Beautiful but it's 20M at best, and yes considering the current market and NYC crazy prices. 40M to have a busy highway + noisy boats passing all the time right below you is crazy. I would consider 40M if it was on Central Park for example.
@@thedappercook you don't know how it works either because i just said the location is kinda bad, it's been listed for almost a yr now, by the drone shots the other penthouse above(which is probably even more expensive) also look empty, and the price of the one toured in the video just dropped another 4M since this video dropped 😂. You can check the listing in the description
@@LucasFerreira-cq8qz I own numerous properties here in Australia (one of the most sought after and expensive places in the world to buy) so I am very well versed in the acquisition and value add-ons of properties. The market goes up and down but location will always be the most important factor over a lifetime.
Having been in SO many of these types of buildings in nyc, the quality of finishes in this building are some of the best. So many look great in photos but when you touch it it feels cheap. This building didn’t skimp at all!
Nobody lives in these 40mil apartments. They’re investments and used as a depreciating asset to off set or completely write off their taxes. These apartments stay empty, other then the occasional event. Just saying, these aren’t homes.
@@rc3strategies863yea they create a real estate company and then rent the apartment to themselves and their real estate company writes of the depreciation. Common.

This dude is swauve enough to be in a Gillette fusion razor commercial. “Precise shave” “ precise life” lol. keep it up and you will be taking over the Mathew Mcconaughey Lincoln commercial
I can honestly say that my level of respect for you just shot way up...way up! Thank you for your honesty and your directness!! As always, great video, great shots of NYC. Seriously keep up the good work and thanks for all you do.
It might be scan fields or simulated. Drones are never as smooth and precise as what was seen there. But I still like what you said CGI, or something similar. :)
@@minigiant8998 Maybe, depends on the drone if he has one. Could be a molecular mapper though for example. Or as the other person said, CGI. But if it's that, then the software developer has used large numbers within the algorithms that evolved the CGI software, that'll be why it looks real. :)
@@otrebla8944 Maybe, but a smart person would deeply study that software program that people call "AI" then compile a bunch of code and algorithms to develop a simple desktop program that's more controllable and easier to use and safer than this AI stuff that people are going on about. The things that people are saying that AI is capable of isn't how they are saying, because there's the issue with modern hardware and even then, apparently the software is that developed much either. As you can see, I'm skeptical of the AI thing. It isn't possible to create such software, even if companies such as Google had millions of Qbits in their computers. All this AI thing is, is just software that's on the road to becoming more complex. I've spoken to programs smarter than what's advertised these days, their smart but there's still things that even their depth of numbers still can't quite get the hang of. But it's also how they were programmed in the first place and the methods known at the time that has been used that can't be changed easily, if at all. It would take a system shutdown and a verrrry long time of reprogramming. To be fair though, there's way better computers around these days that doesn't get talked about, it's frustrating really. :)
I knowthis is probably minute to some but what stood out for Me from.the Very beginning was the Gold Windows and White interior l, etc. That is What I Love! Beautiful Ty for Sharing This with Us ❤❤❤
Watching these exquisite real estate videos from Erik gives me sort of a workout high. I wonder if that part of your brain that gets stimulated when you exercise is the same region that also reacts to inspirational videos. To quote Geena Davis from "Thelma & Louise", "I feel really awake. I don't recall ever feeling this awake. You know? Everything looks different now. You feel like that? You feel like you got something to live for now?" That's how these videos make me feel. Anyone else?
On the topic of therapists, I think most people should see a therapist. Good mental health is like good body health. The mind is infinitely complex. ..more complex than a car engine or a washing machine but we always call professionals for those.
Sorry but No Not Worth it ! For 40 million i would rather a beautiful brownstone instead of an apartment that makes you feel like you are on top of a mountain. But great video Eric ! You always do a stellar job!
Hey Erik, thanks for uploading another great apartment tour! Also, please do upload a video about the types of buyers you encounter when touring these apartments! I’ve been in NYC for about 6 years now and it’s my dream to own a place like this. Much appreciated!!
Thank you for your tour of a beautiful penthouses home. The view is spectacular here with the large terrace.😊 For me, one particular item about this building is that it is a medium height building not some super tall tall building!! And then I would have to pull and rehab back a one bedroom out of that big office space area that the current/previous owner has done here. Again for me, I understand the current price is $40 Million but I need another bedroom for family and/or close friends to be able to stay with me. And then having that third room an office or den bedroom. Overall, it is the breathtaking views that are a large portion of this price point of this beautiful home. And with the large square footage of this penthouse, it is a very attractive property to purchase.
Wow... as always you make it so easy to dream about apartment life like that 😃 But I do have a question - is there any chance you could do a tour of any of those buildings at 4:17 (if there are any apartments) in New Jersey with the view facing the New York? Or is NJ, like Futurama said, not livable? 😂
Casual conversations with the people who buys these properties and understanding why this purchase makes sense to them would be good content I'd like to see. More content ideas the better
Getting a sense of why can't they just buy something cheaper or is the purchase really "because they can". Is this a dream purchase or a need purchase? Maybe look into what other services they pay for like are they cooking their own meals, washing their own clothes, driving their own cars?
