I know an uncle in Ipoh who has hundred plus property including shophouses, and residential. Last time I spoke to him he was at 300. Crazy old man only wore milo shirt and apek short pants but have few unit in The Haven. Guys the first 5 rule in anything important in making life decision is contacts. Make lots of contacts.
It is true also to visit the property at different times. I almost bought one but feels uneasy so i went there at night. It was so scary that there were so many motorcycles, until almost surrounding my car, and i even saw a malay couple on a motor bike, with the lady holding a long pile of wood and a nail at the end.
I did what he did before I saw his RU-vid.. I went to so many properties showrooms and all.. until I know the tricks the sales person tries to pull.. I still looking for properties.. After looking and buying for investments.. i find it hard to buy one perfect for myself.. 😂😂

while I do not deny the existance of shady incident of developer/real estate agent. I find it really important as the host or guest to address there are regulated real estate agents/ developer that abide to professional rules and practice when commencing in their sales/consultancy activity, the reputation of real estate agents in the country are already affected by the black sheep that does shady activities, it is really demotivating to the good agents that even the media is stepping on the industry.
Moral of the story: 1. Study a STEM subject in one of the top 20 unis and then join a Bulge Bracket bank in one of the financial centres of world or one of the FAANG tech giants. 2. Work for several years and then buy one of the units in TRX, cash.
I guess since property price is usually high and most of us only can afford to buy 1 in our lifetime, that is why most of us is not studying it a lot before buying? Just an opinion.
more or less the same with the stock market. if you buy in when the market is high then less likely for a profit. stock market and property has its own cycle.

tenancy agreements can be falsified. just sign an agreement with a friend to show inflated rental, knowing that your friend is not going to stay and neither is he going to pay the rental. just for show to the banks. haha.
