Non attachment certificate കിട്ടണമെങ്കിൽ ആദൃം encumberrance certificate ആണ് village officer ആവശ്യപ്പെടുന്നത്..അതിന്റെ അർത്ഥം അവരും depend ചെയ്യുന്നത് encumberrance certificate നെആണ്..

ഒരു സ്ഥലം A എന്ന ഉടമയിൽ നിന്നും B എന്നയാൾ സ്ഥലം വാങ്ങി. ഈ സ്ഥലം എന്ന് പറയുന്നത് ഒന്നായികിടന്ന ഭൂമി പ്ലോട്ട് ആക്കി തിരിച്ചതാണ്. ആയത്കൊണ്ട് ഈ സ്ഥലത്തിന്റെ ഒറിജിനൽ ആധാരം A വാങ്ങിയ വ്യക്തി B ക്ക് നല്കിട്ടില്ല. A യും B യും തമ്മിൽ സ്ഥലം രജിസ്റ്റർ ചെയ്തതിന്റെ ഒറിജിനൽ ആധാരം ഉണ്ട്. പിനീട് B അയാളുടെ സഹോദരനായ C ക്ക് ഈ സ്ഥലം ധാനആധാരം മായി നല്കുകുകയും ചെയ്തു. നിലവിൽ ഈ സ്ഥലം ഞാൻ വാങ്ങി. അപ്പോൾ എന്റെ പകൽ ഉള്ളത് A യും B യും തമ്മിൽ രജിസ്റ്റർ ചെയ്ത ഒറിജിനൽ ആധാരം, B യും C യും തമ്മിൽ രജിസ്റ്റർ ചെയ്തിട്ടുള്ള ഒറിജിനൽ ധാനആധാരം ഇത്രെയും ആണ്. ഇത് മതിയോ

A good & informative presentation. Need one more clarity regarding re survey. If on resurvey,if there is a diffence in land area than the existing tax receipt ,what to be done . If there is extra area available after resurvey & tax is also paid on the same , (but no such additional area aadharam) - can this additional area be included in a new sale deed. If so included,will it be allowed by VO for pokkuvaravu.

You need to mandatorily see Original Adharam before buying the property. From Sub-Reg office you can get certified copies of parent deeds (Run Adharam) of future references.

The videos r very informative.I have some doubts which r follows 1. If the seller applies for SN NO. ,during inspection the official finds that the survey no. of the land is wrong in records.He carries re survey and issues new suvey no.. What should a seller and buyer do in such cases.Kindly clarify.
Very Good explanation which covers all aspects on how to buy a land. What can be done as a buyer, if the land area in Sale deed & tax paid receipts are different. Please advice.
Between tax paid receipt and Sale deed , whatever document have the least area, you own only that much legally. Sale deed says how much land you own as per Registration department and Land receipt says how much land you own as per Revenue department. But if the actual area is less than both of these then it will be head ache to reclaim the missing land. So as a buyer always pay only for the least area between sale deed , land tax receipt and actual land area. Glad to know that you liked the videos :)

For registration, do I need to obtain an official certificate with boudary measurement marked?
@@sonyjohnmathew As long as you are paying only for that least area and doing registration for that area , everything can be done in normal routine. But in any case measuring the land is mandatory due to several factors. Wait for our next video , we are covering all details from giving advance amount to the registration. It will be released in couple of weeks.