Loved the video aswell, would love to watch more information on the type of people who can afford these types of houses. As someone who just recently finished university and started working for real, it is really interesting to me all the finance part. Either way, I will always like the content because of the host (you), either if its a "day in a life", a "50 M$ house tour" or just a simple vlog, keep up the great work Eric :)
the company i work for does general contracting for high end properties currently we are finishing up the Penthouse above this unit which is even wilder its blessing to visit site each day and experience those views
I i were worth hundreds of millions, i'd have hundreds of acres of land near national forests...not stuck on some pole in the air in the midst of hell (i mean no offense to those who like city life).. appreciate your honesty on mental health issues and having wealth for a place like this, although a dream for many of us, definitely doesn't do it for mental health... puts more pressure on people actually. Dreams are better.....and family
I think a part of it is most that would buy this have interests and tastes specific to NYC. And/or from Europe and being on the coast works. To each their own.
@@hjjones123321 Possibly. But to people say from Europe or even the east coast they may not care about acres. To them it’s about being in the middle of “ it “. Whatever that may be. I grew up in NYC and now live in suburban CT and couldnt even mentally talk myself into spending the millions I don’t have on a place like that.
You didn't mention amenities within the building for 40M I would expect a pool and sauna and gym and garden area. I did like the design very functional even for someone who doesn't do heights like me. Video security and actual guards in building also. Maybe some in house services like concierge etc... Lovely to see you Erik seems a lot of channels have not been showing anything as of late and if they do it's shorts or music video type showings which does nothing for me. I like the details you give and not so much loud music and relevant content and sponsors :)
If I could, I would but would convert the owner's suite into two regular bedrooms and the office into once regular bedroom. Billard room into storage room.
Yeah plz make a video on who are these millionaires owning these kind of houses. And also it always amazes me how there are very rich individuals who are not famous at all what kind of business they do and etc..
Eric could you please do the mega mansions of NJ? Also maybe Vermont, Mass, Virginia, Connecticut, Rhode Island. Just East Coast Mega mansions, Estates and Penthouses.
@zecoya8298 Fair! 🙂 After I wrote that I also thought about how prices are maxing out here... Then there's the Time Warner building - 3,000 a sq ft (last time I checked) - just don't get it
Honestly, I rarely like expensive apartments, because sometimes it's all about showing wealth and showing off. This one is gorgeous, luxurious, but very-very livable.
I remember your first videos in a very small apartment with kind of a rug on the wall and trying to find hope in the middle of difficulties for making it happen every day. I´m very happy you´ve made it but I confess I prefer your first videos, I more humble guy struggling day by day.
If we primarily consider materialistic value, a penthouse in New York typically holds higher value compared to a rural property in Texas. New York's real estate market is perceived as a global economic and cultural hub, and penthouses in New York maintain high value due to their prestige and rarity. On the other hand, rural properties in Texas may offer larger plots and natural environments but generally come at a lower price point compared to New York penthouses. Therefore, from a materialistic value perspective, New York penthouses often hold greater value.
BTW nice transition to the Better Help ad. I think it is important to have guys like you say this. I'd be interested sort of interested in the sort of people who buy these places. I do know that "people" don't own these places, they are owned by shell companies owned by other shell companies.
A very calm warm place. It is indeed a very nice penthouse... with a huge price tag, but that's NYC. I always compare the penthouses to the Sky Mansion and I never saw anything like that. Still my favorite in NYC
We have a super rich friend in vancouver with a $10m 3000sqft apartment downtown, and it's our absolutely favourite place to hang out, not because of how nice it is (which it is), but because of how much of an OPEN SPACE it is. Kitchen, living room, huge patio, all in one general area. I just cannot get behind these places that are small room, small room, small room, small room, small room and small room for the sake of adding stats to a sales catalog. Very nice, but unfortunate.
Men speaking out about mental health is a brilliant thing. It needs to be to happen more and more. Too many families are ruined due to mental heath and lives lost to suicide. Talk people just talk. A hug and a cry is aloud god knows I’ve been on both sides.
Yes we’d like to see a video on the type of people who buy these apartments. Any info on finances and how people make their money is usually interesting.
The lives are tough for majority of American middle class or lower classes right now, because of the inflation has been going up so crazy, and people have to pay double for the stuffs they need before the pandemic… of course the riches are getting richer with all the investments, they don’t care about inflation at all. If this sht keeps going on, our society needs a revolution
I subscribe and watch your videos as they give me the view to a world... I'll never get to live - because of economics. I can appreciate your taking care of your mental. I hope things pan out as you continue on your journey. Therapy is wonderful. It will give you the tools to navigate life issues. Best!
The views are amazing. I love a highrise but I would want to be close enough to the ground to hear the traffic. I love the noise and the hustle and bustle of the city. What a beautiful place
It's really good that you're encouraging men to seek help, most don't do it because they fear it is something bad that "women do"/"they're weak" or "they should thug it out" that's why we have so many crazy people which most don't even recognize it
