I enjoy the mobile home park vids. 💞 (But if you buy a mobile home, make sure you are buying the land, too. That way you cannot be kicked off if the land owner sells the land.)
I love the Mobil home parks. I've always been fascinated by them. I love the little blue cottage and any and all videos about that. You are such a sweet lady and quite funny and human. We've all been through bad times and good ones as well. Its how you love day to day being the best you can be. Its not always good but it ain't always bad either. You really are like an old friend. Its a comfort to me
I love these too! Even if it's not something I was super into, I love seeing vids where someone is passionate about something! It makes me appreciate something new!

There really is no rent control in California Mobile home parks today. What they are calling rent control is those who moved into there mobile home before the 1980's have rent control. If you inherit the mobile home from the senior who lived in the home you will also get rent control. If the home is sold, the park can charge fair market value for the space rent. If you inherit the mobile home you must live in the home to receive the rent control. Space rent can be increased every year.

I enjoy all the little trips through the homes, RVs, little shops, roadside sellers, motels, roadside attractions.....all of it !! My one experience living in a mobile home park was all the negatives of owning a tract home + + + The beauty of being a nomad ( it seems to me ) is that if your neighbor is a total jerk, or the homeowners board is a bunch of busy-bodies focusing on forcing people to follow their endless rules and regulations....you can turn the key and get away from them. Would you really be able to put up with all the “stuff” that goes on in one of those places? ( I sure would not!). Not trying to be negative-just throwing out the thought. The payment combined with the rent fees seem like big old house payments and it seems like you would be stuck like glue to whatever drama was going on in the neighborhood. ( I’ll duck now 😀)
Tooo close for comfort for me!😁 I see that we think alike. Rules and restrictions and packed in like sardines would not make me a happy camper, that's for sure! Now I wouldn't mind the trailer being small, coz I don't require a bunch of space, and some of these trailers are very cute! . ..But some real *privacy* as far as neighbors and snoopy landlords go, is a MUST!!!

Debra Joy one more important thing. Once you find a place make sure you get a really good inspection done. Termites are a big issue. My mom had a lot of damage on her mobile home that we had to fix prior to selling. Also make sure if they've added on a sun room or California room as they like to call it, check that it's up to code. I see a lot of people who've done their own fixer uppers and that's not going to fly when you're trying to get financing. You don't have the same protection as a home buyer. Lots of scammers out there, selling mobile homes that are subpar.

My concern is that the land is worth more than the rent they are collecting. You may end up with a notice to move because the owner desides to sell the land. My Mom use to live in Rancho Vallacitos in San Marcos. Some of the homes are on a trailer tag others are paying property taxes. My mom paid $590 with utilities. Her tags were $450 a year. Keep looking and make sure the lots are going to stay that way. The owner of RVE also ownes Palamor West. Also the closer to the coast be the higher your heating bill. But you won't have to use your AC as much. Good luck to you in your search. The parks will also run your credit report and interview you. Most all of the parks are 55 and up. New homes have to be put place they are taking the order run down ones out. FYI.

Pam Taylor I agree Pam. Small parks like this in good areas are good holding properties, my clients always wanted me to look out for them. When the market was right, that's exactly what they planned. Glad I'm not working now, they are even tearing down sweet little apartments and building high rent towers.
MsBeachboxer last time I was in Oceanside this new hotel was expanding and this sweet old Victorian was there about to be bulldozed broke my heart! I wanted to lift it up and take this home with me.

Hey DJ, I could only daydream about living this way. The park isn’t exactly a lush garden of Eden, lol, but.... Home is where your heart is right? You can adjust easily when you are living “ free” in our soul. And a few potted plants! AMEN? It’s what I hope for every day like you. This is actually my humble life vision I had for myself before the whole gambling crisis came about and wiped out ANY resources for me. 4 years now. It was the only way I would have anything to work with to obtain it. I mentioned I applied for 5 jobs after 24 years. Gee!! I musta been silly to think you just apply and then get hired? I got negative from ALL. I have cosmetic experience from WAY back as I am a retired cosmetologist. I applied at Target for the beauty team. Nothing! Even there. Well, I’m hoping for you too girlfriend that at some point in time we will watch the video that says your prayers have been answered. And Not to move to Alabama.. or live in a tool shed, I will stay positive...if you do. It’s hard to not get depressed but I do get some encouragement watching you to know I am not alone.
that park is horrible.trailers practically touching together,one catches fire two or three on either side will go up in flames as well.better have good fire insurance.i wouldn't live there if you paid me.just my thoughts.
Debra have you thought about moving to another area in California that is cheaper to live in. I know that where you reside it is very costly.. I was trying to think of ways so you won't be living in you van again..

I agree kind of close together. If one was to snore loud and or one hard of hearing and have their tv loud, and both neighbors have their window open, it would keep you awake.
Not sure why, but I felt this video to be super calming. An yes, the trailers are close together, but it's really no different than being on a residential street in a crowded city. You get about as much space between houses. *shrug*
Wow...CA is crazy!! That park was all concrete!! I owned a large manufactured home here in the Tampa,FL area and I had 2200 sq ft, Fireplace, whirlpool tub, kitchen with island and 13 drawers!! I paid $30K and my lot rent was only $494.00!! How do senior citizens live out there!?!? No wonder there is such a homeless problem out there as well as the ones who can afford the cost still choose to live in a car or van!! I may complain about FL but every park here has GRASS!! Lot's of tropical plants and lush grass!! All concrete would be horrible!
you might want to look into tiny homes for sale, they are better built than most mobile homes and can be towed to any location . If you find a park you like, you might want to ask if they accept tiny homes. You can google tiny homes in California and there are a ton of them!

Nice! By the way Terry would qualify for nursing to come to his apt to help him with wound care and any other medical help through medicare. His daughter would know. He might be able to live on his own for a while. He shops and drives still.

Owning your own land on Florida is the way to go. Pay property taxes, UTs and assoc fees - under $2k easily. Live in your van 3 mos/year and rent the property. Poof! Expenses gone! 😌
I'm not sick of watching them at all. I'm just stunned at the prices. People have lost their minds! Over $100k for a one bdrm, one bath trailer plus $800/mo lot rent and you pay your own utilities? Madness..pure madness! I look at my mobile sitting on 5 acres of pretty wooded land for under $60k and I wanna kiss the ground that I am not in CA. Who needs an ocean with possible earthquakes and tsunamis? LOL.... Also, how do these retirees pay those prices on S.S. payments?

I'm going to try to do that tomorrow if I can, I want to go to Hemet and check out this little mobile home and travel trailer park! But something tells me it was one of the ones that I toured before that I didn't like!

$800 park rent....1 bedroom (ONE!!!!!)/1 bath @ $148,000.00. And I thought the conversations with my son about Real Estate prices in Los Angeles gave me whiplash. All over the U.S., people are having struggles with cost of living and finding affordable housing. CA is the worst, IMO. And I used to live there, owned a business etc. It has gotten much worse.

Looks ok, but even a good park can be spoilt by bad residents. We have these three guys that are always causing trouble. I’ve been Park Supervisor going on 15 years, I seen it all. But those three, especially Ricky, are the worst.
Can't you give them three morning and then give them an eviction notice? Or do they own their home and Lease the land? I don't know what the rules are pertaining to that!
Debrajoy I would love to evict them, but my ex wife owns the park and she likes them. Last weekend they ruined the cheeseburger picnic that my Assistant Supervisor Randy put on for the residents.
