as regards Perth, 2 major factors in play which are not mentioned. A. The govt has announced no permit granny flats and B. They have taken subdivision approval away from the councils in order to facilitate quicker approvals. As an investor I would be looking for a house on a block over 600sqm.

Hi PK , appreciate your feedback on north eastern perth suburbs like brabham , dayton , caversham etc , in terms of your opinion on getting an investment property - getting over a 300 sqm ,4-2-2 around $580-600 mark in this market 😅 and potential rentals at 680-750 pw range , pls advise your analysis on these suburbs and thoughts thanks SDS

Perth and regional qld are the areas I am watching most closely, but we already have properties there. I am concerned about diversifying as we can likely only afford one more with our borrowing capacity. If Melbourne and Adelaide are also poor ideas, should I just be waiting?

wouldn't invest in qld REGIONAL area's , including Gladstone and Mackay, i built a new Duplex in Eimeo Mackay, after 10 years made zero capital growth .

Hi PK long time follow and first time question... We recently built in north Perth (Alkimos beach estate) we have noticed prices in the area have grown since moving in October 2023. My question is how do you read 'what your equity compared to others of similar block size/rooms location?'... With out paying for the information. What is realistic reporting or what should I consider?? As were wanting to do improvements but is it worth making it nice, if it's not going to pull the dollars in after 10 years? Or do we keep it neat and as you do start on the investments. 🧐🧐🧐 It's our first home just wanting to know we have a winner rather than a risk of loss. Thanks for all your advice 😊

Not expecting Melbourne to change anytime soon because of the land tax. Basically the state government has killed the investor market in Melbourne…. Expecting a continuous and entrenched decline.

Investment lending share the highest in NSW.. more and more people invest interstate. Does Corelogic show where they invest? It does not necessarily mean that they invest locally in NSW?

People who invest interstate is always minuscule.. I a did another video on that. Common for educated investors, but generally less than 5% of investors do so..

I personally feel Gladstone is not yet diversified enough to put my “ hard earned money “. Many others including buyers agents buy there and have made money and will continue to do so. But my risk appetite is very low. And I rather forgo those gains for a lower risk location with equal/ better gains.
