I like his aesthetics with plants and neutrals around the apartment. It's very interesting to see different home prices along with the upfront costs around the country. He's paying more than I paid for a 2 bd 2 ba apartment last year that was $1,780 a month. Now, I pay $2,500 (should've been $2,750) for a 4bd 3.5 ba in a nice area in Maryland.
Wow, I love his aesthetic and the fact that DIY's a lot of the charm in his apartment , it's amazing! I lived in Bushwick 2016 and the price seems standard for a 1 bedroom loft.
diy in a rental for the most part is work the landlord should be paying for rent you pay. a good landlord would try and renovate while you live there without increasing rent too much. but most landlords are greedy and they kick out low renters.
@@asadb1990 That may be true, however it's stated in the video that his occupation is a content creator and he utilizes his apartment to creat content for his youtube. Also, not everything has to be financially maximized. What if he actually enjoys DIY, and doesn't mind using his own money to upgrade the space he occupies? I think most folks that watch CNBC Make It videos are financially curious/savvy... that being said, one is allowed to spend their money and not always expect some kind of return.

But really, some noises do become white noise after a while. Where my grandparents used to live was a train running right behind their back fence. Anytime I would spend the night, I would have the hardest time sleeping. However, if I stayed more than 1 night, I wouldn't even notice it.
i lived near a train and under a flight path once. I've also lived near a firestation. it's true that at some point, you just stop hearing it. the bigger issue is that there are no closets or cabinets.
He's probably hoping to use the interior design videos for another source of income and grow his channel. If your thinking of it as just investing in a rental yes it's for the landlord but if you think of it as investing in a brand it can be mutually benifitual. It's a common practice on RU-vid for designers to use someone else's space to design when they don't have one of there own yet.
I get tired of hearing that renting is "throwing money away." Do I get a roof over my head and a home for that price? If so, how is that throwing it away? Do you consider it throwing money away when you buy food? I mean, think of where THAT investment ends up! 😳 For some of us, living in a city in a small place for rents that seem out there is worth it for what a city has to offer. Yeah, I could probably rent a large house in Alabama for what I pay in downtown Seattle for my little place... but I don't want to live in Alabama. Or a house. Or have to take care of a yard and have a car to get anywhere. He's happy with his apartment and the value he gets for the price... not everyone's American dream involves a house and a white picket fence.
Well you’re better off buying an apartment in the city since you will be gaining equity in a property which is a great way to increase wealth over time

God bless. I found an apt during the COVID crisis for $1200. It's a 625sqft basement 1 bedroom in a private home in a private community in Brooklyn. Comes with a backyard, parking, and a $100 flat rate for utilities. A few small downsides but nothing significant and is totally worth the cost.

@@israelmondragon6195 Almost anyone can talk in front of a camera if you have the right editing tools. It is almost like speaking to yourself in a mirror, plus you can do it over and over again. Maybe some are shy speaking in front of the camera but with a little push for desperation and drive to earn exposure, anyone will speak and then go back to edit your videos until it's perfect enough.
He makes home content... it’s an investment. He spend upfront but could make 100’sof thousands on the backend especially if the niche is home diy - Adsense and sponsorship money love CLEAN subjects like that. You are missing so much money by being judgmental and not researching.
If you ain't ready to own it makes sense to rent till you ready. What matters the most is that he has a roof over his head that he can afford while juggling life

Most RU-vidrs make less than 20k annually. Look I used to live in Miami, I get it, rent out there was 500-700 dollars for a one bedroom. Yes it was beautiful and hot but I didn't get the experience I truly wanted, I own a few businesses and even if I didn't own a business and I was a student, New York is a hub for professionals. If you move here, you gotta understand that. The value comes from the connections you can make, the experiences you can have, the opportunities. If you live here and aren't taking advantage of that then thats on you. People that just want to live and have fun may not get everything they want in New York but if you want to build something then this a great place.
The gas and electric for my house is about that high, but I have gas heat. When I lived in an apartment in Queens my gas bill (cooking only) was about $30/month and my electric bill varied from $160 in the summer to $75 in the winter per month.
He did alot with his apartment. I was surprised that it was only approx 700+ square feet. It looked big. His extra efforts definitely made that place his own. He has to show us what he ultimately does with the bathroom. Wow. Congrats to him. I don't know why I never thought about lofts being on lower levels. In my area (DC), they are typically on the top floor. Nice.
Jesus. I have a 3,500 square foot house with a 3 car garage in a gated community with mountain/ river/and forests views for 2,400 a month mortgage payments.
He did an amazing job with the renovations but that’s crazy that he did all those renovations and the landlord isn’t giving him a break on the rent he has a deteriorating bathroom and he pays $$2100 a month I swear New York is such a rip off I paid nowhere near that and I have a four bedroom house with a movie theater an office laundry & sewing room a game room and inground pool in NJ

