salamat po sa programang ito. noong narinig ko ang ibang problema tungkol sa lupa nagulat po ako. sana po hindi ako mahihirapan gawin ang binili kung maliit na bukid hindi ko po nababayaran ng tax pagkatapos ng naitransferko sa pangalanko . at meron din kapirasong bukud din na hindiko pa naitratransfer kc owf ako sa maliit na bansa.
Papaano po kung ang original copy ng titulo ay itinatago ng isang kamag anak namin? At hindi po namin alam ang TCT number? Papano po ba ang dapat gawin para makakuha nga detalye sa titulo?

Was very interesting watching your video on property, and your learard attorney colleagues on the said subject, I have to say being a British citizen/English man, you have quoted legal reference numbers under your current property legislation law 957 etc etc, the problem is and you have correctly identified that foreigner cannot own land./freehold unless Condominium, now here comes the BIG problem the Philippines is still using the 60/40 % law that 60% of the said property/land is owned by a Filipino citizen and 95% of the cases it is a Filipina as the partner or married to the foreign man, there is a clear case with evidence that when or if there is a break-down in the relationship the overwhelming evidence is that the Filipino citizen always wins a case in law and the foreign person is basically used by a Filipino lawyer as a "cash-cow" and in 95% of courts cases the judges always favours the Filipino citizen (Latin-lex retro mon agit-The law does not operate retroactively) and the poor foreign man/person ends up being dragged through Filipino biased courts and looses all LAHUT, and once again using data statistics it is 90% that the foreign guy would have been the payee of the said property/land, this is an undisputed fact, even though the Filipino still owns 60% and has paid 0% towards the property walang money, this beggars belief that you still have such draconian laws that should be cosigned to the garbage can, there is no question that the laws that still exist in the Philippines are running under protectionism and dare I say racist laws that have no place in civilised countries that look outward instead of inwards, it serves no purpose in 2016/17 maybe is states like North Korea,in the UK many Filipinos own businesses' and freehold properties in there names, so I would say to you before you do a shoulder shrug and hide behind your legislation and bowl your heads in shame, why don't you people lobby your out of date government no wonder millions leave the Philippines and run to modern caring forward thinking countries like the UK it is no coincidence they want to leave the Philippines, what a shame and what a disgrace. as in legal latin ( foreign Caveat empto ) so my conclusion to all Foreign buyers use due diligence and do not trust the Filipino lawyers or courts the overwhelming evidence over many years is that you will loose all. protect yourself as the Filipino laws are non-existent to help foreign "VICTIMS" For all foreign love sick guys, please take no notice of the words if you love me TRUST me, that is the death-nail to all your money.
