Knowing what is a great location is a problem for me. And I can add that I got caught on the deal paying 50% what the previous owner had paid. From my perspective, Grant Cardone can be trusted. At the minimum, I would not venture further without his training.

This is an over simplification of the process, there are many reasons one buys in a certain location and one uses a bridge loan (floating rate loan). Buying real estate in best location means one most likely over pays, at least if one bought anything before 2022 (when interest rates started to go up). One can buy in a great location but one will buy at a very low cap rate (means you paid too much) and once you pay too much your property will lose value over time as interest rates go up which they have. Any one who wants to start their own real estate business will most likely need to start with cheaper properties and build up. It's not easy but your control your own destiny instead of giving money to someone else.

nobody sees that is mentioned 20% of average cost of capital is wrong?? If you got debt of 7% and leverage it with 85% and get equity 7 mezzanine with 8%-12% your average cost of capital is around 7,5% not 20%. you cant add it up....

Hey man first of all when you talk don't talk for your self second A class apartments i meant that you own isn't that much profitable they don't cash flow well with that price you buy them because the location is buyer not renter but if you had B class properties on good location you might do some renovation like paint but your ROI will sky rocket so don't say buy A class properties thank you.

Never make these 4 mistakes- Grant goes on to describe 90% of the syndicators business model. 🤦🏽‍♂️ It’s not a good sign when investors are blaming lenders for letting them do bad deals.
