As a cleaner for new construction well over a decade there is a lot more you need to check out. Ensure all doors open and close. All windows latch and slide open freely plus all latches to hold window in ace are operational. Faucet fittings are tight. Splash water on sinks to see if properly caulked. I can go on and on but you get the 💡. I point out flaws and usually get brushed off. In the end, I polish these turds, people still buy them at these rates and prices. Maybe I can get payback for starting a walk thru assistance guy and point out all the flaws that need to be fixed ASAP. Sure, some are annoying but blow them off and over the uears you wish the issues were addressed to begin with.
@@Wyatt_Spencer Pretty much. It met a couple while cleaning, really nice folk. They spent everything thay had to get a home. I see so many things botched and covered up and didn't want them to get screwed. I sort of guided them to areas that needed attention and they were like this doesn't seem right. Some were simple things I learned that over the years can be a PITA to fix or touch up or if this was done like would be better and it would last longer. Didn't cost the builder much to fix just the way it should be done in the first place. Sort of that Mike Holmes show when he says things like if there was simple caulking here there wouldn't be an issue. Inspectors don't catch things like this. I see the plumbers to AC to painters just getting in and out to post their invoice. No! Do it the proper way dang it! Takes you 5 minutes to do the right thing. Hard right over the easy wrong.
@@bruiselee28 many little things that are simply annoying. In bathrooms check if the fixtures are loose and no leaks into cabinet. Does tub stop seal and sink plunger work. Are light fixtures loose..Do all the window latches work and it opens and closes easily..Doors open and close properly. Big one is if you have a septic..Ensure the tanks are above grade and drainage slopes away from the tanks. Soil settles and moves so a few inches of settling may result in water seeping into the risers and flooding tanks. If a shaft areator, recipe for disaster. Mine ended up below grade and paying the price every hard rain. See, subs don't do anything beyond code. Barely up to code, least expensive option. They could Caulk here but won't. They could use a rubber membrane between garage walls sill/ sole plate. Washed many garage floors and nothing stopping the water from going under plate. They simply nail the plate without any protection or sealant. So many things. If it looks odd or weird it probably is. Guaranteed the tub and shower pans will look used already.
yes def. recommend inspector when you get a new build. ..and get sewer pipes to home inspected with canera make sure nothing got damaged in building process
The walk through person here s very insightful. This model home is very nice. I would loved to move here. The guy we got in SoCal, he was godawful! He only wanted to show the main functions of the home and nothing else. When we saw something was improper and pointed out. "His responded was if we had to pay for it, it needs to be prefect." Other residents said the same thing about him! He had an answer for everything but not assisted the homes owners! The subcontractor Lennar hired to build their homes are very incredibly imperfections inside and outside and even the driveway or walkway!
its your right to have stuff perfect when you move in..no one wants to have work done on a home that is new and should be good to go..always get inspection even if new home. We are having an inspector to do the walk through at the same time lennar is doing final walkthrough
I know, isn't it great? In NYC, we share walls with our neighbors, and in California and other super expensive markets, where land is a premium by the ocean, the same is often true.
Why would they put the water heater outside with all those exposed pvc pipes. That belongs in the garage, protected from the weather. A cheap build for sure…those push up blinds are a joke. They won’t last 6 months before they stop working.
Thorough walk through, thank you for posting this. I was surprised by the white vinegar maintenance on the HVAC. How has the home been since you moved in? Any warranty work required?
anything ever happen with that botched work in the shower? probably not...But it was "noted" lol ...for him to say "that's the way it comes in" is wrong...that's the way IT WAS INSTALLED/finished
I almost just went into contract with Lennar. Was getting red flag vibes from them and decided to do some more research. Nothing but horror stories and that was locally. I Passed. Thank god I didn't put down a deposit. They still think the market is hot when it's getting soft and they want me to kiss there butts. Never will look at Lennar homes again.
What about the cabinet that is "within the boundaries of what's allowable"? I think that means if it's janky and looks off but they can get away without submitting a work order on it ...they won't..just wondering. I think Lennar is great but am just wondering what ever became of these concerns you had at he walk thru
Not true about the sticker. There is a bar code that your told to register appliances yourself, regardless if you have a clue how to. Then it's up to the homeowner to get in touch with the appliance company.. Terrible communication it goes through a call centre. Lennar has done away with printers. So go back to your phone. I could go on and on.
You need to have special inspector of your own instead…. If you using their inspector after they leave you are on your own…. Money out from your pocket. Personally I don’t trust them.
They are full of shit Posting homes in Dallas for sell no homes for sell applied for waiting list and you have to go thru their financing company and wait until next year for a home I drove 4 hours thinking I'll get one by September
You dodged a bullet my friend. Stay away from Lennar homes. The model looks great. They will slap yours together with no care and leave you taking care of all kinds of nightmare problems with your new house after you move in.
27:54 - Enjoy the snakes attracted by the fake pond and all the little rodents and lizards and such...and also the big "lot premium" you paid, probably at least $25K for the "waterfront". LOL
@@McDjArvin She plainly stated the inspector was coming, and he promptly turned around and asked her, "Then why are we doing this now?", almost as if he expected the inspector's findings to cause her to back out.
