plygem are low quality windows. He for sure pays wholesale price for those being a builder. Which means he was paying 200-400/window

Man keep going. Remember try not to sell. Get your subcontract business to cashflow your build. My case I bought a day care of 70 kids. My building business owned it in a company name. Never have personal debt. Company debt is tax deductible. All company debt. Use a trailer when you build your next private home- from your company supply build.

When you can- fund each build yourself. Stop using banks money. Borrow money at the end of a build not at the start. You can borrow more. Passive cashflow from video or other businesses is hugely important to growth for building more homes. I built top end - and cheap country Victoria area. Little houses on the hillside was the key. Positive cashflow but show a negative cashflow for tax. Uplifting equity to build more homes. Look into it Cheers Rob Jolliffe Australia

Yup, like he keeps hinting at: Building this house as quickly and cheap as possible with minimal care just to look big and flashy so he can temporarily live in it untill he upgrades and sells for profit.

Stop using architects. Use detail drafting kids just out of school. Get a building licence. Then buy land & sell that land to kids from building registration school at increased prices. We call that bird dogging land. Great way to cash up for next build.

Glass is the most over priced building material. All windows not filled with argon. The seal in the middle in between the glass has moisture protection. All argon filled windows will dissipate after 5 years if not sooner. Hope this information helps you for the future. You got good windows. And you got them at a good price. I have worked for the biggest manufacturer In Florida. Your standard window cost the factory 40 bucks to manufacture.

It’s a custom home and the installer are just wrapping the Tyvek into the buck? Or are they weatherproofing (vapor/air) with more reliable and higher performance products? Back dam and sloped sill? Layered flashing taped (Vycor/Zip and liquid flashed exterior? Tape flashed and foam sprayed interior buck? Windows are the #1 of water intrusion.
