Mastering Exterior Lead Flashing Repairs
Repairing exterior lead flashing is a task that typically involves several careful steps to ensure both the effectiveness of the repair and the safety of the person performing the work, especially considering the health hazards associated with lead. Here's a step-by-step guide to repairing exterior lead flashing:
Preparation and Safety: Before beginning, gather all necessary tools and safety equipment. This includes gloves, a respirator mask suitable for lead dust, safety goggles, and a protective suit if necessary. Set up a secure ladder or scaffolding to access the flashing safely.
Assessment: Inspect the lead flashing to determine the extent of the damage. Look for signs of wear, such as cracks, splits, or areas where the flashing has come away from the masonry or roofing material.
Cleaning the Area: Clean the area around the damaged flashing to remove any debris, moss, or dirt that could interfere with the repair. This can be done with a soft brush or a cloth. Be cautious not to create lead dust when cleaning.
Removing Loose Material: Carefully remove any loose or damaged parts of the flashing. If the flashing is cracked or has small holes, decide whether it can be repaired or needs to be replaced. Use a sharp knife or snips for cutting, being careful not to cause more damage.
Applying a Primer: Apply a primer suitable for lead and the surrounding material (if you're adhering the flashing to brickwork or roofing tiles, for example). This will help the patch or adhesive bond more effectively.
Cutting the Patch (if applicable): If a patch is needed, cut a piece of new lead flashing that is slightly larger than the damaged area. Ensure the new piece will overlap the existing flashing adequately on all sides, typically by at least 2 inches (5 cm).
Fitting the Patch: Position the new patch over the damaged area. For small holes or cracks, lead mastic or a suitable sealant can be used to fill the gaps instead of applying a new piece of lead. Ensure the patch is fully secure and that there are no gaps for water to penetrate.
Sealing and Finishing: Use a suitable sealant around the edges of the patch to ensure it is watertight. Smooth any wrinkles or bubbles to ensure a flat surface that water can run off quickly. If you use nails or screws to secure the patch, ensure these are sealed and covered to prevent leaks.
Cleaning Up: Carefully clean up the work area, ensuring that any lead scraps or dust are safely collected and disposed of according to local regulations regarding hazardous materials. Wash your hands and any exposed skin thoroughly after finishing.
Checking the Repair: After the repair, and especially after the next rain, check the area to ensure there are no leaks and that the repair is holding up as expected.
Remember, working with lead is hazardous, and proper precautions must be taken to prevent lead poisoning. This includes using personal protective equipment (PPE) and ensuring that lead dust and particles are not inhaled or ingested. If you're not experienced in working with lead or if the damage is extensive, it's advisable to hire a professional who is trained in handling lead safely.

90% of problems are down to poor workmanship people like to do bare minimum and get cheapest quote done as quickly as possible some customers don't like you to earn more money then them cos of thier fragile ego or appreciate you want to do as perfect job as possible with no comeback

I learnt lead roofing from the chap I did my plumbing apprenticeship with 30 years ago and in that time I’ve seen a few things in my time. Few know how to do it and many have a go. Many have commented on how easy lead welding is but the smile is quickly wiped off their face when they have a go. I’d love to pass on my skills.

I’ve got a same scenario in my house apart from the lead work is code 4 and it’s all in pretty tidy but it’s leaking under the door somehow! I’ve got a 150mm up stand from the roof up to the underside of the cill. Glassed up with a wall fillet sealed and lead under the door to the back edge and down to the roof level. Waiting till the weather gets better to cut the internal reveals off (doors been plastered in inside and out) get the door out and have a good look. It’s been driving me mad trying to trace the leak over the past year but now I’ve got to bite the bullet and get the door out 🙈

That is the next option if this doesn't work we will take the doors out in the summer.

Your problem will probably be the doors. The external wall has now become a internal wall when an extension has been added. Doors will need to come out and a fully welded lead tray needs to be installed under the pvc cill with the front of the lead left open to drain.

Roger, do you (in the UK) use something like 29Y40 as a primer and mixed 50% with water in your cement mixture? In our business, we use it for adding strength and flexibility in a flooring application, 2 to 5mm cement overlay. we find that even brushing or rolling the product onto the finished product gives excellent moisture repelling properties. Of course, there are 3 coats of (made in house) polyurethane sealer as the finish, and for extra durability, sometimes an intermediate coat clear of roll-on epoxy. (strictly indoors, due to epoxy yellowing in the South African sun)

Allways a problem spot. We got are building contracts to think the same way we did as Roofers. Before you put the doors or windows in let us come in and do a complete fiberglass tray under the unit with a 20/30 mm upstand up the back edge of the frame on the inside. This allows you to go past the opening at both sides with the fiberglass achieving a complete seal. The lead flashing only has to go up to the side of the door. Never had a problem. Allways hard following on after someone else.

