I think estate agents should have the decency to point out that Croydon Council has declared bankruptcy three times for the past two years. There are reasons why there are numerous development in this area and prices of these new builds tend to be so "desirable". Whether it is Croydon, West Croydon or South Croydon, these are poor/undesirable locations for generations! Yes it is "South London", but it is nothing like Wimbledon, Dulwich or Guilford. Yes it is planning to be a government hub, but gentrification takes YEARS! There's a reason why the land in these areas are cheap! Do not let conveniency and affordability outweigh safety, lifestyle and ROI.
