I was one of those binge watchers when I first found her channel. Now that I’m caught up, watching the Filipina Pea twice a week is the right serving size without getting bloated 🫃.
I've heard it's usually advisable for foreigners to have a trusted local person tour the home and negotiate the price. As once a forgeign face is present, the price goes up substantially. New arrivals, don't rush to purchase property. You'll likely overpay and drive up the prices for other foreigners arriving after you, creating a "positional externality".

Since you're doing rentals now, can you please show rentals in the provinces as well for people who want to live the province life? And also rentals for couples and/or small family. Just a suggestion. For those of us who are not familiar with the area, it would be nice to see what the neighborhood and surrounding area looks like. Or at least speak about what's available in terms of shipping, restaurants, entertainment, etc.

nicest house I've ever seen in PH, only house nicer is in and/or behind gated community. love the show, my demographic is thinking of these types of "retirVaca" in the near future. I'm American, have a good job and still cannot afford to live like that here in America, I would love to try in PHillipines for months at a time, and its still within reach of folks like myself, 51ish, keep up the interesting and entertaining vids and be well. west coast.

My Filipina wife and I (we are living in Canada) love your channel. In reference to this video, we both thought the rental price was overpriced. As a foreigner I would completely rule out this house because of the roosters next door crowing all day. I know it's common in the Philippines but it's a turnoff to most westerners looking for a home. The home is very basic but the pool is nice and the property is a good size. However, we still thought it was overpriced. A more reasonable rental price would have been 40,000 pesos a month. I assume this rental price does not include utilities and I imagine an older house like this, the air conditioning would easily escape to the outside. Keep up the great videos Pea!
i actually thought it was reasonable for the house this size with a pool . but of course you can probably find houses with similar level of comfort and cheaper . i´m planning to visit , i was always thinking of a hotel but this type of accommodation might actually be even better for a long time visit in the future .
@@darkglobe406 I was completely turned off when I heard the sounds of a rooster. I like my sleep too much to put up with that next door. lol...also, always ask to see the the last 3 months of their electricity bill because it can be quite expensive.

Yeah. The only way I'd get a place like that with just me and my Pinay sweetie would be if I exclusively dated orphans with no friends. Even so, it's be less than 24 hours before I'd hear someone outside yelling Ayoooo!

Very nice property! 50K/month may be a little bit high, but that is probably because of the pool. Don't forget the bills that come on top of that. With aircon in every room, I think the electricity bill will be steep and the pool consumes a lot of water. I would say this house is very nice for those who have extra income on top of their pension.
I noticed in the video she said the aircon units were a year old and never used. Interesting. Was this house ever lived in? It’s actually a large house there and seems to have been built with only catering to foreign interests in mind. As such I can see why the rental and purchase price is in line with what foreigners currently pay monthly in their own countries. It would be nice if you showed the drive up to the house to see the neighborhood and point out where shopping is or how far it is to beaches etc. is there a garage or covered parking?
The aircon is also imporatant from the perspective it will dehumidify the bedroom. You dont have to run it “cold” and in fact you can only ask an aircon to cool so much before you will overstress and break it. That being said, you might only ask it to drop the temp a few degrees in the bedroom to lower the humidity if you can otherwsie tolerate the heat. Breating drier air is easier and refreshing too.
I am in Cebu and I like it there, but have been considering Dumaguete, as Cebu City is really getting crowded, plus it is never a bad idea to put one more island in between the in-laws and yourself.
If this would be my place, I would put an outside door in the first bathroom. And maybe outside shower as well at the pool. And install an outside kitchen + laundry unit behind the corner.
Great video, nice tour, lovely house. Much higher price than I'm willing to pay in that area. Although, I did like the 5 bed (all a/c)/2.5 bath, indoor kitchen+dirty kitchen in Valencia that you showcased Sep 2020 for $500 month.

Thanks for another great video. We have recently finished build a house in City of Naga and we combined what 'westerners' want with what 'phillipines' want just like a lot of things in the house showed here. A bit lower kabins in the kitchen for example. We also have a gas and electric stove, combined. In the ads from the real estate agents you seldom get the location of the property, you need to guess. In the west you always get the exact location. It would be super easy to just add a google map location but i suppose this is not done due to.. security reasons..?

Another stupidity of real estate agents is leaving expired ads on their websites just to attract clients... It's no surprise that foreigners neither trust nor feel comfortable dealing with these agents... Secrecy and lack of information are not the best arguments to start a trusting relationship.

