I’m looking forward to setting up my Melco! We’re now settling in to our new home in Missouri, but it’ll be awhile before starting a shop will happen. There’s so much cleaning to do here, and the mice don’t make it easy 🐭. Will be adopting two cats to help keep them under control. you can save some money if you make a large batch of cold brew coffee if you drink iced coffee often. the golden ratio for coffee is 1: 15 (1 gram coffee to 15 grams water). All you need is a large pitcher, large cold brew coffee bags (disposable vs reusable), water, coffee grounds, +24 hrs. I usually add at least twice the weight in water for the weight of the coffee grounds (on top of the original 15x water) because coffee grounds soak up water and wont give it back. A 10 oz bag of DD coffee grounds ($6) can make approximately 150 oz of cold brew (about 19 cups/8oz). Probably save you at least $90 for the same amount of coffee.

Sounds like your housing market is similar to San Francisco when my son was looking to buy a house/condo about 6 years ago. Back then, houses would come on the market on a Friday. Open house on Saturday and Sunday. All offers due to listing agent by 5 pm on Wednesday. Most houses were listed for less than market value to draw a lot of interest and offers. For one of the listings he made an offer on, his offer was for about $40,000 above listing price. What??? That's how it goes in a seller's market. If you're really wanting this house, hopefully you came in with an offer above listing price. Your agent should be able to tell you want a good price would be. It sucks for the buyers! He finally got an 878 sq foot condo for $599,000. Six years later it's worth $1 million. Good luck on the house.

This is why I couldn't have a business. I would do things for free thinking about the kids needing the item and that maybe the parent just couldn't pay for the rush charge. But I would guess after having a business for a while you get tired of people taking advantage of you and run into some pretty horrible people. So maybe that/those people would unfortunately change my perspective on things. I definitely trust your judgment! Running a business is too difficult and I wouldn't want to do it. Glad others do!

We use small baskets for the orders (not embroidery, something else), so you can put in everything at once without running back to the table. The printed invoice gets in the basket and everything stays in the basket until it’s packaged. Highly recommend, it really saves time.

Oh I see... in CA you actually don’t put any money down till offer is accepted which allows you to put in multiple offers. Hope you hear good news about house
