The one apt with 3 bedrooms I would take the closet out next the bedroom with the bathroom access make it a hallway to the bathroom and still have a bedroom turn it into a 4 bedroom
I noticed the locked door in the "red" tiny apartment used to open into the "purple" apartment's kitchen. In the future, you could open that door again and allocate the purple kitchen to the red apt, turn the red kitchen into the living room, and create a new kitchen for the purple apt. Another cool investment!🧡
After looking at the floor plan it looks like you could increase the size of the you showed, by pushing it into the apartment shown in Purple, you would need to relocate the kitchen but it's definitely doable. Definitely a good idea having somebody you know living on the property.
Even though the apartment is small, it is really cool. That one apartment on the floor plan looked quite large!! Hopefully the friend works out..I always get worried about arrangements like that.
One bedroom without a living room is strange but works out for someone does need guest over his place. Hope your friend will work out to help he run the place and likes the cute tiny apartment
That is a really cool property - I love the history of it. Looking at the floor plan it is possible to imagine where there were offices back in the day. So charming! I could see myself living there. Hope things work out well.
What a great old building Mark! It looked to me like those wood counters/partitions with the wavy glass were left over from when it was a bank. Looing forward to watch the progress on this. And if it ain't broke, don't fix it! :-)
welp its interesting... hope the old owner is doing ok.. since its the only store around you should ask your customers what they might want that you don't already carry if it would be easy enough to get.
Future consideration. Make the kitchen in the front apartment the kitchen for the efficiency you showed. Close it from front. Turn front dining into kitchen. Living into dining and family into living. Hopefully not to hard and makes that efficiency more appealing. Have you got a space downstairs you could convert to laundry? More quarters to count!
This is a really fun looking property. This one will be interesting to follow. Might make a trip up there just to see it. We like to take dvives. If one of those apartments were vacant, that would be fun to rent overnight. Maybe you could make a AirB&B in that base ment. Just a thought 'cause it's multi-use. Just for passers through.
One of those apartments is as big as a house. That small apartment is cute, it's got a lot of character. The whole building does. Good luck with all of the licenses. In my state you cant buy liquor at stores they have their own special stores run by the state.
I think i would take out the kitchen in the big unit and move it to the dining room. And use the doorway to the other little roost apt so it could have a living room/dining and kitchen. Assuming once or if the large unit becomes empty
Working at breakneck speed but it's looking good. The entrance to the apartments is pretty gross, yet updating it is only a matter of time and opportunity, thankfully! This might be another location for a laundry area (your side hustle, so to speak, lol). 👍🖖🙏🇨🇦
It'd be so nice to see the 30 year old renovated entrance reverted back to more original. Those entrances just look really bad...that concept of boarding up the old windows really suck. JMO: the original look with windows and sidewalk covers would be so much more inviting and raise the value of the building as a whole.
Gawd, I hate when they chop up these old buildings into these little, shitty apartments. Then leave a million doorways to nowhere all over the place. If you decide to keep that front door, you can save the beatings it's taking by putting a metal kick plate down at the bottom of it.