🎉when grinding out for flashing always grind into the brick join or block beneath render this eliminates the problem of faulty render. The doors need taking out and then lead fitted no ifs or buts. Joining lead with a welt is just the same as having a length of lead more than 1.5 m a good lap is much better Also for belt and braces create a water tight extension to the door sill leaving it 1 inch from the roof surface. 👍

Not having a go at the repair Roger talking about the original builder doing it in the first place the patio door being that low on the roof is a bad design in the first place. Some people don’t have the money to pay for two repairs mate. Not having a go and not reading a manual. 👍

Has the grp and the lead flashing not to go under the external wall insulation onto the original wall, with an upstand made from a strip of insulation underneath? Thats the way it is done at my house.

I’m a little confused as to how cutting the piece of lead and joining it back together solves the problem of expansion and contraction? Does the joint allow it to flex more ?

The welt has a built in expansion. It is a movement joint.

In my opinion the doors should come out to do a lasting proper job.. I wouldn’t undertake the job otherwise the reason being that on the passed when I’ve tried to help and it didn’t work out the client wouldn’t pay. This kind of poor workmanship isn’t just small builders! I’ve seen hanging tiles fitted before leadwork then the poor guy had to try and fit flashings afterwards, that was on a R-row development.

Yea I see you made what we called a quick corner, not a bossed up corner. As an old lead worker it needs a tray under the patio doors to make a job of that , but hay it’s just a quick repair to a bad job in the first place. Why welt that joint it needed a 6” lap for expansion.the welt will pull apart I think

I' haven't read all of the comments so apologies if already commented upon. They never mentioned the need for a cavity tray, assuming it is a cavity wall. I would bet strong money that there is not one installed as no sign of it or any weep holes so when the render breaks down there is a real chance that water will penetrate the outer skin and and bypass the flashing.

There is no way at this stage of putting in a cavity tray. This is a fix not an ideal solution. We have to be realistic and approach this with due regard to budgets/

Here in Texas, we have one water valve in the street that belongs to the city, and another one that the owner is supposed to use. Plumbers always turn the city valve, because they know the owner's valve is often rotten and can't be touched 🙂 @@SkillBuilder

Should have oiled the lead before putting it in position, that way you can oil the back of the lead too, not just the front!

@@RicktheRecorder I chose that title because we have code 3, 4, 5 lead and I thought it was a good play on words. I also know that we have British Standard Codes of Practice. The final reason of it appealing to Americans was the final icing on the cake. We are very keen to grow our international audience because it helps us survive. You might not believe it but it is a tough game turning out videos.

Appreciate you are only doing a repair but the threshold on them doors is too low. The roof membrane needs to be taken under the sill and up behind. That cover flashing stuck to the sill idea will give better protection against splashing but as it's a flat roof water could still pass underneath it in heavy rain. Mastic in place off mortar along the flashing chase is great as it can deal better with the thermal movement of the lead, but it is rarely applied correctly and as a result splits. Sealant manufacturer's require the joint depth is no greater then half the joint width. The depth is usually reduced to half of the width with expanding foam or backer rod to prevent three-way adhesion (where the sealant is adhered to the back of the joint and then pulls away from the top and bottom). The lead sheet manual shows pre-pointing with mortar to avoid voids behind the sealant. In which case a bond-breaker tape would be required over this to prevent three-way adhesion. Expanding foam would achieve this but is going to be difficult to leave recessed uniformly and mortar will provide help hold the flashing securely in between the wedges.

Whenver I fit patio doors I always bring a membrane up behind the sill but we are trying to get a guy out of trouble. I said we will explain that the proper job is to remove the doors. As for applying lead and sealant, we will see. There is a void for sure but that means there is a two way pull.

This is yet another video that proves my general idea of never getting skylights and never getting any dormers or similar. A roof should be really simple with a roughly 45 degree angle. Most of your problems will be solved with this - doesn't unfortunately help if you've already put in the skylights/dormer etc.

Nice vid', great to see some lead work. The whole original job would have been better, quicker, cheaper if they'd used EPDM instead of GRP. I bet they'll have more trouble within 10 years.

E-waste goes to landfill or dumped all over the environment. Roofing lead stays put or gets recycled. That was the logic whether it actually makes sense.

100% water is pissing in through the render down behind the lead because the builders wouldn't have put cavity trays in with the extension
