Thanks for the thorough talk through. This looks like a place i'd visit and shop/hang, because no homes were shown but it looks clean and peaceful. Maybe in a couple of years i can get out that way but you listed alot of pros for sure. You even caught my thoughts on there not being any beaches😂. Anyway, you're right Santa Monica is always crowded, that entire side of town actually. I used to work that way for over a decade. I'd probably want to be in a place with a mixed variety of people though. Sort of like some places are in Long Beach maybe. Is that even close to what summerlin is like?

It’s not a review of Las Vegas versus Los Angeles you are in Summerlin versus Los Angeles. You might as well just be comparing Rancho Cucamonga to Summerlin. Most of Las Vegas is not like this most Las Vegas scumbags dirtbags crime rednecks meth heads, crazy drivers, casinos every where very little jobs to support most people live there self entitled assholes, all the people in California are buying up the properties out there anyway basically just an extension of cali .. there is no culture @ all here, the educational system is horrible. Most people are self beyond stupid. It’s unbelievable, and they get power by using the good old boy system to keep people out that I actually smarter than them, Vegas is a cultural wasteland. Even if you live in Summerlin chances are you will never speak to your next-door neighbor that is the most self-absorbed narcissistic place in the planet, meet anybody of value
Regarding property taxes, I'm in a contract for a new build in LV for $570k. My estimated taxes will be just shy of $6k a year. So that is comparable with LA county
Ok so u need to negotiate that for to happen? Say if I build a man's on my land in Las Vegas county , or los Angeles county, which is better for low property taxes ? To save money and things?