In Sweden you need to be a certified (2 years full time studies) real estate broker, in Spain no requirement at all but the contract is signed with help of a lawyer. In the Philippines the keyword is not location, location, location but title, title, TITlLE! :D

She stated that she mainly deals with foreigners. You can get a decent home in the Phils around $20,000 USD. You best believe the average Filipino isn't spending near $180,000 for a house. That's called a gringo tax. Just as foreigners take advantage of the low cost in the host nation you better believe they are also taking advantage of you the foreigner. Unfortunately this is happening all over Asia. Thailand as well. Eventually they will price themselves out and expats will go elsewhere unfortunately. 😞
Beautiful house. My wife is 5' 2" and I keep a small step ladder handy, just off the kitchen. It is to big since it is just my wife and myself but the price is great. I'm renting a 1 bedroom, 700 sq/ft apartment for just $95.00 USD less per month and you couldn't touch a 2100 sq/ft 4 bed, 3 bath house for 179,000 USD in this country. OMG Pea, I love your hair. Also, as an American who has pets and have had a waterbed in the past I can tell you that I have had many occasions when I've wished that I had a hose hook up in my bathroom. They come in handy for filling my mop bucket, washing my dog, filling a bucket for any purpose really. I have often wished that American homes came standard with them. Also... I too like a sturdy bed. 😁 I've broken 3 of them with various girlfriends over the years so I built my own. 😋☺️
My first house that I rented in Cagayan de Oro in a gated subdivision was 2 bedroom 1 bathroom. Not fancy but it did the job in 2006 was 6,000 pesos per month. The second house I rented in the same subdivision was 4,500 pesos. The reason I moved from the first house was the landlord at the end of one year wanted to go up on our rent. Most landlords in the Philippines renting to Filipinos keep the rent the same for many years. It got me so mad I told my wife to tell the landlord we were moving. She told her and the next day she said she would keep the rent the same. I said to my wife no matter what we are moving. This is the kind of stuff that foreigners have to put up with when living there. One set of rules for Filipinos and another for Foreigners. I still love the country but a few things get me upset. Like riding jeepneys and motor bikes. They want to charge you more. I use to go to the wet market with my wife but didn't stay with her when getting the food. If you want to save yourself from stress try to get an honest maid. They're worth every penny if you send them out shopping.
@@stephentyas4698 there are plenty of Filipinos that make money but they won't pay the high prices. I'm a better negotiator on price than my wife. Most prices in the Philippines are flexible.
Another great video Pea! However, as a westerner living in Canada (my Filipina wife & I plan on moving to the Phils in 5 yrs) I have a terrible distrust of real estate brokers in the Philippines. The entire industry is unregulated and therefore opens up a lot of opportunities for being taken advantage of as a foreigner. I have seen houses for sale posted on RU-vid where the same house was being sold by 2 different brokers...one selling the home for 18M pesos and the other selling it for 13M pesos. Do brokers in the Philippines have to disclose the amount of money they are making off the house when you hire them? Do they have to disclose the actual amount the seller is selling it for? Because, by law, in the West they absolutely have to. I am terribly suspicious of any broker that doesn't list the selling price of the house on their RU-vid channel. It makes me think they are waiting to see if the response they are getting is from a westerner or a local Filipino before revealing the price.
This can happen when the seller does not want to pay out from the sale in commission. They tell the agent any money they sell the house for over the asking price is the agent's. Remember the very short-term view here. My Jen is an agent and she has had sellers ask this we talked about it when she started working in Real Estate and I pointed out this long-term would not be good for her reputation as she is supposed to be representing both the buyer and the seller. Also, nothing stopping the seller from keeping most or all of the new price so best just to be honest. Jen now has hundreds of clients and we do really well 7 years later.
Nice Pea. I definitely saved this video in order to have the contact and reference for when I transition to the Philippines. This home was nice and of consideration. The only fault I have is the second room with it's own bath, not having windows for circulation. and lack of a carport. Both could be easily remedied if I were to purchase the home. A brownout is an intentional power outage that doesn’t last long or is a reduction in power. It is done to avoid a blackout. It seems the Philippines has this problem, along with unclean water. These would be great things to do projects on if one was an engineer.

It has just hit me like a ton of bricks, it’s not about the house, the land or the area, it’s the culture that’s so addictive, sitting at home here in Ireland after returning from Phil’s I just realise, it’s the way I’m treated there that’s so addictive, yes sir, hello sir, always a smile, always getting noticed, always what seemed to me as getting treated better than the normal Filipino,no checks going into mall, usually waved on and asked no questions, there is a multitude of ways that come to mind as to how, as a white man your made to feel special(don’t mean disrespect to non whites, just talking about me), and I couldn’t figure out what I loved about the Philippines but suddenly I get it, I just loved been told by everyone” your very gwapo, what’s not to love and miss???
He’s! I lived and worked there for six years, and their perception of beauty is different than ours. Girls that we white people find irresistibly beautiful, the find ugly because they are too dark. I have blue eyes and thus most females were nuts over me. I’m also almost six feet tall, and have lots of hair on my arms and legs, which are also turn ons to them.
I could not agree more. People there are looking for a way to say something nice about you and your family. One very early question I get is about my family. They want to see pictures of my daughters and they are just so positive and kind. I was there Feb/May/June and I am retiring there in October. Cebu City or maybe Dumaguete to start.
It's times like these that I really wish that the Philippines would allow foreigners to own property in your country. That's Amore house when I could ever get for that money here in America. If I could buy it I could retire to the Philippines and live very comfortably. Although it's definitely worth the rent that's being asked, that's more than I've spent for rent anywhere in the world the world.

The market price depends much on the precise location. A priori, it's not bad but that doesn't seem like a great deal either. It's possible to get something as beautiful close to the beach for that price in many countries.
