When you have liquid funds( from the proceeds of properties) either as deposits or mutual funds/shares, there will always be demand withdrawal of the amount either from family or relatives, which we may have to accede to. 2. Our assumption that Real estate price may not increase and share/mutual fund value will increase may not always work out. It may happen reverse way also. The value of property may depend on the location, demand, growth of that property area also 3. Indexation benefit avaiable in real estate is not available in shares/mutual fund 4. If we are already getting rental income of 4-5% on market value with escalation clause, this suggestion may not fetch optimal benefits Nevertheless, this is a very good idea for senior citizens, with children living abroad

100 percent correct sir, property values saturated. We get rent amount thats it. Property tax, water tax, plus furnished works,,, if we plan to sale nowadays area thalivar will come n reduce the sale amount, even this was happen two Months before for my friend.

Hi Sir, We agree with your points. But !!! In the current situation, if we dispose of a property now of around 1.5 cores that was bought in 2015 of valve 35 Lakhs. After indexation, around 80 to 85 lakhs will be as unaccounted money in this case, How the money be converted to accounted money as per Govt regulations. Please, do you explain? Thanks.