Paying rent isnt an investment. Also its crazy expensive since you live right next to an above ground train that you have to listen to every 10-15 minutes and still pay $2,200 a month.
Not everyone has the help of mommy and daddy to be homeowners. Trust me I live in NY as well and even though I have to pay rent I know eventually I want to own but I order to do that I need to save a lot of money by myself. Have you ever thought about that, a lot of people just don’t have help and also the guy is young if he’s happy renting so be it at least he’s responsible about it.
@@edercortes1960 The thing is he DID have the help of his parents to cosign his lease because he wouldn't have qualified for the apartment otherwise. The real problem is that unless you want to live in a single family home in Staten Island, the only way to "buy" a somewhat affordable apartment is a coop, and then you're at the mercy of a coop board and you have to pay monthly fees that in some cases exceeds your mortgage. I'd love to find a partner or two and buy a multi-unit brownstone, but even in the Bronx, that would be close to a million dollars.

Or if you have a high paying job and love the city, you pay to live here just like in LA, DC or SF. He can live anywhere, many New Yorkers who earn high salaries can’t. The Northeast in general is expensive.
I fell in love with Brooklyn the first I visited. I remained shocked though at NYC housing costs. Come to Philly where you can get a 2000 sq. ft. house for half of that. I enjoyed your video!
Julian no longer lives in New York City according to his TikTok. He now live in Los Angeles. I am a native New Yorker born, raised, and still live in Manhattan since 1955. These young folks move to NYC trying to be hip leaving their small country cities. New York City salaries are much higher than in North Carolina, Virginia, South Carolina, Alabama, etc. but the cost of living in NYC is high. Earning $150,000 yearly one cannot afford $4,000 and $5,000 rents in NYC. However, Julian Thomas as a very nice apartment in Bushwick in Brooklyn. Brooklyn use to have a large Puerto Rican population. I have been to that part of Brooklyn in some time and I am Afro Puerto Rican.

Didn't spend that much money because he did most of the work himself. He got permission from the landlord to do the work and lastly if you're going to live anywhere for 3 years or more it makes sense to make it as comfortable as possible. Simple logic.
You missed the part that he’s a content creator - the specifically does content for his home. If he spends a $200 on a project he can end up making $10,000 in Adsense and sponsorships on the backend.
People need to stop referring to rental properties they don't own as "an investment." The apartment isn't an investment, but you can't avoid paying all the fees. So there's no need to justify it! It's throwing money away, and that's just the reality of expensive a$$ cities. In other news, he has an excellent sense of style and his apartment is gorgeous.
This is a good deal in the city. It's not Texas or Wyoming, this is one of the top cities in the world. Anyone who says it's not a good deal hasn't lived in NYC. You can't compare suburb/rural prices with this. He knows how to get his money's worth lol

Rent is ridiculously high in the NY area, though with so many vacant apartments now the prices are dropping (at least temporarily). You've made a very comfortable nest for yourself and your decorating style makes it homey. You'll need to build up a substantial bank account if you're hoping to buy your own house there!
I checked out his channel. I don't think he's making money off his content. He's got less than 20 videos. Each video has maybe a couple thousand views. And he's got very few subscribers. I think he must make money off his PR.
I moved from nyc a year ago. My last apartment I had to pay $4500 upfront and I thought that was a ton 😩 and had a two bedroom. But good for him, he’s happy

It's very common for renters to do their own improvements since the basic space is quite bland. These 'Make it' videos are all about what is possible without breaking the bank or breaching the terms of the tenancy.
@@callmeosho7792 you can get a mortgage for 3% down with a FHA loan. So he could of got a 210k home. Could of just moved to Albany NY or upstate and owned something. Or even go south or midwest.
@@nickjohnson2640 thats not true, when renting in cheaper especially in major cities you get the benefit of stock market capital appreciation. When you get an fha loan you have pmi that you pay for the life of the loan as well as all the other expenses that go into home ownership
If the apartment was sourced via the property manager and he’s friendly w/ the landlord then it was a direct rental and there should have been no broker’s fee. Also, last months rent is now illegal but even before that it hasn’t been in vogue to pay it in the past five to ten years. He was either taken advantage of by the landlord or he is playing up the “crazy NYC prices” bit for the camera. This is why NYC is overpriced - people just accepting anything that a landlord says. Then, in turn, the landlord just demands the sky. Just say no. You can find better values even in NYC.
So disappointed with how expensive Brooklyn (especially Bushwick) has become. Having been born and raised in Bushwick I never would have expected it to become another Manhattan. ..on a positive note kudos to him... very nice apartment.
