembly Bill 1607: Limits the ability of landlords to evict tenants based on criminal activity. Mike explains the challenges this presents and how it may affect your tenant selection process.
5. The Right to Counsel: Local governments are now empowered to provide free legal representation to tenants in eviction cases, creating new challenges for landlords. Learn about the potential consequences and how to navigate this legal shift.
& Much More!
The interview also touches on issues related to ADUs, rent control, anti-tenant harassment laws, and tax changes that could impact the real estate landscape.
As an investor in multi-family residential properties, staying informed and proactive is essential. The future of your Financial Legacy depends on your ability to navigate these changes effectively. It's time to arm yourself with knowledge, and this video interview is a valuable resource for doing just that.

This is so frightening for some of us who works so hard for so many years are used to clean my own buildings and do everything myself. Now I have a company running it but we do everything correctly. We return deposits we do everything we’re supposed to do. We are actually handling an eviction right now with Mike Brennan. He is wonderful. I cannot say enough about him.

I get it. More people can't afford to buy a house, or rent a apt, so let's keep raising the price. Why do the rich keep complaining?

There's a cost to do business. Once that cost is not worth the effort, business's shut down and competition that holds prices in check disappear. Once these big corporation get a monopoly all of these restrictions will be lifted and prices will be at the mercy of government and big corporations and we know how that turns out. The people pushing these laws have no idea of the damage that they're doing to themselves in 5 to 10 years when all the competition is gone.

Have any legislators responded to these points? Why don't they see the long term destruction to housing.

This is great news for tenants. So many tenants are harassed and abused by corporate landlords.

In 2023 we stoped construction on 6 lots. We are just keeping the land. NO MORE construction on units. City of Los Angeles can keep their tenants. I'm willing to sell my properties to the City let's have them to deal with tenants and toilets. Fidel Castro in CUBA fixed the housing problem overnight. FIDEL took private houses and gave them to the public. In one SINGLE FAMILY house they use to live 4 families. Apartments building were taken from the landlords and given to the tenants FOR FREE. Think that I'm crazy, WAIT and see. They need VOTES, and they don't care about the landlords. Votes mean POWER.

If the state wants to do this stupidity, then do the following: • Call the tenants' last 4 landlords • Get the last 4 years of income taxes both state and federal • Get copies of all bank statements fo the past 6 months • Verify last 4 employers • Visit the neighbors for last 4 rental locations and talk with neighbors

Why not pass a bill that makes food a fundamental right so they could walk into McDonalds and hand them a IOU slip and make it a civil matter for them to sue a person for lunch.

Yea, in 5 yo 10 years this will be adopted not only in the US, but globally I'm afraid.

Uh, please reread the law - Actually, if the landlord lives on property with one ADU they rent out, they have a loophole / exemption from rent control for the ADU.

The big corporations are using the government to temporarily tighten regulation to drive out smaller operators. Once the little guy is gone, they revert back to what is reasonable. Then there's no competition and they can charge whatever they want.

Just like minimum wages for sandbaggers, all these laws will only reduce the supply of rental units and will drive rents up!!!!

Funny, it never occurs to them that the law about not letting the state force evictions of "gang affiliates" (if that's even definable or provable) is simply to protect people who happen to rent their home, a lot of times, from becoming homeless. Clueless.

I used to feel bad for landlords. I dont anymore. I lived in a house owned by a bonafide slumlord in California. I dont care about landlords anymore. Of course I'm not one and I've never been one to destroy property. In fact we've done improvements to the rentals we've lived in. Never again though. Y'all cry about "Ma rights". I live in Visalia California run by republicans. They dont enforce a single thing. This house could have burned down due to my landlords willful negligence and it would have been okay. An appartment down the street had no hot water for nearly 30 days, cockroach infested and at least 1 child fell I'll due to the roach infested water (pipes).. That's okay too!

You had better pray Nudesome increases your monthly handout checks! The way this is going, there will be less small mom and pop landlords and you will have less supply of rentals on the market and what do you think will happen to your rent??!!! Care to take a stab at this??!!!
